- • Old Farm house for sal... This is the original Video I did 3 years ago. Went viral over 250K views. The title of the 3 yr. old video was named: Old Farm house for sale on 5.19 ac. With barn find. Enjoy part 2.
If I was younger this would be a great project, I see a diamond in the rough.
Get some goats in to clear the grounds so you can see into all corners. Clear the house if its too run down. Put in its own septic and water tanks then build a tiny house and a barn. Keep the oaks and put in livestock.
Very good comment Connie.
Bet there is some good wood left in the building
Where in NC is this?
Great video. I am a NC native and understand this type of property and the issues you are describing. My home county is rural and members of my family have had similar situations to yours. Thank goodness NC is passing their own laws against foreign antagonist countries from purchasing land in the state.
Thanks Danny for commenting on this video. Fellow North Carolinian.
amen,,, nc homeowner too...
That's funny you said it really said you can prove the China is antagonist and bet someone some money but I bet you won't
Antagonism like the Opium Wars? Don't even start
I liked to biy this
I admire your hands-on lifestyle! I agree with you. I'm an old man, and I tell any young person that will listen to me; :Invest in land, not gold or silver. Learn how to grow vegetables, and plant fruit trees and fruit vines! Learn how to jar fruits and vegetables. Raise chickens. Keep cats and dogs!
I agree on all your points.
Please protect your land, don't sell it to any other country man! you are right.
Don't allow the state to take it over either!
It's the sellers option...but devious tactics are used sometimes to fool the seller
Replacing a leach field with permits, from a licensed contractor can run anywhere between $5000 to $50,000. An engineer has to conduct a land survey, soil testing, perk test, and deep hole test. Soils high in clay will lead to a higher expense due to having to truck in more gravel. A high water table can add to the cost as well. Absolute nightmare of a job, but if you can get the property cheap enuff, it all might be worth it.
From the looks of it, a complete teardown and going with a single wide might be a more cost-effective measure.
Anyways, at $70K for basically 5 acres, it's way overpriced.
Very informative comment, thank you very much. Al Alvarez.
How much do you think I believe is worthy no more that 20 000
@@pilarmartin5051 Short answer, I don't know. A local realtor from the area could guide you better. However, checking for county code violations and demolition debris removal would also factor in out-of-pocket expenses.
Trying to convince the seller of all legalities and related costs involved with bringing the residential property back up to current-day county code might also be quite an undertaking.
Are there are any other options to leach field? Doesn’t size depend on house size? Bedrooms, bathrooms? What if house has a macerator? Grey water system? Or tank and pump out often? Yes, I’m not very up to speed on these things. Just wondering.
@@davidschmegga1354 Assigning DFU values is the proper way to size a drainage system for a residential dwelling according to the Uniform Plumbing Code. However, the above-listed property has legal encumbrances. In my opinion, the most cost-effective way to remedy these issues is with a complete demo and rebuilding up to current-day code standards.
There are other alternatives to leach fields: mounds systems, pressurized dosing, plastic chamber leach field, sand filter, aerobic treatment system, drip distribution/irrigation, and constructed wetland systems.
I love older houses.I wish I had a place like this.lots of privacy too.
Excellent video!!! You are the kind of people we need in office. You did an outstanding job describing the land. Be blessed. From the state of TX.
Thank you.
Get the permits needed, hire a septic contractor and put in the correct leach field. The house probably has good bones, (I am on my second fixer upper and should know). The drive seems in good shape and if you don't want to see the mobile home, put up a hedge to block the view. The size of the property is decent for some small farming and having some stock. It is do-able for a handy person who wants to take their time fixing it.
Negative mindsets !… They are Evrywhere!!.
I’m putting in a bit right now. Get off my potential property. I don’t care about your Intrusion and opinions.
For Nosy Hateful Neighbors!!.
Mind Your Perimeters !!.
My nephew just had septic put in for 3 bedrooms for 8,000.
I agree, there is a fix to everything.
Well said
Will the place pass a perk test? If the old house isn't going to be used, the septic system won't be grandfathered in.
Beautiful property! But for just a little over 5 acres, a faulty septic, dilapidated house and all the work that the property needs. $70k seems a bit steep when you take into consideration the amount of time and money investment needed to make the property livable.
Great Video! +1👍and sub.
Thank you Chico for your comment, and your compliment to sir. Glad you enjoyed this video.
Let alone the location..
The land is worth over $70K, not sure where that other guy is from, but the price of half acre lots are going for over 20K.
