I think it’s important to know that bidding styles can be more different among windows cleaners then window cleaning technique. Do your research for your area as well, it will take time to organize an efficient way for you to do bids.
Hey SteveO, who do you ask to speak to specifically when you go in for a bid? I’m trying to get started but I was told by a bank that I need to be a vendor.
Something I've only run into a few times is that customer that calls you out to give an estimate three or four times over the years, but doesn't go with you. One, I told them I will not serve them at all. Another, when she had me come out for the third estimate, I noticed that every single window was scratched so severely, you could see the scratches through the heavy dirt from over 100 ft away. She probably saved $100 on the last window "washer." I bumped the price way up and put in writing that the windows have preexisting severe scratches. I also let her know that sometimes it costs a lot more to save a dollar. 🤷♂️ and told her that this will be the last time I offer her a free estimate. Thing was, I cleaned her neighbors windows 3-4 times a year and they were extremely pleased with my work and let her know. Sometimes you can't fix stupid; but you can charge for it.
For sure!!! I felt like a loser in the beginning when I would waste my time doing estimate for no work. When I had this first happen to me what a feeling of accomplishment knowing all the hours I spent learning back when RUclips videos where just wagtail guys cutting channel ends ABC talking about proper technique using the unger squeegee on a stationary piece of glass.
When I started window washing 6 years ago I was in high school and was taught by my father who washed when he was in high school and college. He taught me $2 per pane outside and inside 😂. I was busy everyday for the summer just from referrals and realized a couple summers later how cheap I was lol
"I still learn every single day in my window cleaning business." Should be the mindset for everyone in everything they do. Life has infinite lessons and pride is never our friend. I love your channel and most of your content. Thanks for making the time to help others.
Bro!! Your in Colorado too! Im in springs and launched my window cleaning business in 2021. It came after a decade of seeing my grandpa and aunts window cleaning success. My grandpa actually still runs his part time back home in South Dakota after nearly 30 years. Your perspective has helped me tremendously you nailed it at the end of the video! It is s luxury service and they sre obviiusly calling us bc they dont want to get up on a ladder. Ive been getting frustrated lately on a few bids. That I felt were fair. Im usually liw end $5 - $15/pane high end. Again this helped pick up my spirits a bit. Ive gotten the either verbal or non verbal overall "Wow your high priced response." As you said its a luxury service. Im slowly learning my worth. Although I still negotiate and do come down. Im Getting better though, Thanks again.
@obadahmed7638 I personally made sure I had my business license, insurance, company name, brand/logo, shirts, business cards, brochures, and top of the line traditional and water fed equipment before starting my first job. When I posted this comment, I actually didn't get the bid because of how unprofessional I did it. Walked in with my dirty work clothes on and handed him a bid written on the back of a piece of paper... Pretty embarrassing when I think about it. So I did some more research on how to present myself, binge watched/listened to WCR nation with Jersey, and have been following SteveOs techniques since. As an industrial/commercial electrician who's constantly surrounded by hectic environments, I very much appreciate my downtime cleaning windows as a side gig. And I love how little overhead it requires to get started when on a budget. Yet has a great selection of top of the line tools for dudes like me, and believe me when I say I love expensive tools. Good luck out there man, the window cleaning community is one of the best out there. Hope that answers your question and more. 🇺🇸💪💯🪟⚡️
Worst thing you can do is go broke while working hard, Make sure you're getting payed what the job is worth and be ready to walk away when someone else tries to tell you that your price is too high. It's one thing to negotiate a bit, it's quite another when the "Client" wants you to work for nothing.
I charge $5 dollars per pane inside and $5 per pane outside. So a double hung window for me would be $20. I charge $2 for tracks and $3 for screens. I know it might seem high priced but most houses I come to the windows are so darn dirty because they haven’t been washed for 6 to 15 years or possibly even never… I also always remove debris
Oldie but goodie. Steve your videos definitely help. I can't thank you enough for taking the time and putting in the effort to do this. Thanks partner, take it easy.
I like a business owner who actually enjoys spreading information business owners in my state are all about themselves and keeping their practices a secret to beat out the next giu
This video has been extremely helpful. Im just now getting started in my area. Reside in Panama City, Panama. Prices will be different but there are plenty of high end to mutli-million dollar neighborhoods in the area. Glad you mentioned this is a luxury service, so not everyone will be your customer.
Not sure if it’s just my area being different but I charge atleast 2x more than you. I’m kind new still but business has been great so far. Keep up the great work I learned a lot from you channel.
