Modern conveniences yes but a big no to all the modern pieces of furniture. That plastic see through dining room suite - ugh! So out of place in a historic home like this one. Some of the furnishings looked like she bought them from garage sales.
Eh... overall fantastic property but whomever made the call the drill into those 1246 walls to put those hideous AC units everywhere hopefully will pay the rightful price in their depreciated property value. If you have that kind of money why not install something less ghetto, like a tube fed AC system with a single central exterior unit, hidden in a discrete place or its own shed?
Incredible property. In the United States, in a similar setting, this would easily go for up to 10 million, maybe more. The fact is, you could never duplicate a house like this. It’s like living in a priceless jewel. The price looks reasonable. The artwork throughout the house is so colorful and alive. The artist that owns the home is a master. The rooms are impeccable. The bathrooms are beautiful. Finally an Italian house that has beautiful and functional kitchens. This property has it all. The views and grounds are exhilarating. That's what I thought, this is 10 million easily. When he said €1.2 I was so surprised! we are very used to the usa prices but this house has so much history that nothing can't compare.
Well, the real estate prices in the US does not make sense, for the most part, from what i've seen. Besides, this property, as it seems, is basically in the middle of nowhere. Something similar in the outskirts of a big city would easily be 2 times the prices. And when i say 'in the middle of nowhere' , you need to consider that in europe we don't like to spend our life sitting in a car, so even 30 to 40mins from a major city center, is considered far, in many cases. Having to spend hours in your car for basic needs makes prices drop fast.
After being wowed by the property, which was exquisitely restored and decorated, I had to look up Kiki Fleming's art, which is even more breathtaking. I thank you Nick for introducing me to her art - and guiding me through such a special home. Your enthusiasm is wholly shared by me.

I was overwhelmed with the beauty of the two houses. But the balconies to the different bedrooms and other places overlooking the scenery was breathtaking. Then the gardens with the wisteria just did me in then the different setting areas and the pool and pool room was so serene! I can’t even imagine living and enjoying every thing that property has to offer, a dream come true. Thank you for giving us a tour!

WOW! This house is just perfect! The beautiful doors, the stone architecture, the views, the gigantic rooms, unlimited outdoor spaces, the massive pool and 3 Kitchens (whaaat?), all in all its fantastic. It's not just a house, it is a piece of art! And also, the history of the property just makes it soo magical! If I could even have just 2-3 rooms with that view I would totally save up for the house! The owner of this house must've made so many wonderful memories and for sure, the new owner will do too! Nick you are amazing. You just shot a 37 minute, without a cut, all by yourself! What a unique piece of property. The price is reasonable. Only certain type of families can live in a place like this, because of it’s diverse structured plan. Anyone who lives here is living the dream, with the amazing garden and nature, and I could only imagine the perfect weather around the year.
As someone from Kashmir, I am used to living in similar landscapes and huge houses built on big plots of land. The one thing I wish we people had more in our houses is history and preserving heritage!! I would personally prefer to invest in an Italian countryside house just because these estates have some wonderful historical story or remnants of something significant!

What an absolutely beautiful video, it shows all the elements of a Mediterranean property that I seek to find every time I search to feast my eyes on : original farmhouse stone walls and brick arches , hexagonal wrought iron lanterns, authentic vintage ceiling beams, magnificent doors and knockers , terra cotta tiles, amazing stone fireplace mantels, idyllic Tuscan façade with vines clinging on its walls and lots of the breath taking Umbrian countryside. I've been watching your tours/rummages for a while now as my folks had a house in Umbria back in the 1990's and not only do i enjoy seeing what is for sale in the area, but the places you mention bring back so many wonderful memories of my visits over there. This house in particular struck a chord when you mentioned Kiki as my mum and dad were friends with her (back in the 90's)and i still have a gift she bought me when i celebrated a birthday whilst at my folks house near Trestina. Such a small world at times. The property is worth every penny (sorry euro!) its just perfect ❤❤

I love these older properties with their unique layouts and multilevels. This property does seem to be pretty clean and well maintained and the size of the buildings for that asking price, just wow. This would be a great investment/timeshare opportunity for a group of likeminded individuals. Not much needs to be done if anything, for me I'd probably want to tweak the bathrooms but really it's not a must. Well done!

