    Vendor coordinator can be very useful as first line to gather details on maintenance issue, pictures, etc... and then pass off to pm if uncertain how to work matter. **I'd definitely like to see a video on sourcing good vendors for maintenance work... that is the biggest headache ever! lol

    I live by this rule. The owners trust me. Telling an owner good or bad news is part of a PM’s job. I also try to get ahead of AP if I can tell the owner what the cost is prior to them getting the invoice. Proactive instead of Reactive. This is also how I’ve formed my relationships with our vendors. I’ll even send pics of finished work. Thanks for the video Mark!

    Vendor coordinator can be the person who knows details of appliance age, and formula to repair or replace and can therefore be the one to justify the expense. That's how we are doing it in N. VA and Austin. Great principle and it can be applied as long as your vendor coordinator is trained and has responsibility to justify the expense.

    It's a great topic your into here, but I kinda get the feeling I'm buying a used car. Seems to be a sales pitch with these involved stories. Bullet this info, causes and remedies up madman.