I totally appreciate you. I went to 30 businesses Monday. Only 2 said they didn't want a quote. You gave me the confidence. Ill buy through you if that helps. Im definitely placing an order soon. Thanks again for all your killer tips.
Man, I couldn’t help but be astonished. I love how in depth, but honestly Stevo, I definitely think your worth more! You can come clean my windows and pay you 2x all that. My company definitely charges a lot more. We do get some people who complain it’s a lot. But also it’s a luxury service and I have to pay my guys a living wage. Blue collar labor in my area is super low so people mostly understand.
It's saddens me that other companies clean windows for 25.00 on a bid I gave for 75.00 So a month after my bid I got the 75.00 job bc they couldn't get ahold of their old window washer. And I was shown there invoice.... when I figure my price I add to my final total I give customer bc I'm the best around my area. The estimate I didn't win 3yrs ago have called me to clean their windows and well that estimate is not correct I give my price I value my time why I'm still going 7yrs later
Curious whats a lot to you brotha? Im in texas and would like to know. I get people saying im at a good price and some have complained it was too much so we just never agreed to service.
Watching and doing are totally different good luck may you be successful bc somedays I just want to get a "real" job! NEVER I love my job most of the time.
Hmmmm, learned many things, It's a good job for operators and expensive for clients, but I liked your logic. You people are professionals, doing a great job.
Great advice! Also, first I’ve seen that give solid numbers. Agree with everything you said. I used to price windows individually but over the years can walk around around a house and get a good idea of time to do it. I bid shooting for $40-50 hour. I also charge a full day even if I may be there 2/3 of a day. It is a luxury service, if you are really detailed and have pride, the customers will love you no matter price point. I honestly rather get off a day from work than underbid my time. Aloha SteveO
AWESOME, even for a german window cleaner! (But i notice, i`m getting older...; Because You are so fast focused, i had to take all of my small concentration to follow You!)
Great video, great advice, unfortunately, there are folks who charge super low prices and lower the bar big time for insured window cleaners like myself, however, I tried my best and people appreciate that, sooner or later they realize that cheap is cheap, quality is not...😉
Great advice, bidding correctly takes time!! There’s days I walk away from a job thinking that was an awesome bid and there’s other days not so much. We have two different individuals in the town we service that charge 1/2 what we do if not less and it’s taken it’s toll on the commercial market, not quite as bad on residential!! It’s Frustrating when you bid a place and they say the other guy was half.....ok then why did you call us for a bid🤔🤷🏼♂️
Yea, a large town that I service has some of the lowest bidding companies around, I have recently been working there more with the new company. And I find that my bids in that town are taken as an insult lol Did a huge bid a couple weeks ago, same prices if I have used before, I even thought I underbid it and was worried about getting it and the guy said he would not accept an amount that high for a window cleaning service lol
We offer scratch repair, for our technicians only. If we scratch it, we can repair it. We do not advertise the service. Yet to have any issues with new blades and soaped windows. 🤜 Thanks for your help so far Steveo!
Thanks for your response Vcash97 been cleaning windows for 35 years I'd like to share this with you. To get around that, explain a window bid for windows, screens and light clean (( Meaning towel it makes it look ok )) If they want a brand new perfectly clean track that's ok to expect if it's dust and the windows have been serviced on a yearly basis. Most people will say that's cool etc.. no big deal just make things lok nice. Now there are people who've ((NEVER EVER)) Had a track cleaned, and they have mold, dirt, I had a guy who had a tree growing in a window track after I took the curtain and showed him he was shocked. So they are looking for the 1 person who will actually clean nasty tracks because the cleaning maid's janitorial cleaners won't, other window cleaners won't, so they are stuck! NOTE
Never heard of so many different services for window cleaning Jacksonville Florida here we wash windows clean the tracks out with a toothbrush and a shop vac and clean the screens by hand all for $2.25 a pain and for track and screen. Big windows and sliding glass doors are $5 each side. French windows are $8 each side for doors. sounds like you guys are making a killing wherever you’re at good for you guys. Florida is a very diluted market though. Good luck guys. Ps just in case anybody’s wondering it does not matter how high the window is up. the price is always the same. In and outside side of one window for residential is generally $9 a window. There is no right and wrong for prices everybody does their own thing. Good luck guys
I just found yesterday and I blown away at all the great information you offer. I have learned allot in the videos I've listened to so far. You sir are a pro! Thanks!