We were seriously considering making an offer, only to realize that we would have to liquidate EVERYTHING and then be unable to eat for the next few years... but Wow, what a wonderful home for someone, and full of great positive creative energy. You have become my wife’s and my new favorite RUclips channel. We have been binge watching your one take property videos reveling in them and your enthusiasm for each property. We enjoy the € million gaffs as well as the 200 grand places ( more our budget ) but all are such a joyful escape. We have both subscribed 👍🏻 Perhaps one day we could entertain the possibility of retiring to Italy and getting our own modest Italian property.
I grew up in a very old Mansion that my grandfather owned. Not italian or anything but it was huge. About 3 bed rooms, 2 huge living rooms, an open terrace, kitchen, some laundry space (about 500 sq.ft. Or more of it), and 2 huge halls that were each about 2000 sq.ft. Main entry had a well along it and this was building no. 1. Out of the kitchen from the back door was another open terrace and a huge plot of ground for kids to play. Plot had the back entry to the estate with a temple and a huge passageway leading into the plot. On the remaining two sides, facing each other were multiple rooms rented out to people. This was not a super expensive mansion or anything. The reason I’m mentioning this is not to boast but this house tour reminded me of the house i grew up in. It had all the same wooden beam work. Huge beams supporting the main structure while the structure itself was made out of stone and some places like entries to rooms and stuff had a similar naked brick layout. The doors were heavy with huge iron rings on them as handles just like here. This video reminded me of that house so much. After my grandpa passed away about 15 years ago, all his sons (including my father) who had already left for the city decades ago, decided to sell the house to someone. Fortunately, it never sold. It was too old and people feared it won’t stand so no one came out to buy. It is still in the family, only abandoned. No one lives there. Its all empty. It really makes me nostalgic. The modern apartment that i live in now feels dead. All white walls and everything pretty pretty and perfect. That old mansion had a feel to it. 15 years and nobody even went to the town to look at the mansion. Fortunately, I had some work in the area last year and visited the mansion, though at night and only from it’s grounds. I didn’t go in. Didnt have the key. But it still stands, with all the cracks in the stones, the wood that looks almost dried to a point you can turn it into dust by touching it, the rusty iron that is all red now, the well that is dried up and most importantly, every single room that was rented out on the other side of the house, is now empty. The temple has another door so its still accessible from the outside and people come there. But the playground, the rooms, the terrace, all behind huge iron doors. I don’t know if they will ever sell it, auction it or let it fall to ground over time. But this video did remind me of that house so much.

After six minutes into this one, I could already say that this is the most beautiful property you have shown yet. Absolutely gorgeous. I can’t believe places like that really exist. It’s a dream. Someone will be blessed to own it. I can’t imagine wanting to sell it. Maybe to get something better, if that’s possible.
As romantic and beautiful it is I have witnessed many people getting rid of the idyllic vacation home when they get older. Often times owning such a property comes with costs and a lot of work needed to maintain it. Long drives with the car or you have to rent a car from closest airport etc. From personal experience I can also tell you, that these vacation homes are often a target for looters as their owners are only a few weeks a year there. A friend of mine had 1-2 break-ins a year in his home in north Italy. Imagine being 65+ years old wanting to spend a comofortable holiday with you wife and grandkids. You dont want to worry about burglers etc.

While this property is exceptionally beautiful and well kept, medieval countryside houses aren't particularly rare in central Italy. It's possible that the owner wishes to retire to a similar but smaller property in the same area, or that they prefer spending their golden years in a small city where they wouldn't need to drive to get groceries and could lead a more active social life (and where it would be easier to arrange for a live in nurse and other kind of medical assistance). Even there, they could easily find a townhouse from the medieval or reinassance period to renovate, if they are into that. All in all, this property while beautiful isn't one of a kind in the area, so it makes sense for the owner to sell it without too many regrets if they want something more in line with their current needs.
Yes, I’m 74 and can understand needing to be in smaller, less maintenance and closer to help, home. But it’s just so beautiful. Being from south central Texas and loving that architecture and anything old, it’s hard to imagine there are a lot of similar properties in Europe. There’s nothing like that here. Maybe that’s the charm of it. I’ve been blessed to have traveled to Europe 9 times and am amazed at its beauty. I hope I get to go back in my lifetime. It’s a dream to have a place there. At 74 already, I better get with it.

