It's really tricky to buy any Amrapali Project other than Silicon and Sapphire. This is because of several reasons - 1. You cannot properly visit the property - NBCC allows visits only on weekend, and that too only to flat owners. 2. Transfer is on hold, so even if you are able to buy, you have to wait till transfer is enabled. 3. All properties are in resale, and sellers want to take most of their money in cash, thereby showing lesser market value. This is a big risk to pay huge amount in cash to an unknown, for a property that will not be your till NBCC enables the transfer. The seller will just take his cash money and disappear. Overall, my advice would be to hold off a few months and transact when transfers are enabled by NBCC.

As we spoke to NBCC (Anarock) people who mentioned all units are sold off while some people are saying they( NBCC/ANAROCK) are selling the units through third party Agent's/dealers ( in resale). Are these people selling unit's directly to end customers or through agents/dealer's ? 2) Do you think it's worthwhile to invest here keeping 50 lac ticket size into consideration ? 3) What are the chances of fraud/ issue in case we buy or NBCC sell some unit which might be "Cancelled/Disputed" units where the previous buyer might have taken the home loan from some Bank and we may receive the demand from the bank to auction our flat. ? 4) What are the chances of Registry ? 5) what is the Type of Flat/ inventory - Fresh, Cancelled, Disputed or Resale (hold by Brokers/agents) Can we get fresh inventory or not. ?

However, it’s not one of the best from County Group-construction quality is somewhat compromised, and seepage issues are quite noticeable from the outside.
