    I prefer to buy a basic house and then do my modification and expansion....I hate the wait and dealing with contractors

    So many people start their construction but do not finish it. And just live in the finished part...
    Building supplies must be costly.
    But you know, it takes a lifetime to build your dream house.
    My father did it. Respect to those who can get it done. Everyone should be given that chance.
    Any opinions on the concept of this video. I am not feeling it too much.
    But promoting this is a must. Jamaica moving forward with the people, together as one.

    The building cost is for when an upscale company does the building. And the market price is usually double the land and building costs. Companies charge at least twice as much than a solo tradesman and his labourers. Using a tradesman mason instead of a company is completely legal but may take twice as long because they work without the huge equipment.It's a tradeoff but more than worth it for most Jamaicans

      D Monk true statement. Because I recently watched a video on RUclips of a Jamaican building his house from ground up. Three floors high with multiple bedrooms and it cost him 8.9 million to build.

    I built a house in Jamaica recently and after getting the Parish Councils approval on the plan, all I did was get a good work man who has knowledge of the plan and be there as my own contractor. A contractor in my opinion causes too much spending. It's all about getting a house to live in and spending every dollar wisely. That's my take on it. I was able to spend 4 mil. and got a it to a habitable stage, all rendered, tiled, plumbing and electricity installed. You just have to be hands on or they rib your clothes of your back.

      @@Yardieautospax yes bathroom kitchen porch washroom. I'm a bit mean. Didn't under pay anyone though. I go by the parish council rate.😊

      I am building my house....well i live in it now even tho it is incomplete. I did the same thing. I oversees everything myself, get good work men and buy my own material according to what they told me. I got myself informed and now i understand alot. I did not under pay but i dont overpay. Guys if you are wise you dont have to spend so many millions of dollars.

    Very impressed Raymond.. You know your stuff and the advice you give is on point. I don't know if Jamaica offers fixed price contracts between client and contractors because that offers the client some security. My advice to anyone building a house is to allow for a 50% cost overrun. My experience of building my homes in the UK and Canada is that it always costs at least 25% more than was budgeted for.. well done Raymond

    This is great, Price tag is expensive. The average man in Jamaica will never be able to own a home like this in Jamaica, no matter how many Jobs or years he has works for.

      Really, For the Average Jamaican worker on minimum wage. How does one go about buying or building a house on that income, even if the NHT provides some assistance. The reason why Jamaica is so full of slums, is because of the fact that most Jamaicans, cannot afford to buy or build a house on legal lands. It is just too expensive at the moment. I do see hope for the future if things are done correctly, I share you're views. But don't see it widespread at the moment.

      That's Great, As we Jamaicans say One One coca full basket. So I wish you all the best in you're future endeavors. And as I stated, I do believe things will get better in the future. If we stick to the plan, as a country and ensure our elected officials implement the required laws and plans they have indicated.

    I fully agree with building your own house. This brings back memories. But $40, 000, 000 for a 3 bedroom house! Soh how much would a 6 bedroom be worth?

      6 bedroom can cost the same. It all depends on property location and value. That same house being constructed on a flat land in St. Catherine/ Clarendon will cost much less

    some people go to the Parish councils but more time when your family give you a piece of land majority of the time the house is built regardless of parish council's decision...what you say about that?

      @@Cubanflowers that rarely rarely happens. You can get the building approved after it has been built in most cases. It has to be egregious(too big, obviously unsafe, too near the boundary, breaks neighborhood covenants) for it to be torn down.

      i have 3 homes there in Jamaica.. the first home we built was in st. Catherine.. nobody cared..that we was building... the second one nobody say peep or ..ping.. not a thing!.....
      ...the third one..right there in st. elizabeth...was completed finally last year.... and that's when..parish council came on the scene wanting to see paperwork... if we didn't give to the thief..1 fish head... he would have made us to tear down the building...
      so.. my advice is to not take chance.. or make sure you not... around people who will grudge you for everything...including the air you breathe!!....be blessed

      nine77 ....quite agree,i am shocked not only in Jamaica but in the Caribbean too,everyone seem to want big money for their completed house in £ or $.,not in the respective country's currency.
      To build a 3 bedroom house in England with labour ,buying the land in an ok area with you project managing using local builders about £180,000 in the UK completed.

      nine77 ....Maybe its a great time to bring the hard working Polish or Eastern European builders to the Caribbean,they who i met in England is keen to come to Jamaica and Grenada and show their talents in building good quality earthquake & Hurricane proof houses at a fraction of the cost charged in the Caribbean.

Those racist Polish and eastern europeans just want Jamaican girls for their twisted s.e.x fantasies, with building work as an excuse, dont be naive. Jamaican men know how to build houses just fine. They are hard to find because there are a lot of building projects going on in Jamaica. We dont need any more white men in black countries, white men dont want black men in their countries, so they can stay there, we dont need them.

      Yes that's because of the location. If it's in upper st Andrew it would be expensive.
      If you live somewhere else that same house can be as low as a third.

    Great team, and value, but the American dollar I think is the standard all others go down, plus goods and services so it takes more money to purchase stuffs, they say the gold is higher, but not many people using it $$$$$☆☆☆☆☆

      Sanya Simpson Hi Sanya. Yes you still need planning permission even if it's in a deep rural area and even if you own the land. The local planning authority (commonly referred to as Parish Council) is responsible for those regulations which differs slightly from parish to parish. If it's a small development, the council will make decisions at their level however if it's a large development, they will seek the decisions of additional centralized government agencies.

      JAchica11 Many people build their homes over a period of time. First starting with a large center room, bathroom, kitchen, small bedroom and outdoor wash area. Since we're earthquake and hurricane prone, building specifications are higher, in general, than the U.S. Also, many people invest into the NHT ( national housing trust) a fund set up for individuals to set aside a portion of their income ) which is then used as a down payment, along with a government low interest loan, to help finance the starter home. Many of these starter homes morph into mansions with verandas, rooftop terraces etc. We Jamaicans are a highly ambitious lot. We also have, UDC ( Urban Development Corporation ) crown lands (government ) are sold below market rates to locals living in areas where land is made available for development. To much misinformation is often presented as fact. A simple Google search to the apropriate govt site can usual provide an accurate answer to your questions.
