I have done so much research in last 5 years and came to the same conclusion. What you said is 100% true. Its not how much invest its about where you invest. People do not realize india is getting digitalized and soon there will taxes to be paid. Especially for nri.

To sell after price increase:
1. Need someone who can buy by paying white to you
2. After receiving white, pay capital gains tax after indexation

Actually non citizens are not eligible for panchayat land
Real estate in long term is always good provided if the black money circulating goes on as it is going as of today.
But if you want to liquidate immediately that is not a good investment.
Having one or two flat or plot is okay, but investing more than that is really not good.
Instead investing in blue chip stocks is best and it gives good returns and you can liquidate whenever you want, just see USA in 2016 $ is around 68 rupees and now $ is 84 rupees and on top of that imagine people invest in top tech companies like Apple MSFT TSLA AMZN META etc, that money 3 x in the last 8 years.
I have many rich NRI friends who accumulated properties. White money can be easily sent to US with help of CA. Black money is used in Hawala through Dubai or they buy costly villas in Hyderabad/Bangalore

Say you have 300 yards of land, city expanded and you built a school building, you get 2 lacs per month rental income. This income is additional to what one is making abroad.
Land bought at 10 lacs:
Building built for 1 crore.
Rental income: 24 lacs
After tax: 20 lacs rental income
In US TX, rental income (1mil $ property will yield you say $72K rent per year- property tax (27K)- management (7.2K)- Insurance (5K)- Interest on 800K is 60k)...profit in 2024 properties is zero. chance of 1mil becoming 1.5 Million $ in Texas is hard.

You can. But if you have black money as a nri and IRS knows about it then you are fucked. It's even worst if try to make it white it will be regarded as money laundering.
