    Hi, Good work .. Have you worked on jodi flat where, post removal of partition, the living room is horizontally long (42ft × 11ft) with deck on either ends which are east and west facing .. Seeking guidance on the same..

    I have a Jodi flat 1BHK + 1BHK but the concern is the hall is apart and the bedroom is the common wall. Can u make a video of such flat

    How about the flower bed area? Do we require permission to include it in the room? And how to use it better than making it a sitting area. It would be nice to see it in your videos

      Hi Bharati! Interesting question..
      So a flower bed feature has been added with the intent of facade beautification by the architect. So usually the housing society doesn't permit any changes to enclose it & make it a part of your room as it could affect the facade elevation of the building. That being said, if it does not affect the facade elevation, you may get a nod from the housing society to include it in your room.

      @@ninadroczSo... the master bedroom plan shown in the builder's proposal is a sham. The layout that's shown in the brochure cannot be done in reality. I''ve made an entire video about it titled - "How builders cheat homebuyers" you should check it and you will understand the problem better. Coincidentally, the bedroom plan shown in this episode and in the "how builders cheat homebuyers" are exactly similar in size & builder's proposal is also same!

    I am loving your work. But I have one concern regarding putting slider door for bathroom. There is gap between slider door and the wall. So privacy is compromised here. Atleast 2 persons are sharing this bedroom, bathroom needs absolute privacy. Isn't it

      Hi! Yes you've got a good point.
      In this particular layout, opening the door outwards was not an option and opening it inwards would have hit the WC. So in this case, putting in sliding doors was my last resort. As you correctly pointed out, sliding doors tend to have air gaps which does not make it the best solution for private areas. Having said that, there are ways to seal the gap for an air-tight , sound/smell insulation.

    I have purchased a jodi flat..loved ur concept on bedroom and other utility space..but how to watch TV as you placed the same adjacent to main seating area.Also family members are total 5 of mine.. and so much seating is it practical? Also can it be an open kitchen concept so that we can use the actual kitchen as in study room.. Pl reply so that i can have some understanding in designing my home

      Hi Gulzar, thank you and congratulations on the purchase! There are 2 parts of your question. Here's my reply to the first part regarding the seating - As per the plan shown, I've placed a 2 seater sofa opposite the TV and the design of the armchairs are as such that they can be swivelled/moved and become additional seats while watching TV plus you have the long sofa, where you can put your legs up face the tv, using its arm as the backrest. As for the number of seats - this plan can accomodate 7 seats in the main seating area, if you add the 2 floating chairs I've shown, it becomes 9 seats in all. Also there's a dining space which can double as a separate seating zone and then there's the bench which can also host another corner for conversation. Having many seats are good if you entertain a lot of guests and if that may not be the case for you, and say you need a study zone or a prayer room or any other task specific area then, that can be laid out slightly differently by eliminating some of the seats that you don't require. Hope this helps!

    How would you design a jodi flat with a load bearing common wall? Our builder has allowed to remove the middle load bearing wall only partially. Its a 2+2 bhk jodi flat. Pls suggest your approach to design such that the two parts of hall don't look odd.

      Hi Rashi, although without taking a look at your floor plan, its very difficult to suggest the best way ahead, but I can offer a generic tip to you which would be that you first figure out the different zones you need in your living room. I'm guessing that the load bearing wall will create a distinctive zone in the living room which I suppose you can use to your advantage as a zone where that partition may help with privacy - It could be a den, a bar area, a study or home office, a puja room, dining room, or a tv room. Or that zone could have additional seating, in which case, I would recommend you try to create a layout which when added up with the adjacent zone(s) will create a larger combined seating area if possible. It all comes down to what you need and how you wish to use the space on a daily basis which would support your lifestyle. This is the first thing we understand in detail to create a successful layout for our clients.
