Good news : I looked at a new laundromat to buy
Bad news : I got kicked out
The whole thing was recorded which makes for a pretty typical day in the life of a real estate investor / laundromat owner / business guy.
This concludes the series with Danny D'Angelo (At least till now?) where he helps me figure out what I should do with my laundromat(s). This series was a year in the making and ended on a high note of finding secret windows, getting kicked out and looking for new business opportunties.

You're so right about laundromats being equipment driven! My first job: laundry attendant at a decrepit store back in 1980. Old machines were constantly breaking down, and management was too cheap to buy new ones! (but still a great first job)
The video editing Is better, but I'd rather hear more of your and Danny's conversations over the music chosen for B roll.

FWIW: A long time ago I had to use a laundry mat on the regular. The owner would give you two free dryer sheets per load, they had free coffee, and free wifi. I used that place exclusively for years. And you know what goes good with free coffee? A nice snack from the vending machine. Also they sold detergent and laundry bags, and I ended up buying those off and on, because I didn't always plan the best. They had some old arcade games too. I didn't use those too much, but they were there.

Yup. In my town a farm store bought the Kmart. The owner lands his custom painted helicopter in the parking lot. Yet inside, the concrete slab is still cracked, all of the ceiling tiles have water damage, and the whole store is dark and dreary.

Brandon. I recently closed on my first home. It is a bit of a fixer upper. But I've already done a lot to the house (new carpet, ceilings, light fixtures, ect.) I am hoping to do a cash out refinance in 6 months to a year. Do you think I should take the money from that and buy a turnkey business or should I put it into real-estate rentals?

Startup is outrageous. You want one that is already plumbed. Its not worth it to plumb yourself already. That was the first video in the series.

@@veulmet it was just a laundromat that advertised beer , it was strange, it was called something like suds and suds, can't quite remember, it was over 10 years ago! Im kinda old, im from NJ liquor laws are pretty strict here. But always remembered it, it was so different from NJ. I didn't go in but my friends from that area said that's what it was. It was in Virginia, around Williamsburg.

I think they were fadish for a while. The one near me ending up converting into a standard laundromat. Who wants to get buzzed doing laundry then drive home? Most people would rather just listen to their phones while doing laundry.

3m in or so, off camera the owner showed up and wanted us out the camera mic didnt pick it up and the camera guy didn't cover the view very well.

The wisest thing that should be on every wise individual list is to invest in different stream of income that don't depend on the government to bring money especially now that the pandemic is hitting economy pretty hard.

this place is biggers then yours.The high ceiling that make it feels open. Just a painter, new flooring and maybe some vending machines and its nice. If its legal I would also put a tv with a coin meter on the electrical circuit to watch news.

yeah so the tv is shut down when there is no washer/dryer running, to avoid people going there to watch tv and not pay a dime. This place is in a neighboorhood that seems to get crime a lot so its maybe better to keep things under control.
Could be a 25cent per 2h, or free when you use the dryer/washer.
With the current monitoring it could be done pretty easy.
Should've gone in there with a basket of dirty laundry.

If you're going to fake being scared of a laundromat owner at least make a funny blair witch parody scene out of it.
You & Me Both - the second laundromat deal for my friend fell through as the retiring owners gave a fair price but the greedy children wanted 45% more. I was busted snooping around by the owners' children as I came straight from my office. Alleged customer numbers did not meet expectation nor cashflow & an arranged audit of cashflow was obviously staged.
I noted the alleged customers all looked to be from the same family as they were all hugging & kissing when I arrived. The coin boxes were all neatly filled & the change machine only contained $50.00 notes. 1 week later I assessed another laundromat / dry cleaning service & then it was purchased by my friend. Instantly I walked to the corporate office & secured their dry cleaning business - 800+ extra pieces of dry cleaning a week & at roughly $8.00 a piece that is a clear profit.
