The only solutions to solve this is to bring back capital punishment by implementing the Singapore model when dealing with drug addicts, drug dealers and every low income person. As far as drug dealers are concerned, give them the FULL DUTERTE treatment, for drug addicts and their families, don't send them to jail or prison and further destroy their employment prospects than they already are, just cane their asses until they learn their lesson.

I feel for you man. If you look at my videos I have a tour of a trashed unit of mine from 2016. It really sucks to rehab a unit with my own money and hard work and just a few years later it is completely trashed. For me it just wasn't worth it any more and I sold my last rental property last year. My investments are in stocks now and they have never called me in the middle of the night with an emergency or with a sob story about why they can't pay the dividend this quarter. And people wonder why there is no decent affordable housing.

Idk if your aware but at 1:28 that beep is a dead battery in the smoke alarm. Which are also generally only good for 10 years after their date on the back. Love the channel your a real inspiration for how to invest while also giving back to the community. Keep being a great person!
I'd also add you need to supply carbon monoxide detectors that plug in separate from a smoke detector. I use to sell security systems and couldn't believe how many wouldn't pay for a monitored smoke or water sensor. Both are huge lifesavers and worth every penny.
A prior landlord felt bad for a guy and rented to him for $250/month. But he never paid, and the police were being called, and there were epa threats, from damage from the tenate. Then that landlord died! So, we bought it, and started the eviction process all over again. The bad tenant, cost us $10,000 and the prior landlord $15,000.
when renting to section 8 people just look at them. If they can't keep themselves clean and they look dirty what makes you think they're gonna keep a house clean. A person with poor physical hygiene isn't going to clean a house.
The repair bill will probably be higher than the 5 years rent. It would probably have been better to keep the place vacant for 5 years and sell for the capital gains.

All new toilets tubs ,sinks ,counter tops, cupboards, ceiling fans, carpet, linoleum, out let's,light fixtures,steps, siding.Could not make any money selling it so had to become a land lord to pay the taxes and loans . Hated it and the tenants. Catch a pan on fire and put it on the new linoleum floor. Orange stains on the new carpet . Little jimmy wanted to run around with popsicles .The list goes on and on. After all the work I had to take out another loan of $3000 to pay the taxes so I could sell it. Never again.

I used to live in Houston and there when you rented it an apartment or townhouse or whatever you had to do a walk-through when you moved in and sign off that everything was okay and then do a walk-through when you moved out and sign off on it. You did that if you wanted to be able to get your deposit back. Maybe try doing something like that and filming it and you handing them the keys to their new home. At least then you got evidence.

In Massachusetts, when you take section 8, the state is the tenant. They do the post lease cleaning and all repairs....in exchange for no deposit.

I can understand the appeal of buying cheap properties in sketchy neighborhoods, but man that headache would be too much for my blood pressure.
That's the reason I never invested in real estate. I had some friends doing it and got to see what they had to put up with on a weekly basis.

130 rentals * 1hr inspection a month = full time job
