I think the second shower is needed. With that outside door…people can come in from outside horse work and clean up, put clothes in laundry, before coming upstairs.
I totally get what Dawn’s staying, but I’m also in the Second Shower Club, because I know of families who select a two-bedroom home, and have multiple children sleep in one room and the parents in the other. Having two showers is those cases can be highly beneficial. Dawn and Tom, thank you for blessing us with joy, delight, encouragement, and the love from an inspiring family! Stay encouraged you two!!!
I think a second shower, 60" wide if you have the room, would be great on a farm. They could come in through the basement door to clean up from the barns or if their dog gets dirty bring it right in and shower it off without tracking the muck through the main living area.
With the intention of it being a semi-working farm/animal property an extra shower would be nice for extra dirty kids, dog washing, etc. or simply if a family member of the renters spent the weekend and there was an additional bathroom to offer with some privacy.

2nd shower is a MUST if you expect a family to rent there. And keep the window. Natural light in a bathroom, especially a basement bathroom (& with a low ceiling) is a game changer.
I had a friend who had cattle and grew beans and corn on the farm while he grew up. The basement shower was used daily after chores were done. The dirty clothes were tossed in the laundry, everbody showered in the basement.Clean clothes were down there too. No dirty, stinky, clothes or family were ever allowed upstairs. It was a great system as there were 6 kids and Dad doing chores. I dont think it would have to be fancy, just functional. Maybe just a decent floor and enclosure for the shower. Keep the window, cover it with that opaque film . There will be more light in the bathroom! You and your family are amazing, Tom!! And you are so precise with the skidsteer!!
I vote for shower downstairs too. Put in cheap tile on the floor so that it drains into that drain. Maybe put the water and knobs on the other side [Right side) so you don't bonk your head on the upper drain pipe. Get a cheap tub surround. Cut it out for the window if need be. Shower curtain can stay open most of the time for light. Or just keep a clear shower liner. You will be glad you did!!
I was raised in a one bathroom farmhouse. It had a very rudimentary shower in the corner of the basement . my dad milked cows twice a day. he washed the milking equipment twice a day in the basement between the water heater and the shower. He also showered there twice a day. His day job was running a Gas Station in town. He was a very hardworking, busy man. I think you need a shower.
I like the window even in the shower and I like a shower in the basement. I've had a window that size in a shower and it was fine. A big value add to have another shower. love y'all!

Since this is a farm with likely horses or livestock, I think it would be good to have a second shower in the basement for washing dogs or even muddy farmers! Wouldn’t need to be fancy but would definitely be valuable!
Our first house when I was first married was a two-bedroom house and had a window in the shower. The light was nice. You can do the frosted glass contact paper over it should you ever decide to add a shower.
I clean for someone who has their tub/shower with a window, they just put a little curtain across the window. Super simple. ❤or frost it like others have said. Curtain is easier.
Tom, I wouldn't do a tub/shower combo, but a walk-in shower in the basement would be fantastic, and that window just needs to have some of that frosted film applied to it. Whatever you guys end up doing will be perfect. Wow, removing the deck sure made the basement brighter, great call.
Every bathroom in my humble opinion needs fresh air in it. Fresh air seems so much healthier than a vent fan. Just my opinion. When it's all clean and open up to the sun and air it just seems so much healthier. Growing up in the Midwest where we always had windows in the basement and the fresh air also helped keep things not smelling so musty. Excited to see it done and rented. I'm for the second shower. Yes it's a two bedroom house,but I can see a renter possibly making a bedroom in the basement by just putting up screens to separate and for privacy. Just saying it could happen. Love both of your channels.

The basement shower would be nice for muddy gross farm and animal chores. Not getting the mess upstairs. The basement doesn't have to be prefect now, it can be the house mud room.
100% Keep the window!!!! I think bathrooms without windows are a bit grim. I think a shower is a good idea if possible but not essential as there are so few rooms. Can you tile the wall so that the window is left exposed ? In my bathroom there is a window which is half behind the bath/ shower, and it works fine for me! (But I live in a flat in London that was build in 1904…. I’m not sure they were big on showers back then 😂)
Idk if anyone has suggested this, but why not set up the shower to the right of the window w/ and grade it so the water flows out towards the drain in its current position. (No concrete cutting required.) Then just tile around the window. :)
Just want to point out that your renters may never want to leave! And you might not want to lose them if they’re great renters. So you might not even feel you have to do further renovations for quite a long time. A little powder room off the laundry is super nice. I think it would be fine to keep it simple.

Do the shower and put it to the right of the window. It will be work to move the drain but if you get it done now you won’t have to worry about it in the future. Plus who doesn’t want an extra full bathroom? Your renter’s will definitely appreciate it!

If there is a bedroom down in the basement, I think there should be a shower down there too. As someone who lived in the basement of a house when I was in college, I really didn't like having to go upstairs to shower. Also while I was using the upstairs shower, the family living on the main floor couldn't access the toilet. We eventually put a small shower in the basement bathroom and it was life changing for the better.
Being a traveling Grandma, I would love a shower in basement with toilet and vanity. Might not get used all the time but super nice to have a place to camp out when visiting. 3rd bedroom not big deal if sofa sleeper in basement for guests. And since it is a basement, leave the window. Easy to put occlusion film over to still let in light.

