    🚫 Awful view
    🚫 No walk-in pantry
    🚫 No dedicated laundry room
    🚫 No mud room entryway or foyer
    🚫 Rooms too big with closets too small
    🚫 Inside and outside of home felt sterile
    🚫 No landscaping in the front or backyards
    🚫 No basement, shed or garage for storage
    🚫 No double vanities in any of the bathrooms
    🚫 Long, narrow backyard with tripping stones
    🚫 Clunky downstairs layout with two small living spaces
    🚫 Showers not enclosed for sitting/shaving, tripping hazard
    🚫 High ceilings upstairs reduces intimacy and increases noise
    🚫 Weird amenities, like oversized refrigerator & wine fridge... but no soaking tub or electric fireplaces in living room or master suite

    In a million dollar house I don’t want IKEA cabinets, it doesn’t have a custom range hood, there’s nothing about that house that screams over 1 million dollars in that raggedy neighborhood

      Actually, IKEA cabinets are considered excellent quality. Just use them as a base and add moldings. I don't have a problem with IKEA cabinets. I've seen house tours of multi-million-dollar townhouses in NYC that have used IKEA kitchen cabinets, combined with 20k in appliances.
      But your description of the neighborhood as "raggedy" is perfect.

      Ikea has great quality cabinets that are customizable and very solid. When I did my kitchen remodel in 2020, I didn't think about using Ikea cabinets until I happen to go to Ikea for something else. When I saw the kitchen layouts and researched the cabinets, I took a chance and got them. So very glad that I did.

    At first glance, it's a beautiful home and some of the finishes are really nice, but when you get past the initial newness of everything, it has some major screaming flaws. Starting with the outside, the neighborhood isn't supporting a million dollar price tag yet, the exterior build look doesn't feel/look high end, the exterior isn't landscaped well, the backyard patio looks like an after thought and is too small to entertain on and the fence looks worn/old. And did we miss where the detached garage/parking was?
    Then going inside, the layout is not practical. On the first floor, this would ideally be the living area where the family would hang out right?...they have two spaces for a couch but where can you hang a TV? Waterfall showers are great in theory...but who is blow drying their hair everyday lol? The master bath didn't even have a water closet with that awkward toilet placement, the closet was way too small...and what's up with all the tubs and toilets being right in front of the windows lol...and those jack and jill showers that aren't enclosed but would presumably be used as kids' bathrooms...kids would have water everywhere and then slip on the tile lol. And no laundry room or even a mud room???
    And the third floor is confusing...it's set up as an entertainment area but then you have the two bedrooms which at first blush doesn't seem like a problem until you look at the space...there's no real space to put any seating or a TV in that common space, not even enough space to make it a game room and what guests am I trekking up two flights up stairs to sit on the that balcony and look at what exactly...the view is rough. And then any guest would always have to go through someone's bedroom/office to get to a bathroom...it's like what is this space for...they should have either committed to making it an alternative to a basement or a bedroom area but not try and do both.
    And I'm going to pay a million dollars for a home and then going to have to pay for privacy window treatments for every single window...could you throw in a couple of plantation shades or something at least lol? Also the finishes or jewels of the home like the light fixtures were not that high end and too small...did you see those pitiful little pendants over that huge island?
    It makes me wonder, who they had in mind when they designed this house? Cause on the surface they tried to add "shiny" things for buyers like the huge island, wine fridge, waterfall showers but they completely missed the practicality aspect of the living spaces...I mean if this was a rehab of an older home, some of these awkward features would be understandable...but a brand new home at this price point? It just screams like someone thought they could slap up a home and grab a quick profit...the design was definately a huge miss...

      The lights fixtures that were installed are all outdated style wise and scream early 2000’s. Way too glitzy and not the appropriate porpotions.

      That House 🏠🏡 is Over Priced for that Area it's in and the Functionality of the Design is Awkward it doesn't Follow Smoothly and 3 Levels and No Attached Garage Space it looks Nice Outwardly but inside it doesn't make Sense for that Price.