I watched this video because I'm writing a romance / thriller novel partially based in Italy, and needed inspiration on the countryside. Wow! I loved every minute of this, you give off a very welcoming, cheerful vibe!
I think this place would be perfect as a fractional property. If I've understood the house plan correctly, you can easily have 3 to 4 couples living there at the same time.
I think you missed pointing out something. In the first master bedroom with the 3 mirrored closet, to the right there appears to be a few steps and then a ladder. Does it go to storage space above the closet?? Or somewhere else?? But the property is truly just outstanding!!! Love it!!
I was wondering the same! I may not sleep tonight. Also in another of the bedrooms there was a closet that he didn’t mention! But what a house. The Euromillions draw next Tuesday is £145 million. If I get it I’ll be straight on the phone to Nick to snap this one up!
The property is unnecessarily covered with concretes and slabs. During summer it will emanate too much heat. The interior is devoid of any Tuscan salient architectural features. At 4:30 one can see that the modern kitchen elements are oddly placed without any sensibility. The bedrooms are gaudy and the treatment of walls and floors lack a touch of beauty. The renovation is done without any consideration of old or the new. This is a strange mix of various architectural elements like modern, tuscan and rustic...put together in a melting pot. The landscape seems sad and to have no real consideration from a good architect. There are many amazing villas in Tuscan region. Sadly, this is not the one.

What a unique piece of property. The price is reasonable. Only certain type of families can live in a place like this, because of it’s diverse structured plan.
Anyone who lives here is living the dream, with the amazing garden and nature, and I could only imagine the perfect weather around the year.
As someone from Kashmir, I am used to living in similar landscapes and huge houses built on big plots of land. The one thing I wish we people had more in our houses is history and preserving heritage!! I would personally prefer to invest in an Italian countryside house just because these estates have some wonderful historical story or remnants of something significant!

What an absolutely beautiful video, it shows all the elements of a Mediterranean property that I seek to find every time I search to feast my eyes on : original farmhouse stone walls and brick arches , hexagonal wrought iron lanterns, authentic vintage ceiling beams, magnificent doors and knockers , terra cotta tiles, amazing stone fireplace mantels, idyllic Tuscan façade with vines clinging on its walls and lots of the breath taking Umbrian countryside. Oh my goodness what an absolutely stunning property, both beautifully and sympathetically restored. I've been watching your tours/rummages for a while now as my folks had a house in Umbria back in the 1990's and not only do i enjoy seeing what is for sale in the area, but the places you mention bring back so many wonderful memories of my visits over there. This house in particular struck a chord when you mentioned Kiki as my mum and dad were friends with her (back in the 90's)and i still have a gift she bought me when i celebrated a birthday whilst at my folks house near Trestina. Such a small world at times. The property is worth every penny (sorry euro!) its just perfect ❤❤

I love these older properties with their unique layouts and multilevels. This property does seem to be pretty clean and well maintained and the size of the buildings for that asking price, just wow. This would be a great investment/timeshare opportunity for a group of likeminded individuals. Not much needs to be done if anything, for me I'd probably want to tweak the bathrooms but really it's not a must. Well done!

