    How to File HUD Complaint - Fair Housing Violations & Tenant Rights
    Housing Discrimination Laws
    Laws at all levels of government-federal, state, county, and city-prohibit housing discrimination, and each set of laws has its own complaint processes and enforcement procedures.
    Federal law-specifically, the Fair Housing Act (FHA) Federal Housing Administration-prohibits discrimination based on:
    race
    color
    religion
    sex
    disability
    familial status, and
    national origin.

    This ban on discrimination applies to the renting and selling of nearly all types of property. (The FHA has limited exceptions.
    Other violations are less obvious, such as asking a potential tenant if she is pregnant or not allowing a service animal due to a “no pets” policy.
    Should I File a Fair Housing Complaint?
    If you experience housing discrimination, you'll want to first determine which law or laws apply to your situation.
    How Do I File a Fair Housing Complaint?
    If you’ve decided to pursue a complaint under federal, state, or local law, the next step is to prepare and file the complaint.
    Filing a Federal Fair Housing Complaint
    Victims file federal fair housing complaints with HUD’s Office of Fair Housing and Equal Opportunity (FHEO). You can call FHEO directly to lodge your complaint or fill out and file a complaint form. FHEO accepts completed complaint forms online, by email, by mail, and at any of its ten regional offices.
    After receiving a complaint, FHEO begins an investigation. When the investigation is complete, FHEO will either dismiss the complaint (if it doesn’t find enough evidence of discrimination) or issue a Charge of Discrimination.
    The laws implemented and enforced by FHEO include:
    • The Fair Housing Act
    • Title VI of the Civil Rights Act of 1964
    • Section 109 of the Housing and Community Development Act of 1974
    • Section 504 of the Rehabilitation Act of 1973
    • Titles II and III of the Americans with Disabilities Act of 1990
    • The Architectural Barriers Act of 1968
    • The Age Discrimination Act of 1975
    • Title IX of the Education Amendments Act of 1972
    • Section 3 of the Housing and Urban Development Act of 1968

    Other Offices of HUD
    While FHEO investigates certain types of complaints, other offices of HUD might be able to assist with your complaint, including the following:
    Equal Access Rule and (VAWA) Complaints: Complaints alleging a violation of HUD program regulations that prohibit discrimination on the basis of orientation, gender identity, and marital status, or that allege discrimination related to VAWA can be reported to FHEO or the program.
    Multifamily Housing Complaints: Complaints about the management of HUD-insured and HUD-assisted properties, including poor maintenance, dangers to health and safety, mismanagement, and fraud, can be reported to the Multifamily Housing Complaint Line at 1-800-MULTI-70 (1-800-685-8470).
    Housing Choice Voucher Complaints: Complaints, other than complaints related to discrimination, about Housing Choice Vouchers can be reported to the Public and Indian Housing Customer Service Center at HUD-PIHRC@tngusa.net or 1-800-955-2232.

    I hope they can look into my compliant there was a lot of corruption housing discrimination at these Apartments owned by the Government that I lived at, it's horrible sad how they can get away with such act of Hate and discrimination !!!!!!!!!!!!!

    Im a single mom with a 2 year old. I just had to file a complaint against my landlord because ive been waiting a month to get my refrigerator fixed. The landlord just kept giving me the run around about when my fridge would be fixed. He didn't even apologize for the inconvenience he caused me.

    I have been harassed by my landlord, filed complaints all the way up to HUD and nothing was done. Eventhough i had proof of harassment HUD took the side of the landlord who has repeatedly violated their own policies to cause me harm and no peace of mind.

    SHRA Sacramento Housing has violataring over charging, not fixing water heaters, Stovetops, AC units , these units have fire hazards and a nighbor had a heater blow up and was hospitalized with 3rd degree burns. She has not been accommodated or moved from the unit. We got a petition with over 100 signatures going to the councel and mayor. We need help!

    Ok so i got a good one for you we as in the veterans and of occupants need help with the edwin lee apts Not deducting but instead adding out eldetly and utility allowances to our rent and have been entering without notice weve mutiple files of lies far as unessesary inspection with video them saying thwy dont do inspections and forgery going on for min of 3 yrs

    Property Employee that work in office, which is also our neighborhood harassed us about unassigned parking spot, (closest to their unit but UNASSIGNED,saying it’s hers, the other one was open, she said no it’s for my daughter! which we DID NOT move our car, then after came a pet deposit fee (been here 2 years) now if we renew our lease it’s more added to our rent than it is our other neighbors…. And ours is the oldest unit nothing new or renovated. that’s just the discrimination part

    Well I own over 27 foreclosed homes, and was kicked off the housing because I found out, I never owned a home. I was forced to move to an area that was so bad, someone was killed on the front porch two weeks after we moved in. The Section 8 Manager dropped my payment standard down so low I had to move in that area to keep my Voucher. I was refused a reasonable accommodation for my Autistic son. It was just horrible. Im looking to sue the Director, and Managers all that where involved. I've had enough

    I live in nj and they abuse the privilege of having keys to housing authority tenants…they come in and take items from my apt without permission or warning … can I file a criminal complaint?

