  • In this video I talk about two tips that are great for apartment complexes but also home owners that want to save time and money. If you are a maintenance supervisor or community manager I believe this tips can really help you save money but also keep tenants happy.

    Great tips. I used your trick with the stuff bristle brush for texturing a ceiling. I need more practice but it works great. Thank you!

    I just saw ur videos and your in point !! I’m in a 270 unit property and I can’t seem to get work orders down . I complete 10-15 a day but the same amount comes in !! I am the only one that knows how to work in this type of work I get temps but they can’t complete the work I have turn i have to do or help the temps and work orders .. what advice do you have in this situation

      I've been in that situation before 😬. I would try and hire painters to paint the vacants. I know that when you have Temps you end up carrying paint for then an materials and at the end of the day you end up being their helper. And many times having to clean their mess. Painters are not very expensive and they can paint two or more apts a day. That way you only worry about the maintenance and work orders. That will save you alot of time and you don't have to worry about painting and carrying brushes and rollers to the temps

    been in the apartment complex business for close to 10 years started as a maintenance apprentice/groundskeeper and then technician for the last 8 years. just got offered my first maintenance supervisor position with a small 200 unit hud property. really nervous but excited. any tips from supervisor out there for a first time supervisor?

      In my experience it's more efficient if 1 guy does work orders and the other turns (I'm assuming their's 2 of you). For me it's always been hard doing a half day of turns and half day of work orders. It's a whole different set of tools and time consuming. Good luck!! And congrats 👏

      Totally agree with the last statement, and would love to add to it. I've been doing maintenance for about 18 years and this formula works great; however, make sure you rotate your guys every so often. With one doing work orders and the other turns all the time it's easy for the work order guy to get burnt out, particularly if there's an overload of work orders suddenly. The turn guy can definitely get settled into a groove and get turns quickly; however, it's easy to become complacent and lose the drive for completing high quality work. Also, should a scheduling emergency arise that you're unable to step in on, either guy can fill the spot. Hope your new job is going great! Give yourself permission to grow and make a few mistakes, and always stay tight with your vendors. Take care!