Prices vary do much by area. Here in Central California, we get substantially more. Gas prices, employee costs, insur prices, all contribute to the final cost.
I think a lot of people don't like bidding because they don't want to lose the job, and also don't want to underbid themselves. It takes a long time to learn that winning 50% of solid bids is far better than 90% of low bids.
It sucks winning bids that are priced low or winning bids that I priced high bc I didn't want to win and crap they called bc they "loved" my personality. Personality got me fat check.
I'm new to window cleaning and have learned a lot from your videos I live in the shore and deal with a lot of salt ,it's a family business I just got into but I love it and no more labor like I used to do
Everything in this video makes a lot of sense,it is a luxury service. Super glad that I have seen this video, right in time for my first quote for this month. I am in The Bahamas where window cleaning can become a profitable business. Thanks for sharing your time and experience my brother. Question, how do you market your product/business to get more leads???
So I'm about to start wondow cleaning on the side, and the one thing I'm struggling with is giving a copy of the estimate/work order, to be more professional rather than just door knocking, asking g and getting paid cash with no receipt or invoice
From a residential home cleaners perspective on new construction builds Run for the hills. I did that for awhile to many unknowns like you said. Inside of the home is endless with dust and the new windows are a nightmare. Way to many jobs spent having to wipe down each wall in a house by hand because some moron forgot to put his bag on the sander etc..Run Forest run. Lol
SteveO, Thank you for the great content, we are just getting started and your channel is most helpful! Noticed the NAGA metals, nice! Are you still training? Started my journey 16 years ago...
Thanks for the continued content, Steve! I remember my first big job was a 2 story with 6 huge windows in the rear walk out. I WFP'd the exterior but when I came inside I was greeted by wooden mutton's on the outside of the glass. They were held in place by small clips and clipped off like one big tic-tac-toe frame. Not fun to remove/install when you're on a ladder 20 feet up working hands free. I believe they were Eagle brand windows. Beware!
A little confused on pricing. I'm a little old school who is starting up my business again in a new area. Not used to having minimums. Let's say you add up the windows and it doesn't equal to your minimum. Are you adding on to the minimum price or do you just keep the price at the minimum? Thanks for all that you do! And I agree, construction clean ups suck!
New subscriber here! Thanks for all the info I'm adding window cleaning to my new pressure washing business so I'll be binge watching all your content. PS. I see the BJJ medals in the background keep up the great work. OSS
Thank you. I bid a job this AM in Greeley that has those Pella windows with internal blinds that open up to be cleaned between the double panes. I bid them at $14 to $16 depending on size and $3.00 per screen. They have a second floor sun room in the back with two sky lights they want cleaned. I know it is full day or maybe a little more. I need the work and I like the customer. Priced whole job in and out plus tracks, sills ect.. at $695.00
As a professional window clean biz owner for past 30 years..hubs cleans windows and pressure cleaning I run the office and we both do bids. Very impressed with your videos! Wish we could find steady great help..here in Florida...its so hard!! Take care.
Great tips again by steveO. Certainly very useful for people with a new business or who want to work on their business! Unfortunately for me here in Belgium the prices are slightly different. But that makes it no less interesting. Take care man, I love every video!
It's kinda funny to see the big differende in pricing around the globe. In denmark, most of us establish a price pr glass pane. Then ofcourse the size of the glass, decides the price. But pretty commonly for a "normal sized" glass would be 4-8 dkk. (1 usd is around 7 dkk)
Not every customer sees the value in what you do. Your aim should be to target customers who see the value in your service. Minimum charges are the way forward
Hey SteveO I've been cleaning window for about 5 years now on a small scale and now my business is growing. Thank you for all you advice it really helps. I'm doing windows in the Cleveland area I have a big job coming up with 117 windows. All of the are french style with 8 large windows with lead triangle panes in them. Would you price this on time or frame? I look foward to hearing back from you. Thanks again!!!