You have become my wife’s and my new favorite RUclips channel. We have been binge watching your one take property videos reveling in them and your enthusiasm for each property. We enjoy the € million gaffs as well as the 200 grand places ( more our budget ) but all are such a joyful escape. I grew up in a very old Mansion that my grandfather owned. Not italian or anything but it was huge. About 3 bed rooms, 2 huge living rooms, an open terrace, kitchen, some laundry space (about 500 sq.ft. Or more of it), and 2 huge halls that were each about 2000 sq.ft. Main entry had a well along it and this was building no. 1. Out of the kitchen from the back door was another open terrace and a huge plot of ground for kids to play. Plot had the back entry to the estate with a temple and a huge passageway leading into the plot. On the remaining two sides, facing each other were multiple rooms rented out to people. This was not a super expensive mansion or anything. The reason I’m mentioning this is not to boast but this house tour reminded me of the house i grew up in. It had all the same wooden beam work. Huge beams supporting the main structure while the structure itself was made out of stone and some places like entries to rooms and stuff had a similar naked brick layout. The doors were heavy with huge iron rings on them as handles just like here. This video reminded me of that house so much. After my grandpa passed away about 15 years ago, all his sons (including my father) who had already left for the city decades ago, decided to sell the house to someone. Fortunately, it never sold. It was too old and people feared it won’t stand so no one came out to buy. It is still in the family, only abandoned. No one lives there. Its all empty. It really makes me nostalgic. The modern apartment that i live in now feels dead. All white walls and everything pretty pretty and perfect. That old mansion had a feel to it. 15 years and nobody even went to the town to look at the mansion. Fortunately, I had some work in the area last year and visited the mansion, though at night and only from it’s grounds. I didn’t go in. Didnt have the key. But it still stands, with all the cracks in the stones, the wood that looks almost dried to a point you can turn it into dust by touching it, the rusty iron that is all red now, the well that is dried up and most importantly, every single room that was rented out on the other side of the house, is now empty. The temple has another door so its still accessible from the outside and people come there. But the playground, the rooms, the terrace, all behind huge iron doors. I don’t know if they will ever sell it, auction it or let it fall to ground over time. But this video did remind me of that house so much.

As romantic and beautiful it is I have witnessed many people getting rid of the idyllic vacation home when they get older. Often times owning such a property comes with costs and a lot of work needed to maintain it. Long drives with the car or you have to rent a car from closest airport etc. From personal experience I can also tell you, that these vacation homes are often a target for looters as their owners are only a few weeks a year there. A friend of mine had 1-2 break-ins a year in his home in north Italy. Imagine being 65+ years old wanting to spend a comofortable holiday with you wife and grandkids. You dont want to worry about burglers etc.
@@teekanne15 same thing happens here in the great USA my friend, same dam thing. People go out for a summer, spring vacation and when you come back home it's all broken into.
While this property is exceptionally beautiful and well kept, medieval countryside houses aren't particularly rare in central Italy. It's possible that the owner wishes to retire to a similar but smaller property in the same area, or that they prefer spending their golden years in a small city where they wouldn't need to drive to get groceries and could lead a more active social life (and where it would be easier to arrange for a live in nurse and other kind of medical assistance). Even there, they could easily find a townhouse from the medieval or reinassance period to renovate, if they are into that. All in all, this property while beautiful isn't one of a kind in the area, so it makes sense for the owner to sell it without too many regrets if they want something more in line with their current needs.
Yes, I’m 74 and can understand needing to be in smaller, less maintenance and closer to help, home. But it’s just so beautiful. Being from south central Texas and loving that architecture and anything old, it’s hard to imagine there are a lot of similar properties in Europe. There’s nothing like that here. Maybe that’s the charm of it. I’ve been blessed to have traveled to Europe 9 times and am amazed at its beauty. I hope I get to go back in my lifetime. It’s a dream to have a place there. At 74 already, I better get with it.

I think this place would be perfect as a fractional property. If I've understood the house plan correctly, you can easily have 3 to 4 couples living there at the same time.

In the first master bedroom with the 3 mirrored closet, to the right there appears to be a few steps and then a ladder. Does it go to storage space above the closet?? Or somewhere else??

Just one word! WOW!
The property is unnecessarily covered with concretes and slabs. During summer it will emanate too much heat. The interior is devoid of any Tuscan salient architectural features. At 4:30 one can see that the modern kitchen elements are oddly placed without any sensibility. The bedrooms are gaudy and the treatment of walls and floors lack a touch of beauty. The renovation is done without any consideration of old or the new. This is a strange mix of various architectural elements like modern, tuscan and rustic...put together in a melting pot. The landscape seems sad and to have no real consideration from a good architect.
There are many amazing villas in Tuscan region. Sadly, this is not the one.
