    Davao City is considered to be one of the most livable and safest cities in the Philippines with many great options for living. In today's video, I’ll meet up with James Stockstill for a tour of Villa Josephina Resort Village, we’ll also visit Villa de Mercedes resort and we’ll look at some suburban living options just south of Davao City.
    I looked online and found a few other listings for sale and for rent in Villa Josephina. Here are some examples of houses for sale.
    The asking price for this two-story four-bedroom house is ₱ 8,500,000, That’s about $170,00 USD. It has 4 bedrooms and the master bedroom has a walk-in closet and the bathroom has a jacuzzi tub. It also has an office and is completely fenced and fully landscaped.
    The asking price of this two-story house is $6 Million Pesos, That’s about $120,000 USD. It’s also available as a rental for $600 per month. It has 4 bedrooms and servants’ quarters, 3 bathrooms and a two-car garage
    Here is another example of a house for rent in the gated community. This two-story house is available for rent for $30,000 per month. It has hot and cold shower and 3 air conditioners.
    Davao has many suburban gated communities. Villa De Mercedes, is a luxury residential resort nestled in the hills where you can enjoy cooler temperatures and a first-rate swimming pool and gym. James and I took a motorbike ride up the mountain to visit and have lunch at their restaurant.
    Davao has a low crime rate and strict enforcement by its local government. Davao City is easily accessible via land, sea or air travel is the largest city in the Philippines in terms of land area. It is the third-most populous city in the Philippines after Quezon City and Manila, the most populous city in the country outside Metro Manila, and the most populous in Mindanao
    Villa Josefina Resort Village is a gated community in Toril, Davao City, Davao del Sur. Here are some of the amenities within the village: Lagoon-like swimming pool for adults and children, poolside cabaña and picnic grounds, tennis court, basketball court, clubhouse pavilion, and beach access. Home Owner Association (HOA) monthly dues are about ₱450 pesos per month for a typical house(about $9 USD).
    Davao has many suburban gated communities. Villa De Mercedes is a luxury residential resort nestled in the hills where you can enjoy cooler temperatures and a first-rate swimming pool and gym. James and I took a motorbike ride up the mountain to visit and have lunch at their restaurant.
    Can Foreigners Own Land in the Philippines?
    Foreigners are not allowed to own land in the Philippines but there are some ways to work around this.
    Foreigners can legally own condominiums, houses, and other types of buildings, but they are prohibited from owning the land on which it sits.
    One option is to buy a freestanding house and lease the property it sits on.
    Leasing property in the Philippines:
    Under the Investor’s Lease Act of the Philippines, a foreign national can enter into a lease agreement with a Filipino landowner for a long-term lease with an initial period of up to 50 years, with a one-time option to renew for 25 years.
    Another way is to Marry a Native:
    If you are married to a Filipino citizen, you can buy property in your spouse’s name. While your name won’t be on the title, it can be included in the contract to buy the property.
    You can also Buy Through a Company:
    Corporations can own land in the Philippines, provided Filipino citizens own 60% or more of the company-the rest can be owned by a foreign partner or partners. Corporations that meet this equity stake requirement must be registered with the government Board of Investment (BOI) for permission to buy, sell, or act as an intermediary in a real estate transaction.

      Non Citizens are not allowed to buy property here. So it is not yours.

      Villa de Mercedes is only a 5 min drive to a new mall Gaisano Toril that I believe opened in 2019 everything is there.

    I am an American & I live in Davao City with my girlfriend. I agree it is perfectly safe. Safer than some parts Columbus Ohio where I am from. I lived in Bohol for over a year and liked it there too. We plan to marry and may build there because her mom will give us the land to build on. Before someone says she could kick my off of the property, she wouldn't. She could kill me in my sleep too but she wouldn't do that either. I don't believe you can love someone you don't trust. Yes, I had an ex-wife that screwed me but that doesn't mean she will. life is risky period.

      @@devonferris just saying outside of big cities way better. But pollution in the Philippines 🇵🇭 is bad. Burning garbage daily and burning rice field etc cutting too much trees 🌲 on the mountains get floods down the village. Make sure you find a place away from neighbors many dogs running around. Gated communities are quiet and orderly...but need to pay fees all the time just saying. I own a house there and married with one

      William Lee, You can find listings online just by searching, "villa josefina resort village davao house for sale". You can also contact a local real estate agent online to help you out. You can contact Villa Josefina's homeowner's association directly from their website. Here is the link. villajosefina.business.site This may get you a better deal then you can find online. I think online prices are usually very high compared to what you can get if you are there. I always recommend renting first for at least 3 months. Good luck!

    Jeepney is probably the most economic and ICONIC way to circle around
    Metro Manila and it includes a wide variety of events/entertainment that
    would optionally requires you to give tips and these are drummer at
    the back of the jeep, singers, people who randomly gives you a small
    envelope, religious activity and the most aggressive of them all the
    holdduppers especially for expats like you, DONT fight them! unless you
    don't want to see the next sun rise.

      Cebu has the higher population, but Davao is more spread out and is larger in land area. I like both.

    One reason foreigners are not allowed to own land in ph is the land value will rise many filipinos will not be able to compete with foreigners that can pay higher or government will have a harder time to buy land to build social services buildings and lowcost housing due to high value, i believe canadian and australians are actually feeling it right now due to influx of rich chinese buying properties eventhough the population density of these places are quite low, but in the ph where you have higher pop density it will be fatal

    I have heard a lawyer in the Philippines advise to buy in your GF's name and get a legal 50 year lease signed from her BEFORE marriage. After marriage this agreement would not be recognized by the courts. This arrangement is usually upheld by the courts so she cannot take the property if something goes wrong. I don't know if this is true but wondering if anyone has tried this successfully?

    $1000 per month USD? Wow, that’s expensive to “rent” it. I pay $800 Monthly in Hawaii. I thought Philippines was very cheap to live. If it cost this much per month, then Hawaii is a better option.

      I’ve seen many apartments for 1800$ a month in Atlanta and we are a cheap sunbelt city. NYC apartments regularly go for 2500-3000$ a month. Sanfransisco averages 4000$ a month. So 1k for a house in a gated community isn’t terrible, granted it is in a third world county but at least it’s a gated community

      Living Overseas TV O would not touch them at those prices in good times. But now they will sit or the bank steps in and takes them back.
      What’s happening in the Philippines is unprecedented...1996 it was very bad under Marcos and Duterte seems to be pushing that same agenda.
      It’s not gonna be a pretty picture for many there. Wait about 3 months and you will see what starts.