As to septic systems in high clay soils, a couple of alternatives to leach fields are: First, an aerobic system which uses an air pump to pump air into the main tanks as well as a third tank which has a submersible pump with a float switch that sprays the water out over an area after it has been treated with chlorine. Second, a constructed wet land which is essentially a designed pit with gravel that uses plants to digest the discharge from the septic. I have seen both systems work well and I presently live with an aerobic sustem.
WOW thanks Andy you really know what your talking about. Again thank you for THE INFORMATION.
🌸That would be such a GORGEOUS house to fix and put antiques in. Wish I could see inside.
I did a inside this old house video.
One acre in Glen St Mary, Fla.....$15-30,000
One acre
************************
Build a pole barn/ put walls around it/ pour slab inside(outta site)...
Build your home INSIDE that big "supply shed". I know of several pieces of property in Florida that have "homes" on them....JUST like that.
The house has plenty of room for a new Septic System. Now the system type that can be used depends on state and county rules that have to be met. I live in New York State. Northern NY. People around me will buy a house like that. Fix the inside up and septic system to make it nice and leave an outside wall unfinished to keep the taxes down.
Wow my ancestors and my current family would love to be blessed with these beautiful lands,
Maybe next lifetime 😢
I'd love to live off grid but I will never get to. I'll never be able to buy land. But I'd dream of it. I am able to grow a garden. I'm also doing a flower garden. I am blessed to have a couple tillers to help me get my garden started. I make lul videos and short video on my channel to have for my children to watch when they want to. I'm such a old nerd.
LOL I am an old nerd too. Thanks Moody Life.
@@tnoel374 thanks, looking forward to the next video.
Thank you for your time to show us. ❤❤❤
That place is beautiful! The house is amazing!
Your doing the job the realty agent should be doing.
I know right.
The septic drain field is known as a leach field, not a leak field.
Thanks David for that correction.
@@tnoel374 , we were long time residents of Alamance County, before selling it all and buying a sailboat. Even with the inflated tax value of the land and poor condition of the house, there are folks that wouldn't blink at that price. Efland is situated between the Triad and the Triangle in a census-designated spot. Not a shabby location, if you want to be a flatlander but not live in the Sandhills.
OMG thank you. It's like you're and your I was dying

Ah as the saying goes, Location, Location, Location. Have restored 7 Historical Homes in my life. Never rented. My professional life took me to many different states. I do mean Restored & they were Historical. I lived in each one throughout the whole time of Restoring & after. When I had a new Assigment Location I would sell & move forward. I don't know if the young people today have the same desire or knowledge on doing a total Restoratrion. Not to say there are not young people who have not learned the process. My profession had me going 80+hour weeks & back home would take power naps & work on the Restoration & one any day off. My grandfather built the Family Homestead, just a beauty of work & I learned from him growing up & from my Dad growing up. I am in the last home I will ever live in. Yes, you are so right, the cost of Home's today & materials today, OUCH! Then I see this Home & land & many others throughout the country in the same condition. No they don't need to be torn down but Restored. If there is one thing everyone has to know & get done. If the Roof on any home one gets in life does not have a GOOD ROOF & you start fixing up the Interior 1st, that Roof Leaks will destroy all the interior you have accomplished. My Grandfather taught me that when I was really young. So many people forget the condition of a Roof & go on working the Interior & first good Rains Or Snow & Ice & High Winds & discover all they have done inside to be a total loss. On 6 of my 7 homes have totally restored, it was 1st within days of moving into with everything boxed up & covered in plastic tarps, a Hand Crimpted Roof went up on the ROOF. Only one of the Homes had a Hand Crimped Roof & it was 100+years old & I painted that whole roof & for 6 years it never leaked a drop. A lot of homes built over 100 years ago used Saw Dust in the Walls for Insulation. When your taking down the interior Sheet Rock or Wood Boarding and find Saw Dust Insulation you want to clean it out. It will have also settled through the decades. Also realize Saw Dust Insulation is A Fire Box if the home Catches on Fire. Why so many homes & historical homes are no longer around. Hope the place sells & someone who knows what needs to be done & can do it themselves purchases the place. always, Tommy🤠
I live in Minnesota and I’ve got 5 kids and 19 grand kids, I’d buy that 28 acres in a second. North Dakota just passed a law against foreign land buyers. Take care my friend
I took a picture of this house from your video 3 years ago, and it has been the wallpaper on my tablet since then. It reminds me of my grandparents' home, which burned down many years ago.
Looks very nice and peaceful !

Never trust a salesman that hesitates on price.

I agree totally that if you are not a born citizen of the US you shouldn't be allowed to buy up any land what so ever.
