Those are great tips! Pretty early in our search process, we realized we need to read the zoning laws very carefully to understand what is allowed and what isn't.

Great tips! I love the idea of being rural but have always wondered about how to get utilities and how costly it would be. reliable Internet is something that I would have to have. Is that hard to get when you're so far out in the country?

Utilities are a wildcard for sure depending on location! We got lucky, and we have a good internet option recently installed. There has been big progress expanding reliable service, but there are lots of gaps out there!!

Location is so important! For our little experiment, we just had electric service installed on our rural property. (09/2021) Total cost to have the electric coop handle install for 200 amp service was $900. Our land has nothing on it for utilities. It is in East Texas and has mostly hardwoods. Septic install estimates have been from $3-6K and well is also coming in around $6k. We have currently decided on rainwater collection system for water (not cooking or drinking) and will be setting up a water tower with IBC totes and a first flush system. At least, I hope that's what happens. Sewer is still in discussions. We have our travel trailer there now for shelter and comfort. I think we will do a leech field for gray water and we will continue to use the porta potty we bought for camping with an outside bath area. We are only using it for recreation currently so the demands are fairly light.

Do you pay taxes on a tiny house like a standard house...

      No it's like RV taxes.
Unless it's on land and permanently attached to a structure, cement block then maybe?