    I file a housing discrimination complaint with the Equal Rights Division. And they ended up harassing me, by dismissing qualified complaint, giving misleading information, abuse of discretion by judges, misrepresent the law. investigator changing your complaint and then dismissing.

    My property manager has stolen my clothes three times this year and are trying to kick my adult kids and anyone else who comes to see me off the property claiming they are trespassing. They have made it to where I can't leave my apartment health solutions and the properties own security has gotten involved because it's made me suicidal. I need help this is the worst thing I've ever been through.

    Idk if I need to get a section 8 lawyer.. so my mom is paying way to much for her rent. After I did my own calculations she is paying close to 70% of her income… which is supposed to be 30% of her income in the state of Delaware. She had section 8 for years but in the last two years I always felt like she is paying waaayyy to much with her small ssi she gets once a month. Idk who I need to talk to… cause it’s starting to effect me cause I am paying my own rent on top of helping her with her rent portion as well…. Also she has receipts and proof… in I am trying to figure out how I’m the world is this getting approved???

    As a property manager I was instructed to deny housing to a gay couple that were mute. I was s****harassed by my regional and because I ignored his advances he made my employment experience a living hell. My regional was corrupt in every way eventually I and the company (Barker M) settled for the serious allegations which they didn't want to take to court. Now the denying housing is a fair housing violation. I then stated that the applicants were not going to understand the lease and rules plus issue with other residents. I eventually informed my HR but she took my supervisor side so we (the gay couple and I) went to HUD. HUD IS INVESTIGATING. What's the next step? Barker M (took my supervisor side) and WHCHC ,( were not interested in hearing me out, the CEO cancelled on my on my way to our meeting place) both now have to hear me in a court setting. How long does the investigation take reconsidering I already gave my testimony to the investigation officer .

      I want to know what's the remedy because he is not able to go to court he's missed missed a court date and he has no representation what are you doing about a landlord who has not done what they were supposed to do for a senior citizen with bed bugs

I live at HUD so who do I contact. cause these bitches in the office are fixing to stop this year. 3years is long enough for them to pull their heads out there ass. who knows how many people they treat like this. garbage

    Hello i live in california at the moment i had a couple questions about section 8 housing rules. My mothers apt complex is kicking out the whole apt complex for renovations and served her with a termination of tennacy papers she has 60 days to find a place and has not found one yet i was wondering if theres anything she can do ?

      Hud is no help she has been calling them for weeks now they sent her papers saying that the landlord has filled out incomplete termination of tenacy papers. Not the best info i have but any tips or info would help based on what i said

    In October 2021 eight tenants including myself were evicted from our apartment building in San Diego California. The new building owner stated that they were taking rental units off the market and changing the use of the building. I didn't believe that. Reality is that they did minor upgrades and now The units are re-rented to higher paying tenants. The one-bedrooms were bringing in about $1000 a month and now under the new owner they are $2400 per month. I have filed a complaint with HUD a day or two ago and I'm wondering if they will do anything and when. Are they good about responding? The complaint form said to include as many details and documents as possible. Then you get to the end of the online form and it says no more than 4000 digits or letters are allowed. So I had to go in and remove at least half of what I wrote. I could not include all the details. Will they actually respond? Thx

      No. And no first right of refusal was offered. So we all got kicked out and all new tenants are there. And attorneys don’t want to take the case. Thank you for your comments.

    Will look at this more later, but what do you do when you already filed the complaints & there is NO response or action?? HUD IS responsible for what goes on in their property. My contracts every year are directly from HUD. Corruption varies from state to state. No one is protected here. Don't come to this state.
    ADA, discrimination laws for sex, religion, race, orientation, marital status, etc. are not enforced by ANY Colorado state or local government.

      If a section 8 disabled recipient, make a complaint to hide against a housing Authority is there a likelihood they will be there assistance cut, or black balled of they apply for a different housing program.