😳. That’s not right. I’m not born US citizen but I am a citizen. This is the only country I know. I live here for 43 years. I probably know more about US and it’s history than 95% of the born US citizens. Folks that are born here probably don’t appreciate the greatness that is the US. US tax systems is corrupted. We the citizens absolutely disagree with the taxes and how the money is used. NC is too far from CA. However, I would love to move to a non Democrats run state.
US land should be given back to Native indians, right?
USA citizens cannot own land in china and other countries, thailand, filpines, vietnam. only right we follow same rules.
That is completely correct. Expats can't owner land in Asia period. You can buy the house, but the has to be 51% owner by the locales. I lived there and it's the truth.
U don't own land its rent taxes never yours
American don't own Nothing u pay rent to government taxes.....!!!!!!
I was in the Philippines in 74 and I found out that if you marry a Filipino person who owns a house, well, then you own it as well. But it's true, you just can't fly to Asia and buy real estate. Alot of 99 year leases all over Asia just like in Mexico
U don't own land here no pay taxes not urs
If it was owner financing I would buy it in a heartbeat !!!
What an awesome project !
Excellent property can be made to small family farm with fruit trees and organic produce.
Yes, like I said before. Attach that land to your land and turn that house into a barn! It would be so beautiful and paint it red. I wish I had a barn like that for my mules. I'm serious! 😇
Thanks my friend for tryit to help some one all ready past away God bless you my friend thanks for you good heart to be a good neibor yes buy a property if I see these video before I will buy cash
When I got the permit for my leach field/ septic tank , there is a provision for a secondary leach field area. Which is mandatory. Basically an area usually between the two leach field to install two more. With this being as old as it is, it was not even thought of. With five acres one could figure out where they want to install a new system.
Thanks Troy for the info my friend.
All of these new EPA mandated sepic systems are an absolute joke! I've seen old cinderblock drywell cesspools that never needed pumping!
@@monkeywentbananas I have installed like seven septic take systems in Arizona. Our basic design is a 1000/or 1200-gallon concrete take and two leach fields. you get the permit from the health department, and the building department inspects it upon completion. I have not installed any in the last twenty years. I do remember them giving you a pamphlet of instructions. Which was very helpful. They make you install inspection pipes in the leach field you pull them straight up and they look at the 2" gravel. They also want to see the invoices for the amount of gravel purchased. It is recommended they are pumped out every five years.
Nice video, thanks for posting. I am a real estate investor. I would valuate the property at the raw land value less the cost to demo the house and excavate the slab/foundation then haul away it all to the dump. Not to mention any additional necessity to excavate and remove anything related to the septic - tank, piping, etc. that may pose an environmental hazard or interfere with the highest and best use i.e., agricultural, livestock, or redevelopment as a residential property.
You got a great buy on your 5 acres at 10k with the average cost of $7,500.00/ acre.
By my numbers if I were going to buy it basis of the raw land is $37,500.00 - $15,000.00 to demo the house and foundation, load and haul away, dump fees, (hopefully no biohazards exp. asbestos requiring special handling). Adjusted to $22,500.00 x .70 = cash price of $15,750.00.
That would also be subject to an envronment inspection of the old septic system and its impact to use of the property which could devalue it further as stated.
These are real world numbers. Can someone do it all for less for their iwn sweat equity? Sure, but what's their time worth?
As a business man 15k would be my maximum number and could easily drop to 10k with the variables.
If I were you, I'd offer them 15k cash to close in 10 days as-is because it doubles your property and you can afford paying a bit of a premium for it.
What are rhe current property taxes in it vs. your property? Usually the appeal process isnt too bad, bit you could hire an attorney specializing in assessment.
Oh, and by the way has the decedent's estate been already settled and a title report shown it is vested in the heirs/beneficiaries with no clouds to title?
If not, that is step one at the Sellers expense. Good luck!
Great comment, I valued the land at 4300 per acre. Only because of the cost of my land, and the 28,8 acres that sold next to me. it's an avg. cost
You should make an offer..🎉
@briankendall65 If I were to do so, I would identify the rightful heir(s) or beneficiary(ies) of the estate and secure their contact information, then make the offer to them directly at expiration of any listing contract and independent of an agent or necessity of a realtor's complicated contract and paying commissions. The gentleman who owns this channel is uniquely suited as Seller's best option even if he needs to use a straw buyer.
