I don't know who sets the ir determines the prices for land and property but it appears that sellers or agents are getting very greedy with these prices. The market needs to return to some realistic pricing. Gold does not exists on these lands so why are they so expensive.
Because it's location is very demanding currently. Portland is one of the most culturally pure parishes remaining in the countryside of Jamaica 🇯🇲. The cost is in Jamaican currency and the purchaser will get that back fourfold in a relatively short time. Do your research and see if it makes sense. Blessup
$9 million Jamaican dollars is equivalent to the purchase of a new automobile in the United States. $57k more or less. You can place an Airbnb home on most properties today and basically sit back and enjoy the revenue from it. Or build farmland for you own business. The possibilities are endless.
I agree 100%!! I am originally from Portland and there are no gold or diamond buried in the soil. Yes, you can build an Airbnb, but it won't automatically guarantee a six-figure income. Tourism is seasonal and your income will vary wildly depending on the strength of the dollar and world politics. These properties are priced for international buyers, not for Jamaicans oversee or at home.

Dear sir you are assuming that everybody want to buy to do business. There are persons who simply want to come home and relaxin their native country. And simply because somewhere is "culturally pure" (whatever that means) should that really cause the price of land and other commodities to soar in price, especially when every other place is relatively stable in price. It is greed that causes these unnecessary hikes in prices.

properties in Jamaica are priced for overseas investors , street pharmacist and choppers not for middle income earners.