      Ur absolutely rights on all counts. I’ve seen nicer homes built by Mika and Brian on 100 day homes on HGTV for $450,000. Somebody will buy it but it’s lacking on so many levels.🤷🏽🤷🏽🤷🏽

    One reason the house hasn't sold: LOCATION!....who in their RIGHT MIND would pay a million dollars for that!.it could have 3 basements, still not worth a million dollars 😂

    Instant deal breaker for me is the front entrance. There is no entryway, you're just straight in the living space.

    THIS series is a winner!! It was so easy to get caught up in the newness of the house; but then you take a 2nd look and things just don't make sense.
    -The house is not selling because it's all bark and no bite. Nothing grabs you. Why are the Jack & Jill baths so high-end?? If someone has kids, then the kids have to use mom and dads tub.
    -The closets are too small.
    - you open doors in a kitchen and there is no pantry, just mechanics. Yuck.
    - The yard was a deal breaker. Hell no. It looks like a slice of pie... lemon meringue.
    - where is the garage?? Ugh
    - the neighborhood does not warrant that price tag.
    - Lastly. In Belmont, NC; where I am; all the older homes are being bought up; completely demolished and new homes that are much larger and pricier are going in. The difference is, amenities; good schools; location; walking distance to most things; and very few smaller homes.

    There are so many design issues with this house, but the lack of a large, well-designed walk-in closet in the primary bedroom was probably the worst offense. It looks like flippers designed the house instead of professional designers.
    And let's not even talk about the neighborhood.

      Agreed! The master is huge, I'd much rather sacrifice some of that space in the room in order to have a big walking closet with nice built-in cabinets/fixtures. One basic rod and shelf in a master?!?!? Nope.

    It could be the underdevelopment of the neighborhood! You’re paying over a million dollars and you’re across from some tiny, old looking houses. It almost looks like they built a nice home in the hood!

    Is it priced out of the neighborhood that it’s in? Also i think you missed a door in the living area. The jack & jill bath should have a tub and the primary closet is kind of small for that size bedroom!

    In my humble opinion, it's the master bath. This place is beautiful, but the master toilet is behind/next to the door? It's like it was an after thought. Could also be the basement, but we don't have basements here so I wouldn't miss it. I'm just saying for $1.2, I'd like the toilet to be away from the doorway... and would LOVE for a window to be near by.

    The house is nice, but it hasn’t sold because it’s like most homes today which are grossly overpriced. The outside looks like a big box.

    They wasted a lot of space. In a house that expensive the walk in closets should be bigger, laundry bigger …no basement and then all those mechanics located off the kitchen instead of a large pantry.. no covered patio in back or landscaping … and then surrounded by older homes that don’t match the value of this one..and I just realized I didn’t see a garage unless I missed it. I feel like the builder over built and didn’t put much thought into things people actually need and want and thought those finishes and appliances were going to save the day

    I agree with the sentiment that no one is going to pay a million dollars for that house. It has nothing to do with it not having a basement. The entire layout is awkward. Where will a family gather and watch TV? That small area opposite the kitchen isn’t even large enough for a Keeping Room let alone a Family Room. The finishes look inexpensive too.

    Hey Jon. I’m a realtor and appraiser trainee in Maryland. I’ve had my real estate license since 2007. Love what you’re doing.
    Any home that hasn’t sold is always price lol. It either costs too much for the market or for its condition. Over a mil and no basement? Plus, it’s actually pretty cheesy. Buyers like brand new but what I’ve noticed going through a crash and pandemic, these buyers are way smarter than 10 years ago. Is this home near water or in a low lying area? Just wondering why no basement.

    EDIT: Million dollar homes do take longer to sell BUT that’s probably not the issue here.

      A neighbor put her house on the market for 2.2ML and while other houses sold for that price I don't think hers' sold because she was way too much house, land, upkeep, and expense. The house has been on the market for 6 months.

      @@citticat2 considering the new demographics, especially smaller families, the larger properties are not practical . A $2.2 million mortgage, with 20% down and a 6.75% interest rate, is pretty high . For 30 year loan term, the mortgage would be $11,415 per month PLUS the points you addressed.