Blessing my fellow American I just moved to town and I couldn't even own tow truck with out Court summons in Lexington Missouri shot heard around the world
The trailers are my problem. I e sold houses in all town Louisiana that wouldn't turn on the electricity without a new septic system, I swapped electricity 2 parishes away. There is always a solution
Thank you I Appreciate the important info you share about land.😁🙌👍
Your more than welcome Channel H
I live in CA and I start buying houses for cash money and I just start buying all over USA this house is a good investment this is where I see big bucks
That's an awesome find . good luck with that.😊👍🙏😇
Thank you Kevin.
❤ love house like this. What it could be renovated. Probably well built too.
Thanks for sharing👀...(GODS BLESSINGS)🙏
You just block the septic system at or just before property line. It is grandfathered. Then you dig down and make sure it still perkulates by running water thru it to there. Then you just T off and run it anywhere you want. Probably up and down by the drive way. Done all of that before several times. The place is worth about 75k because the house is pretty straight and level and roof looks fairly well. You can go on forever trying to get it cheap but if I owned it it would sit right there for the low ball offers to get a steal.
Houses that are not climate controlled in the south are often horribly mold infested. It's most likely land with a structure that needs demolishing. 75k for the acreage and work to do is a rip off for NC unless its prime area/location.
Greetings from Texas! Love that property! Looks great with the exception of the house!
Thank you for your videos of this home my name is Allen my dad was retired Marine I am and always will be a military brat I lived in Jacksonville near the base thank you again for sharing
The house is a dump which means the septic doesn't matter.
LOVE THIS STORY.
Thank you Claude
Yes Thank you ❤❤❤❤❤❤❤For Your video And Stand
This one might be worth watching this year. The way economy is going prices are going down. Banks have tons of loans going bad. So much property is going to flood the market.
Great comment. Patti.
We have septic tanks and tail lines here in NC. Most of the time its 100 to 150 feet of tail line per bedroom.
Yes the problem is the second leak field is crossing over into another property. It was never permitted. Now the county won't approve new construction, because of the distance from the water shield, the creek that runs at the back of the property. They have to be 150 away from the creek.
Great insight ! I learned something new.
Your welcome Tammy. There are so many thing to consider with buying old farm land.
Very educational sir, thank you .
Your welcome.
Nice. I am not a handy person but my wife is. LOL. That is definitely a project, but as the gentleman mentioned, with the cost of new housing or for building anything, it would be worth it for someone with the capitol to go for. I'd love something like this up here in Ohio where I live. I'm retired and have looked around for some off the grid properties and many are similar to this. One thing I wouldn't be crazy about is having a trailer park across the street. Speaking for myself, that's defeating the whole purpose of moving and living way out - to get away from that. I'd be fine with a neighbor here or there, but not a trailer park just across the road.
Thank you very much for your comments on this video D Yates.
@@tnoel374 My pleasure sir!!!!!! Thank YOU for your channel. I just discovered it and enjoy it very much.

I have the means to buy that land. Not as an investment, but to clear it and live on it myself. I'm tempted.
The place look a lot better three year ago. It just need some (TLC ) tender ,loving , care . I wish I had money to buy it .
Hi Donna yes your right it did look better 3 years ago.
Keep posting it...That right potential new owner will come along...Someone with money to invest in it...take on all the problems associated with the place...The new owner may have to buy the adjoining property too..
Very good comment.
In Canada on a mountain in the north my brother had to put in a septic field because the one that was in there was leaking. Cost him $18,000 to repair it.
18000 yes that's about what it would cost to repair this problem too. PLUS the house is another major problem. Not worth it.
I like the two fireplaces
Excellent !
Looks like Jenny Gump's childhood home.
Great video. The good news is at $70k you won't have to worry about neighbors anytime soon.... =D
That would be nice to not have neighbors. But 70K is not something I want to spend on this place. The owner now is looking for cash offers.
New sub here 😊… i would buy the farm in a NC minute if it won’t for the leak field issue. I’m in Cumberland county and I don’t care where you move, they ain’t making land anymore lol. I’ve been binge watching your videos since this one came up in my feed. I really enjoy the repair videos because I’m a GC. I’m thinking of starting just a painting business instead.

Your welcome CHESUS_SVT thanks for your comment.
I'm guessing the problem with the leach field being on a different property means at some point it was actually on the property to the house and someone later on divided the land without knowledge of said leach field and ended up with a property line running through the leach field...
Your assessment of this situation is dead on the money. Thanks for your input.
Yep
Great 👍 job search for land 👏 good communication
Thanks for mentioning the price at the end. I should of waited to comment, sorry. It's sad the price value of the house is so high. Just got solar panels and electric company just okayed the workmanship. Should increase my value of the house I live in. I'm sick of renting the other two. People are pigs, won't go there again. Ya never know I might become your neighbor with the same off grid reasons.
