  • Hey, My name is Tom. I don't know about you but I find myself wanting to DO everything myself. I consider myself a Jack Of All Trades. Master of none. What you'll find here will be anything from building or fixing cars or trucks, building or remodeling projects and everything in between. I get myself into some pretty interesting situations.

    Tom, the thing is even with the contractors costing you lots of money now it makes it that much faster for YOU to make lots of money sooner with renters and gives you peace of mind.

    You look so happy about the cracked house! It took us to be in our 70's to start thinking of hiring people out, we are tired and it is good that you are figuring it out at an early age :=)

    Sorry, your son is having issues. Hopefully the surgery will help. My son had tubes put in at 13 months and 3 years old. His adenoids were also removed when he was 3. He luckily didn’t have anymore issues with infections. Good luck.
    The house is looking good. The rest of the smells should go away once you clean, odor seal and paint the walls.😊

    That's what I said when you bought the farmhouse - that the only way you should do it is if you hired people to help you. Im glad you're becoming more open to that.

    Just an idea...wood putty can smooth the cabinet doors and they would look less dated. Assuming Dawn is up for doing that before painting them.

    Even if, for whatever reason, not totally done by the end of Aug. Put up for rent while still finishing up and just need to make sure it's done by the time tenants are ready to move in. So, you can try and have renters as soon as possible. Just a thought.

    Going to be great when finished. I do think it is best to get one house finished before moving on. That way you can get it rented and free up some money for the next project.

    Wouldn’t it make more sense to paint all those walls/cabinets before flooring??

      Knowing myself I would probably damage the wall and paint when laying the floor. The floor is more easily protected from paint.
      But yes, I think generally people do the flooring last.

      Normally I would think the same thing but my husband does remodeling and he says that you have to do all the dusty stuff before you paint the walls otherwise the walls just get coated with dust on the new paint. Plus you have to put the flooring down before you can put in the baseboard to paint it.😊

    In the farmhouse kitchen cut out that scrolly cabinet piece above the sink. It is very dated and removing it will make the window look bigger too. Nice work out there.

    So much going on! I would love it, for you and us, if you could do a building by building tour once things are finished. Would be cool to see where you started, the long list of things done and the end result. You'll feel so accomplished!

    There is a piece of trim connecting the kitchen cabinets above the sink, we had one above ours and removed it. It will open up the window and look a little more modern. I bet the stress level has gone down, hiring out help. It will make the project more enjoyable+

    At our old house the toilet flange started leaking into the basement, of course we didn’t realize that was the problem until we pulled the toilet off at 9 PM… when Menards was closed (thankfully we had a half bath in the basement). We ended up just cutting off the broken flange and replaced it with a PVC one. That house was built in 1955 so similar age to this it seems.

    Love seeing your progress. You have many talents and energy 💖 Two of my daughters live in MN. Things are soo pricey in your state. My daughter has been saving for yrs. To buy. I wish she would just move back to WI. At least she visits mostly to grocery stop ( seems like food is cheaper here too). My boys are handymen/farmers and work with my husband's HVAC business ...

    Tom, Having help is essential. If you tally the many months that your properties have not had rental income because you (alone) are not physically able to handle all of the remodel work yourself. Paying for help gets the properties ready to create income. Keep all the help you can afford.
    Get the houses completed and rented. Deposit the checks…..easy peasy. 😂😂😂😂 $$$
