We're paying around 23k now for a 36 sq m studio unit here in BGC. I think in Korea, it is like 20-25k room share around Seoul. If you want something cheaper for around 8k-12k, they have what they call goshiwon. But it's like living in a shoebox.

I was going to say the same thing! I lived in San Francisco for a while and staying in a dorm-like setting (basically just a bunk bed) cost me $1000/month. $1200 for an improvised room in an apartment shared among three people. This is a pretty good deal! : )

Normally, the reason why apartment owners choosing to rent their house as Jeonse so they can have a big amount of money to use for their pre existing business or to start a new business instead of them loaning from the bank. Although it seems like they're not going to earn money from the rental fee (since they have to return the money after the end of contract) it's still better than to pay high amount of interest from the bank. That's what my husband told me since they're also renting their other apartment though it's Wolse since they don't do business.
True. Sometimes, landlords give montly rent discount the bigger the jeonse you pay. I was lucky to find a house in Suwon with a 1,000,000 KRW deposit and 250,000 KRW monthly rent. Only that the landlord took two months to give my deposit back when I moved out.
I really like Jessica for making informative videos like this on the Renting process in Korea. I saw in k-dramas that Koreans use a stamp to sign contracts in lieu of a signature. Indeed Seoul is one of the most expensive cities in the world to live in but I’m sure you’ll be able to cope with the expenses.
This type of unit seems popular with young professionals in cities in Korea. I often see similar apartments in “Na Honja Sanda” variety show which features celebrities who live alone. I think it’s perfect for singles and the location makes it feel somehow luxurious despite the cozy size.
Comparing that to some apartments in Makati, I think you did quite well. Makati you can get a rental apartment from 75k (I have seen up to 150K pesos) pesos per month. Allowing for water and power (pre Covid rate) for a 2 bedroom I believe will see 7k pesos at worst. You need to shop around for internet price and speed.
Coming from where I live in the US, the rental and maintenance actually seems to be a good price considering the condition of the apartment and the advantages of your location. Your mom was right about taking it right away.

Looks like a 20 sqm unit with loft. You'll probably get something similar in Makati for 15k to 20k. Probably even a larger unit. It would probably be more expensive in BGC but it would be nowhere close to 38k for that size. There are a lot of other condo units all over metro manila in areas that are okay that is more or less 10k per month. The terms are normally just 1 month advance and 1 month deposit. So definitely living in Seoul is much much much more expensive.
This is very informative to watch. I'm always fascinated and curious how Koreans pay rent etc because my dad always tell me that his workmates ask if he lives in a house or apartment, and when he says the latter they are shocked. yay! thank you so much! this was so informative :). i cant totally understand what you said and how things are over there. it doesnt seem too different from here in japan. i dont live in the city, sort of in a suburban area. so my rent is not too bad. around 54000¥, like 577,935 won. it is a one bed room apartment that is fairly new. my door has no key, it has a password. i live in the first floor but im not in the city so its quiet. i pay rent monthly and bills, internet and everything is separate. im currently in my second apartment. compared to my first, its a little more expensive but i like this better because of the no key door. my shower room has a window and the bathtub water can reheat itself. my bathroom also is separate from the shower and it has a window. i mainly used a real estate agent here but there are companies and apps like you said you can look online for apartment hunting. but ya comparing it to tokyo. i remember my brother lived in tokyo and he paid like 1,070,387 for this really tiny shoebox apartment. it was building, it had an elevator. you need a password to enter into the building, so that was pretty secure. but it was very narrow and small. as in when you use the toilet, your knees would be hitting the wall. his bedroom, if you put a bed, itll make the room smaller. but it was near a university. and if youre the type who goes out a lot. it is just the right size and space i guess. i think these days, people who those lifestyles prefer to live in a sharehouse. where people live and rent just a rent and the bathroom kitchen living area are all communal. i think i have a seen a video on youtube about people living in a similar space to what i just described. anyway this is getting long. thank you so much for the information. dealing with the noise of the apartment is stuff we realize or notice later once we live in a place. so next time, for sure to check with the real estate agent how noisy it can get or if the windows have noise reduction.
not surprised at all...most of my korean officemates can afford renting condo in BGC coz they say its just like living in Seoul...that loft could range up to 35k and up here plus the maintenance(3k-5k), cable tv, wifi installation and monthly pymt (2k-3k) then the electricity & water, the savings of course is on the gas bill since we dont have winter here but surely the electricity could be quite high if your using aircon at most 8hrs a day...most likely same range in Makati...outside these places could be little cheaper...so bold of you Jessica hwaiting!!!
The cost of living in SK is much cheaper than in other developed nations. Some urban locations in North America can cost around $1500 to $4000 / month depending on location.

I live in a condo in Makati near the MRT and the rent is almost the same as the one you have, the difference is the unit is quite spacious and it's semi-furnished so i dont have to buy dining table, sofa, gas range
When my son was going to school in South Korea, we actually paid the whole amount for the months he stayed at the house. It was much cheaper to pay the entire amount than paying the monthly rent. This was close to Ehwa University which was the school he went to.