    The home is gorgeous. No garage or even a shed for lawn equipment. The kitchen was AMAZING but no pantry, unless that was it beside the refrigerator 🤷‍♀️.
    But I'm leaning on location being the problem with buyers.

    The house is not worth that amount. The only nice thing about this house is the bathrooms. Also why are there only 3.5 bathrooms for a $1.2 million dollar home? The furnace and water heater right by the kitchen is not a good feature. The backyard is very odd and they should have added a covered patio in the back but they have absolutely nothing in the backyard for that price. I don't know the city or state the house is in but for that neighborhood of old houses, I would never pay that price.

      You're right. It's overpriced, has no yard, no basement, surrounded by old shacks, and who has 4 to 5 dependants anymore. Each room should have its own bath.

    Cute house, layout reads like a 400-500 thousand dollar house. I find people feel real comfortable in the DMV area putting million + price tag on stuff that looks cheap. They forget, those of us born in the 70's and 80's with the check books remember what quality looks like. We were here before HGTV. A pretty finish a flashy trend does not a Million dollar house make.

    So the house really doesn’t have enough storage. The laundry is small. No mud area. The backyard doesn’t have an outdoor kitchen or covered patio, no attached or detached garage. It needs an elevator being that it has 3 dedicated living spaces. What is the material on the outside of the house? Frame, vinyl, hardiplank? No brick or stone? Yeah I would definitely have to pass on that house. Love the 3rd floor for older teens in college.

    It's the exterior, which was shown briefly. It looks too tall, top heavy and weird. I have seen this listing. The lack of garage and basement are not helping, and school ratings (given the price point) may deter dome buyers. This is a great and entertaining series!

    Yeah Mr. Jonathan a million dollar home with no basement/garage is a deal breaker, at least for me. . Houses cheaper than that has at least a 2 car garage, but its nice though nonetheless😊.

    Love the commercial size fridge/freezer. I want this in my next home.
    Back Patio is odd, and should cover the width of the home.
    The third level was unnecessary, and could have been a better option as a basement with additional storage and a much larger room for laundry.

    I think this house is suffering from "Nicest house on the block syndrome." What would you guess is the value of the house next-door? Less than half the value of this house, at least?? Also. there is no basement, but is there no garage either? That alone would be a total deal breaker. But the house itself is wonderful!

    The living room floor is cupping. There is a moisture problem in that section. The moisture in the house is higher than the moisture under the floors.

    I saw things I liked - the kitchen not being on full view from the street door, and plenty of storage space - but I HATE, HATE that cheap looking stonework and the black fixtures and fittings. However, it's the price everytime when a property does not sell and doesn't matter the location. There are $3m plus houses in Miami that are not selling because the sellers don't understand the market.

    Alot of new homes are being built too fast now. Leaking rooves, uneven trim, unleveled doors and windows. The list goes on.

    Concerns: Location, lack of garage, lacks curb appeal, patio not sized to house, bathrooms are boring and inefficient, fridges next to a wall hinders opening the door. The cooking triangle is nonexistent. If you are in CA, price may be adequate. I could list much more.

    Basement would not be a reason usually in wet areas it's a problem. I found the areas are too large. Heating? and as another stated nowhere to remove coats and boots. No garage

    I love the house, staging decent. Lots of space but in snowy cold weather to me a basement is totally necessary. Plus, I need a garage. Better buy that small house next door and get a garage put in, bigger yard, mother in law qtr. Aren’t builders supposed buy all small houses in the neighborhood and build other big houses alongside other big houses? Price ify when pieces are missing. No curb appeal either.

    I see several reasons why that house hasn't sold. There is no foyer, just feels like you walk in the front door and a wall is right in front of you. There is no laundry room, just a small closet that holds a stack washer and dryer, no storage. No walk in pantry. A primary closet smaller than most secondary ones. No covered patio. No pool. No attached garage....
    What's the square footage? It seems that the price per square foot is probably more than double what it should be. And the neighborhood specs would lower the price considerably.

    There are several things that would make me say no starting with the 3rd floor balcony(children), cheap IKEA cabinets, no basement, narrow doors, exterior of the home is plan, master closet to small.