My dad put a second bathroom in our basement and it was wonderful. With everyone getting ready for work or school each morning it was helpful. I would keep the window for natural light. You can put a window film over it to allow light but no one can peer in.
Have lived in 3 places, including my current house with a window over the bath/shower. Its nice to have the light and great to be able to open the window after showering to avoid damp/condensation.

Yes, I did think about the gap between ground and deck, leveling, etc. However, I’ve watched you enough that my mind instantly said, “That’s not a problem. Tom will take care of it.”LOL. And, the renters won’t step out of shed onto muddy ground in Spring. Great idea! Can’t wait to see progress next week. I know very little about building a house, but I’ve learned to appreciate all the thousands of steps/tasks involved and how things need to be done in a certain order just by watching “Rusty Judgement.” Hang in there. You’re making lots of great progress! (And better to find out the need to replace the windows below the deck now rather than later.) Have a good weekend!
What about that frosted static film for the bathroom window for privacy? IMO adding a shower/tub downstairs widens the market of potential renters. I'm sure you can get something for a decent price that can be salvaged when you raise the home?
When you finally lift the basement, the second shower will be nice to have. Allows for guests down in the basement. Keep the window; add privacy film but allow the light in. I liked the deck in front of the garage better the way Tom first plopped it (aligned with building edge to the left of the door). That way, you dont accidentally fall off the edge as you walk out.
What about finishing the walls around the "shower" area and put in a free-standing tub? That could or doesn't have to have a shower attachment with a curtain. Seems like that would be easy

Having the door to the basement so assessable is awesome! and why exactly did they have a deck where there is no door, or did I miss something! a mudroom is one of things that everyone wants out in the country especially with kids and having a place that isn't in the main living space so you can clean up and not mess up the entire house doing it! thanks so much for sharing! xoxo
Yes to the second shower! Could use peel and stick window sheet to make it frosted for privacy. Also the window sill becomes a shelf for shampoo, etc. Why not make the closet/storage space open shelves facing the living room? Useful without more work.
Love a window in the shower, I rented a place with one and had no problem. It'd be nice to come in from the mud and muck of a farm to wash off downstairs but not a must have. It's a rural home, just cover with glass block or special window tint. Love you taking the deck off for the light in the lower bedroom too! Tom you've got some pretty cockameme schemes to get stuff done with that skid loader, gotta love it!
We had a window in our farmhouse bathroom. Mom put shutters and it provided privacy. Other options were opaque glass and or clear vinyl waterproof plastic that attached to glass. Even a bathtub without a shower is better than no shower at all. We had a small hobby farm that had 2 pigs, a horse, a hen house, ducks, and sheep, and a couple of steers. Pepper, Winky, and Wyoming were our dogs. Happiest time in my life. Don't forget smoke alarms. The farm had none. We had an electrical fire in the dead of night. The neighbor spotted the smoke and saved our life and all of our animals.

The decision with the bathroom and the downstairs shown each of us that there is wanting, financially, ability and many ways of problem solving. I try to keep in my mind that " It take many Strings to weave one basket. The beauty when work hard and pull it together is worth it " ❤ Keep up the GREAT WORK !!! We are putting our 2 bits in about the deck on the White Building. We think the Deck should be moved back more to the left side of the door frame. Deck or Porch need to have atleast 1 to 2 feet on each side of frame to help with not coming out and a sudden drop of step down. I don't know about your area, but renters in my area would use the basement weather it is designated as a bedroom or not. Unless your lease specifically says no one can sleep in the unfinished basement I see renters using it for whatever purpose they deem fit, and sleeping area would be my best guess, so I'd put in a shower.

Even a bathtub without a shower is better than no shower at all. We had a small hobby farm that had 2 pigs, a horse, a hen house, ducks, and sheep, and a couple of steers. Pepper, Winky, and Wyoming were our dogs. Happiest time in my life. Don't forget smoke alarms. The farm had none. We had an electrical fire in the dead of night. The neighbor spotted the smoke and saved our life and all of our animals.

I grew up in the country and our tub/shower had a window in the bath area- do not remember a problem- love the natural light!
💥 TOM, My husband and I enjoy watching ALL the Ups & Downs. Learning is patiently progressing. We all have the Privilege of learning right along with you. The decision with the bathroom and the downstairs shown each of us that there is wanting, financially, ability and many ways of problem solving. I try to keep in my mind that " It take many Strings to weave one basket. The beauty when work hard and pull it together is worth it " ❤ Keep up the GREAT WORK !!! We are putting our 2 bits in about the deck on the White Building. We think the Deck should be moved back more to the left side of the door frame. Deck or Porch need to have atleast 1 to 2 feet on each side of frame to help with not coming out and a sudden drop of step down. Just a thought. 😉

I don't know about your area, but renters in my area would use the basement weather it is designated as a bedroom or not. Unless your lease specifically says no one can sleep in the unfinished basement I see renters using it for whatever purpose they deem fit, and sleeping area would be my best guess, so I'd put in a shower.
Tom a basement shower is an asset, if the renters have hired help with the animals. And in the long run the bed room makes sense....for live in help.
