Thanks for the Analysis. I can totally see how MPW stock is not for everyone, considering the recent performance and the high short interest. But to understand the potential here, an in-depth analysis of the current fundamental development is needed. I won't try to do this, but suffice it to say that it seems that they solve their tenant problems and will likely come out with a well-diversified tenant base in 2025/2026. Re-tenanting of part of their assets is painful (no rent at the beginning). They also seem to have their liquidity under control, and debt levels are being reduced. In my opinion, a reasonable longterm AFFO per share after retenanting can be something around 1 $ per share, an AFFO multiple of 12x for a then again stable company would suggest an optimistic price target of 12 $ ... but that's only my view. I personally like the high risk/high reward profile.

You "analysis" doesn't say a word on the business model of MPW. MPW is a REIT, it simply collects rents. Period. They don't need to do anything at all. And it has currently 402 properties because they sold some of the properties to cover some of their due debt. They had two problematic tenants, the source of all their problems, and they have solved that. Which means the company has bottomed. The next two quarters might still look bad but the company is on its way to recovery. This is an incredible opportunity. By the end of 2025 MPW will be at $7 per share and after that it will shoot up.

I think you are a fool. You purely sight numbers without understanding for the reasons and mechanics of the company. Any spread sheet can provide your results, but it takes intelagence to provide reasoning. I hold a large amount of MPW for 2 years and considering acquiring more. WHY? Because I know the reasons and I have no doubt of where it is headed.
MPW is a clear asset play. In up to 2 years it will be shown how wrong you are. You may want to rethink what you said in this video and delete the video.
I held MPW for around a year and had an average of $4.50. Luckily I got out in the green over $5. Management in this company are poor and keep on increasing debt to solve problems. Much better options for stocks than this.