Thank you for your comment. Chicka D
I would think the best option for this piece of land would be dig up the septic system and haul it off ! Then two options for the house both with the same outcome either salvage the lumber out of it or just doze it and burn it! Both problems solved! The person that would benefit most would be the property next door it would just make the place larger with more options 🤷🏻♂️!!
Great comment, and yes the land next door gets a major benefit.
I would love to have this place
That place has some potential for the right price! Too bad all the issues are holding it back! Could make somebody a nice home rather than just leave it sit there! Your place is looking great Tom!

This was very interesting. The for sale property is a dilemma.
Yes Florida Girl it is a major problem. That is why it has been sitting for so long unsold.
Thank you for creating this video as well as the original one. I am seriously considering looking to purchase a property like this. I have learned so much from the comments. My question is, can the septic system and leach field be abandoned and just create a knew one?
I love a job like that. I've been looking for a old farm house I think if that one is to far gone to save I would take it down and use the lumber for a good size shop and just build me something new or a nice trailer.
at 75K for the house and 5 acres people needing to finance need to pass. House too far gone. That's a cash or cash loan property. Reason why banks won't do a mortgage. When I bought the first 48.22 acres for my current "farm" I did a 5 year cash note. Paid it off in 3 months.+/- 80K and it was a rush sale by the seller and I didn't have enough time to convert some assets to cash for the deal so I needed the cash loan. Bank was a little upset with me for paying it off in 3 months but I did tell them the why and what for my need for their cash when I asked them to process the cash note. Since then I've never needed the banks cash. Learned my lesson and keep ample in money market accounts instead of locked into assorted investments.
Banks can kiss my ass Amos and you know that. Cash is king.
@@tnoel374 yup on that! But: I'm big on my Visa card just for the points. Get the bill/pay the bill and haven't paid CC interest in 30+ years. I have over 300,000 points on the card and for 2000 points I get a $10.00 discount on most transactions. Love free money. Kicker is to ALWAYS pay the bill in full and never pay high CC interest. Only way it works out to my advantage.
I would Purchase that place in a New York minute right now if I had the money but of course my brains in my a** I'm. Can't even afford a Box of popcorn? Good viedo.
Wish I could buy it
Beautiful area but I'd start over buy clearing the entire lot and start over again with a 3800sf home single level home.🤔🤔🙏
I often wonder why buy more than a 1/2 acre unless you need it for privacy and in that case I would build further back and have dense vegetation in the front. To me this is a tear down and DIY owner-builder job. Its crazy but you can still get 1/4 acre residential lot in mid-florida for under $15k.. and thats on a paved street, near city power with home depot an walmart 10 minutes away. Because Florida is a narrow state land in the middle you can be 90 minute from both the Gulf and the Atlantic coasts and it's surprisingly cool at night in the summer because of the sandy soil.
Very good info thank you Sr. Is this place in Kansas?
I want it!❤
someone with the water finding rods could fix that problem!
You can not finance vacant property, and that home is not considered a home. This is considered vacant property. Five acres at like 5k per acre is worth like 25k. You spend a lot of time making your property look good. That removal of the old home is costly. You are 100% correct burn the old house as it is taken apart. I pay $1600 in taxes , and $2400 in insurance. I have to maintain insurance until it is paid off. I own 55 acres in Arizona. Near Tucson and Phoenix. Taxes are high.
Thanks Troy you are so right, and all points.
Yeah, volunteer fire department boys would be glad to practice on this 😁
Nice house
It has promise, if you can fix the septic. That's a big problem.
I take it in a heart beat
If after 3 years it's still for sale it's a no go. Too many issues and easier deals around. House is full of termites: money pit.
The house is by the agent valued at zero, but it's on the tax books for 28K. WTF.
@@tnoel374 Tax man and real life always has different opinions when value is concerned LOL.
If the price was right it would suit me fine. Building is what I do.
Get some goats in there and you would have the place cleaned up in no time.
Plant some gardens and trees, get the fences up to par, to keep the goats where they're needed and not elsewhere..
Can you not put in a new septic system? It's not a difficult thing to do. I did one on my farm and it was only 2 hours tops with a neighbor's backhoe to dig a new pit. Or, is the problem the existing leach drain encroaching on next doors land?
We've got a BIG problem in Australia with the Chinese buying up farm, and city property. Our extremely shortsighted Govt is nuts to sell us out.
I wish I could buy it! ❤