That's pretty nice considering the salary of a labor worker in korea as a foreigner. If the korean language center and POEA is telling the truth, they have a salary of 90K PHP a month. I'm saying it doesn't need to be a unit like Jessica but a more cheaper one and with other Filipino workers as sharing.
If you are Korean working in Korea the salary is much much higher. So rent is only a few percentage of the salary. Unlike here in the Philippines. You can rent places that cost 10k only it will take up around 50% of the salary already.

Have you totally given up on plans of going to Germany? If you‘re still planning, depends on which University you go, rent may be very high (Munich, Frankfurt). I would also recommend you learn some German if you haven‘t yet. But University is, of course, for free (or very, very inexpensive - 350-500€/year would already be expensive but you get a transportation card for free for the region. Hard-selling German Unis. Hehehe.

I live in Makati and renting condos now is much cheaper probably because of the pandemic. You can actually rent a decent studio unit for 12k a month and higher depending on the sqm of the unit and the location (if it's more closely in malls and near business districts). Being an adult and trying to be independent despite which country we live in is that we need to really work hard (and unwind harder) ~ So fighting Jessica!!

That’s about U.S. $880 a month with utilities and rent. Wow, not as expensive as California rent. A studio apartment (no bedroom or loft, just an open living space/kitchen and bathroom) costs about $1600 a month in the cheaper cities and that doesn’t even include utilities (electric, gas, water, Wi-Fi) which can cost $200 a month. I need to leave Southern California someday.
I see that Jessica can be Miss Universe Korea. She is not afraid to talk about things. She doesn't need the opinion of others because she knows her side and she knows how to stand on her side. We have a condo in pasig and our monthly bills for condo including all the amenities and maintenance would cost around 40-45k excluding the electricity and water. Btw it's our own condo so the price is quite high compared to the rentend condos

Seoul is always known to be pricey since korean culture is focused at it as well, i can't imagine prices of Seoul Trimage where most stars live in
Makati citizen here 🖐️, aside of living expensive you can also access the benefits that they give here if you are registered as a citizen of Makati

Have you totally given up on plans of going to Germany? If you‘re still planning, depends on which University you go, rent may be very high (Munich, Frankfurt). I would also recommend you learn some German if you haven‘t yet. But University is, of course, for free (or very, very inexpensive - 350-500€/year would already be expensive but you get a transportation card for free for the region. Hard-selling German Unis. Hehehe.

But it's seems so expensive but because if your location being in the busy area of Seoul that can be the reason. Your view of the surrounding from the window is nice. that’s really expensive if you compared it to ph rent houses. My parents is renting a house for only 10,000 pesos - 2 bedrooms, 2 bathroom, rooftop, and small parking space

I live in Makati and renting condos now is much cheaper probably because of the pandemic. You can actually rent a decent studio unit for 12k a month and higher depending on the sqm of the unit and the location (if it's more closely in malls and near business districts). Being an adult and trying to be independent despite which country we live in is that we need to really work hard (and unwind harder) ~ So fighting Jessica!!
So expensive! You could pay to own your own condo in Manila for that price Jess.

Although there's a risk with 전세 also, I've heard of people losing their entire deposit from landlords taking advantage of some vaguery or technicality in the contract that lets them seize the 전세 as "reparation" for "damages" and such 💸
The crazy thing is rent is amost the same with BGC/Makati, but the median wage bet Seoul and Manila is very different. :/ living costs are higher there though. Thanks for sharing jessica!

That’s about U.S. $880 a month with utilities and rent. Wow, not as expensive as California rent. A studio apartment (no bedroom or loft, just an open living space/kitchen and bathroom) costs about $1600 a month in the cheaper cities and that doesn’t even include utilities (electric, gas, water, Wi-Fi) which can cost $200 a month. I need to leave Southern California someday.
I see that Jessica can be Miss Universe Korea. She is not afraid to talk about things. She doesn't need the opinion of others because she knows her side and she knows how to stand on her side. And most importantly she is independent, not only because she can live alone but she already has solid goals and she can make solid decisions. Living in Korea(Seoul) is pretty expensive,
still much cheaper than california, our 2 bed apartment cost $2,200, internet $150 w/o cable, electric $150, water FREE, garbage/sewage FREE. perks of apartments, if you rent a house you pay for those. + extra parking is $50 per month

most filipino choose the rent to own house mostly near manila like cavite laguna and bulacan etc.
We have a condo in pasig and our monthly bills for condo including all the amenities and maintenance would cost around 40-45k excluding the electricity and water.
Btw it's our own condo so the price is quite high compared to the rentend condos
I forgot to include the monthly of our parking lot which is 15k so overall total is around 55-60k yeah

Living in south korea someday is one of my achievements, hope i will find a job there someday and support my family also can paid my bills and get whatever i want for myself .
