Excellent discussion between the three of you. Loved the class A/B/C conversation. I moved into class C a few years ago because of the cash flow and the value add opportunity. It may not be everyone's cup of tea, but I look for value add exclusively because I love turning a lump of coal into nugget of gold. It's fun for me and is actually what gets me excited each morning when I wake up. At that point, either holding or selling are both great options. And I NEVER have to look for a tenant, no matter what the economy is doing.
Being an MF investor for 25 years (and not a perfect one on timing, etc), this has been a fantastic podcast. These guys are the real deal. What they are saying is 100% truth, though each has their own perspective. I also started out in class C exclusively and still dable in that product class if the price is right, but those are not properties I want to keep. I view class C cap rates as an illusion. In truth, all cap rates in all product classes are an illusion, but class C cap rates are a larger illusion than B and A. There are more collection issues, more damage issues, and typically more turnover costs in class C than in class B and A (or that is my experience). As such, I've migrated to mostly class B, though I have probably 25% class A (the prizes of my portfolio) and 25% class C, the properties that were a great buy. But, when I do decide to sell a property, which isn't often, I find that it is always a class C. There is just less "issues" with the higher class properties. I think that within the next 6-12 months there will be some nice pricing opportunities developing and I may do some money raises to pick up some additional units. I've been mostly locked out of the market over the last 24 months and have only added about 40 units to my portfolio as that is all I could find that cash flowed without making enormous rent increase assumptions that relied on timing luck vs historical norms.

The reason buying rental real estate is seeing less competition is because cashflow is dropping. So if you're willing to buy without cashflow you're good.
Bring them back! As a small time multifamily investor (92 units over 7 properties) these kind of guests are so valuable. Please please please make a part II

Hi Sarah. BiggerPockets shows us how to build a foundation that supports generational wealth. Small multi-family, 2-4 unit apartments, is an excellent asset class to begin your real estate journey. Try using a rental property calculator on some deals from that asset class in your area. Note: While at a 3-5% down payment for an FHA loan, the buyer must live on the premises for at least one year.

If you listen to this several times you have all the information you need to get started, I have one 6unit that I am managing myself for the experience. It is a cash flow move little or no appreciation but I am making 1500.00 a month spendable income. I am excited about what's happening. You actually might get more people who leave comments on the video when you call it out in the podcast: "please leave comments letting us know what you liked and what you didn't". It's harder to do when you don't know which RUclips video corresponds to the podcast episode you were listening to.

Thank you. And we have this particular interest, into hopefully any level of a multifamily, and/or I've already wished for a long time to find ways into STR's too. We've debated once a route to getting into one via a PL we talked to once, but he wanted us to have a back up signor, so it didn't happen. But guess we just gotta keep trying at it all/to find ways into things as the little guys still., and thanks much.

Being someone that has spent all of my corporate life in the financial sectors I was in the know. Also had friends working in the mortgage industry at the time. Don't hold your breath on a crash like 07-08!

Definitely happy with the regular podcast format. The deal deep dive and all that are cool, but the structurless format is what I'm used to.