    Rejuvenating of a neighborhood doesn’t happen overnight. He clearly pointed out the house that are being redone he even said there is a trend in the neighborhood.

    Thid floor is the basement. Plus fuenance etc. utilities should be relocated.

    I love this whole concept of "why this house hasn't sold". Keep at it, and speak more confidently!
    Very pretty house, but please explain why not having a basement is a problem. Around here, though traditional, they're no longer recommended and absolutely, furnaces and hot water heaters should not be in them. This has to do with flood risk, but applies also when the home is above hazard zone: basement has become a big NO. I'd like the house in this video precisely because it has no basement.

      Thanks for the feedback. It’s appreciated. Most of the homes in the area would have a basement. It’s pretty common for more living space and the furnace and water would likely be down there. The agent told me later that’s the main reason buyers haven’t written an offer.

    The issue is that they're taking space to use for storage and enter the front closet and using it for the infrastructures which they didn't design for it. Who's going to pay million plus and they didn't design the property to fit certain infrastructure. That closet they could have put in tankless water heaters and not utilize that Under the Stairs closet space which could be used for storage. That shows you have an architect that was half-assed and not knowing truly how to construct spaces to hold the utilities.

    I believe I'm agreeing with others about not having a nice size pantry in that beautiful kitchen and I didn't see a microwave. Also, for the price they are asking, I would think they would have added an enclosure for the backyard and maybe add some plants so that the outside of that house won't look so plain and boring. I mean that's not a look for a million dollars home.

    Not with that Hansel and Gretel backyard. The master bath is underwhelming. Where's the garage for how much again? The rest of the house is nice. Maybe relocate the water heater, a/c and breaker box. But other than that it's a nice house.

    A million dollar home with only a half bath by the front door by the office. So being in the great room you must go to the fro t of the house. If you made the office into a bedroom they must go up stairs to shower. Also they built a million plus dollar home in a $400,000 neighborhood in hopes the neighborhood cathes up with the houses. Plus the appraisal came in low and buyers had to come up with a hudh down payment.

    Don’t know what part of the country this in but if it is in the Midwest or east it must have a finished basement and a 3 car garage for a million asking price. Oh and it should have a watering closet in the primary bathroom shouldn’t have to worry about get hit by the door by your spouse

    I understand window coverings/treatments are a very personal and customized design choice in a home. But...for $1.5M I feel like there should be something on the windows! Even if the homeowner changes them out in the future. If anyone were to buy that house, they'd have to shell out a bunch of additional money right away to cover the windows (including the bathrooms!) as there are many neighbors well within eye sight!

    That kitchen is killing this house. You’d have to be a mighty heavy drinker to have a wine fridge THAT BIG! I feel that the refrigerator is a side by side (one side fridge, one side freezer) so that’s a no for me. And where is the pantry? A house that large and at that price and NO PANTRY?

    Don't like the backyard or the fence. Stonewalkway in backyard can go. Not sure why there is no basement. Not a fan of the surrounding home appearances.

    I personally,hate open concept homes. For one reason; I love to cook, and I'd hate to have others in the kitchen, also I do not want the whole house smelling like dinner (or what I cooked for dinner) the other reason is an open concept is perfect for an apartment, or condo, or maybe an entertainment area. But not a house. I think kitchens should be secluded from the living quarters; 🤔or have a wall 🧱 like a pocket door that opens up to the living room

    Yeah, old neighborhood. Surrounded by old homes. No garage. So it’s a no for me. 1.2 mill I’d drive 30 min away.

    There's way too many reasons to list but here's a few, instead of having the huge wine fridge give me a double oven, a pantry, a real laundry room bathtubs for the children and the location is trash 🤦‍♀️🙄🤯

    I HATE cookie cutter houses like this where every room and finish is the same and nothing is timeless about the house design or finishes. I agree, the issue is probably no basement and I feel like Jack n Jill's should have a bathtub/ privacy for the toilet. You also have to keep in mind the neighborhood it may be in, lack of garage/storage space and the structure of the house....this is not worth 1+ million.

