    I love the vintage dryers that are there, it's not often you see Laundromats with those, especially in decent condition.

    Good video. Thanks for sharing. I took the plunge shortly before you (May)... If you haven't checked out some additional channels, you'd likely find useful information at Following Keenan, Chock Full of Quarters and There I Fixed It. Best of luck. Continue to post content on how it's going. In 4 months, I've done painting, lighting, a couple of new machines, LOADS of machine maintenance, a new soap machine (old one was broken), have brought the cleanliness level WAY up, etc. Every day I get compliments from multiple customers... and the top and bottom lines are continuing to grow steadily (so I think I must be doing _something_ right...).. Keep up the good work.

      Yes hi how are you doing?....I remember in 1 of your videos?....you briefly mentioned that you had, you put down $20 or the $25k?.... I was just wondering....did you take out a personal loan?...or a business loan from a bank to buy this establishment?... was this place owner financed?... & last but not leased?...do you own the space?....or are you leasing the space?...I think I remember you saying you rent the space...& if so?...how much is that a month?.... thanks

    Get a coin scale, but you're doing the right thing counting what comes out of the machines and not counting the cash from the changer. You're in the laundry business not the change making business.
    Get rid of the toploaders, especially if water isn't included in rent. TL washers use 2x as much water as front loaders. As ugly as those dryers are, if they work and use natural gas, you're fine. Double pocket dryers are better tho. Get a snack machine & pop machine. Can make about $500 per month from them.
    Edit- i see you have a scale. Nice. Haha.

    Great video and I look forward to seeing more of your journey. Before you get rid of the old machines and you do me a couple of favors? I'd like to see you go up and down the toploaders, looks like there are some old ones there! Also could you show the backs of those dryers? It would be cool if you have space to keep one in the backroom as a relic, they are probably close to 50 years old!

    What are expansion expenses from the Government?
    In many jurisdictions that store hooking into sewer and water is $150-300k.
    So don't "JUST " knock down a wall.

    Throw a soda machine or a Arcade claw machine to make good profit I'm sure kids who goes to the laundromat be welling to spend a couple bucks for the time being there while doing laundry.

    $10K-$12K month in that place...not likely. Also, you could not even replace half your dryers for $20K. Yes I own a laundromat so I'm not just talking shit to you.

      @@CashflowComa I'm not trying to bring you down, but keep it realistic. Used dryers are $2500. I've been upgrading my store for the last 4 months...it's pricey.

      @@nart9521 You need to have some change left over but how many sqft is "small"? those 5 dryers from Midwest Laundry was 15k, 3 30lb dexter washers were 5k. Maybe you could get a great incomplete mat going making you money while you save up for more equipment.

      Hey bro! Yeah I bought it for 30k and I've put in a combined 20ishk in renovating it. It does more than 7k/mo gross, pre renovation. The renovation is almost complete about 2 more weeks!

      So you're not technically "profitable" yet. It sounds like you're not a fan of "mentors", but I STRONGLY encourage you to get Danny D'Angelos DVDs... A year ago, I was where you're at.... I had an idea of what I wanted out of my laundromat but no realistic clue of how to get there. A quick Google search lead me to Danny D'Angelo, and I bought his information. The Alexa and Ring automation stuff that you saw in my videos was all me, but everything else about how I run my laundromat came from Dannys info, from the importance of being 24 hours, how to handle the "employee" aspect in a way that increases your revenue, security systems, arcade games, He covers EVERYTHING about how to run a successful laundromat, and I can tell you from experience, it works! I spend MAYBE an hour each week at my laundromat, just to collect and get paid. Thats it. All because I run it the way Danny taught me. People pay for a college education to be doctors or, worse, liberal arts majors... Why would you spend $50k (so far) on a business, and not be willing to protect that investment by paying for a solid education on how to run it successfully?
      Realistically, the information in his DVD probably wouldve saved you at least $20k if you had gotten it before you bought your laundromat.
      Either way, best of luck to you!