    Simple home for 1 million. Here in Tennessee it's not basement country LOL
    People were moving here when it was a decent interest rate. People are more picky today not willing to fork out more to lower your payment. These homes use to sale quick until the interes rate which makes it out of reach. A lot of these homes are AirB&B. A lot of the people been in area doesn't like change. I hear the conversation with the people calling these ugly stick homes. But! Investors buy the old to tear down and build for the dillar.

    A big fridge, cheap cabinets, mediocre land and yard, standard fixtures, in the hood does not add up to a million dollars in anywhere in the US even in most places in California. It's a big cheap house period.
    Divide the price by 3 and subtract 50k at most.

    I don't agree as a developer and an individual who works with Master carpenters and cabinet makers most state that the inner workings of most Ikea Cabinetry has to be changed out. Meaning the outer aspects of most of the kitchen and book shelving cabinets that Akia makes is solid sturdy however the inner workings of a lot of the cabinets are pressed board and different lesser quality materials and what a lot of Master carpenters and myself I'm not a carpenter but I have my guys do it is replace it with solid wood or MDF board and girded up in different areas so that if it's a rental property or a flip property you'll have some longevity with those types of a Kia cabinetry. The other piece of the puzzle is what type of countertops you do with a Kia cabinetry. That makes a big difference if you use quality countertops along with the installation if you have someone that doesn't change those inner parts of a Kia Cabinetry doesn't know how to put it up and those countertops are trash or low end you're going to have a product that is not going to last long

    In an up-and-coming neighborhood, for 1.2 million I don't want to have to figure anything out。 The house is simply overpriced。 Although the kitchen has many cabinets some of those cabinets are not practical you should not need a stool to reach storage overhead, there is no walk-in pantry, two jack and jill bathrooms where is the master bedroom with a master walking closet。 The back yard unfinished the fact that you identify the cabinets as an Ikea product that may be great in a three hundred thousand home but inferior for a million-dollar home。 The house is not worth the price.

    You've been in the industry, neighborhood, neighborhood, neighborhood! Looking at the older homes and how close they are. I also don't think everyone is into all the black theme because it'll wear thin on you. Black countertops, black tile floors everywhere, and faucet hardware too much.

    It seems over priced for a neighborhood like that and its not California. The closets seemed small . The Island was super long. People who are purchasing a two mil home want a formal entry way. It has no basement. Those are not Ikea kitchen cabinets, they only resemble Ikea as they are in a shaker style. Ill assume its back east and I doubt houses are priced that high. Love your show!!!!

    They overbuilt for the neighborhood, the finishes are nice but nothing extraordinary and borderline a little bland. Since no basement how about developing that backyard for leisure.

    I need my entertainment to be in the basement where my guest and i can just walk out into the back yard and i also need separated bathrooms with tubs and separated showers and a cement yard with little grass and it's not worth the asking price

    For that price, there should be at least a carport with some storage for lawn equipment. Also, I'd rather have a finished pantry than a large fridge and wine fridge. I'd also have to put a privacy trellis for the outdoor patio upstairs to block out the raggedy (as other people rightly put it) neighbors' backyards.

    For 1.5M there are 3 levels and the rooms are oddly shaped. The view is not favorable, Only Laundry room was stackable and not a full laundry. There are improvements to the neighborhood; however, when you look at the surrounding homes; that home sticks out like a sore thumb. Also, for 1.5M the super small patio out back. I'm not sure why the builders didn't extend it all the way across the whole house; It looks like they ran out of material. Putting a super small deck on a massive house is like putting an undersized carpet in a very large room-- its just odd and it makes the room appear smaller.

    Checking this out a 2nd time, the 3rd floor is a waste. No one is walking 3 flights of your house to party. (Get drunk and will fall down the stairs). Jack and Jill without a tub for the woman???
    I also think the neighbors are middle class workers.
    Houses on both sides of this house were expanded twice, with wood piles in the back of the red roof house
    to start expansion soon. 😅
    All these old houses will ask for an higher selling price.

    Limited closet space on all level including a sufficient linen closet, no garage or mud room. Family room in the kitchen area has wall limitations for music/tv. A proper laundry room with utility sink. No place for household items, ironing board, vacuum. This house was for adults only. I pass on this.