Steve O , cool I see your a jujitsu man. Quick question. I’m a carpet guy but was asked to do windows at the college I clean at. Mainly the Presidents house. Three story. I clean the inside windows, do you charge per side. Second question, I have been asked to clean the outside ones now. What is the best water feed pole set up for just one account that I do once a year
hello sir, here in Canada i charge 10 per window pain straight across the board and 5 per basement per pain then i will do garage doors and man doors and screens free i also do the siding 100 per side aka wall after all is said and done 1 house could be 800 + i only use a water feed pole and only the outside no inner
10 in and out 5-7for outside have customers unlock the screens and post the check on the door.. Family owned father and son company and a once over is all you need most of thime
I have the supplies to start window cleaning but I’m just afraid because I’m not sure if I need a licence or insurance to actually do people’s homes. I’m 16 years old and I’m interested in the entrepreneurial world of business. All love and thanks for the info❤
Hey, for window cleaning you do not need a license like a doctor but I do suggest creating an LLC or SCORP and getting general liability insurance. Accidents happen so make sure you’re covered
I spotted those NAGA medals. I trained for a little while. Looking into getting back into it. I live too damn far from any gyms. Makes it hard to drive to class 2 or 3 times a week. Thanks for the video man. Great info.
I am a little confused. Maybe because I am not very good in English. In charging cleaning windows I am charging for cleaning only outside the mirror, let's say 5 dollars, and from inside another 5 dollars plus the track if needed another let's say 2 dollars? Always depends on the size of the window and the shape.
Do these prices include exterior and interior window cleaning? Or should the numbers referring to to window prices be doubled if doing inside and out? Thanks for the help! Just getting started.
First time clean cost verse quarterly clean cost? Add % first time clean? +20%? 30%?? What time length of last time cleaned would you then say it’s a first time clean? Over eight months? Over ten months? You mention pricing for cleaning in and out, what about price would you say just one side? 40% less? 50% less?
I just quoted a house and didn't land the job because I was "too expensive". The guy that normally does their house does inside and out, screens and tracks for $100. And it pisses me off that there are guys willing to do that work for pennies.
I have times every once in a while where I will match the low bidder if it’s a small job to just show the customer what it’s like to have a true professional
@@SteveOthewindowcleaner its the same in the cleaning world. There are non professionals running around charging half our price. cleaning takes its toll on the body and there are so many unskilled cleaners which low standards it makes me mad they can charge so little
Windows are amongst the over 2 dozen services we offer. I don't chase windows under $15 a pane. 2 story , I prefer $25 a pane. I did a ton here after a major wildfire so I was at a flat $25 which gave me well enough wiggle room to have a local window company come in and do them in my stead for $5.50. Best advice is to take your own values and folkways off the table when thinking about pricing. We are not our own customers. Never borrow your own brain when trying to think like a quality client.
@@SteveOthewindowcleaner Not familiar with the terminology but the only thing I wiggle on "per pane" is size of glass or odd placement. Any decent size , 2 story home has roughly 50 panes... I just know I gotta make at least a grand on homes that size. A few of the top crews here that do only windows are at my pricing....even though most are around $5. I really don't consider what others are doing when I price. To me, it's all arbitrary. Doesn't matter if I'm soft washing, cleaning carpet, cleaning hardwood , leather, etc. The only jobs that require a strict pricing recipe are insurance jobs
Thanks a lot, this was a great video bc if you had never work for a window cleaning Co. you don’t know how much you should charge and probably no window cleaner will tell you or teach you to bid. Also I have a Question, I’m from New England área and we have tons of old house(100-200 even +300 years old) with original Windows and storms shutters how much should I charge for those windows? Some professional told just not taking those jobs but I’m starting this years and every Job count to me
When u say "6-7 dollars per window." Are u including interior and exterior or is that just for the outside? P.s. been watching you for a while now and just opened a business up last year. Had 4 clients total. Hoping for more this season been handing out business cards like crazy 🙏🏾 thank you for all of the knowledge. Big fan.
Best of luck expanding your clientele. It really helps if you live in a area that has a older population and some affluent areas as well. Business cards are nice, but a solid website will pay off multiples over time. Paying for a google ad really helped me get off the ground in the beginning and once I had reviews, etc. the calls just keep coming. Do good work and don’t forget to look at the finished window from across the room as you walk out. You will see streaks, etc from a distance and the customer will as well.
For double hung or any windows do you recommend cleaning them from the inside rather then going out and doing them what do you think is faster? Im just trying to get a goid technique down for my business
12:39 I used to hate those. Like hate hate. A boss knew I hated them and he put me in a job that had about 700-800 of them once. I looked at it, set my bucket and tools down and drove to my new employer's office and accepted his job offer...lol I don't mind them anymore. But seriously, if you have a good employee that really really hates a certain kind of job, don't be that guy.
And down here in South Florida I never take time to send them a formal estimate that's itemized it's an agreement and handshake.. no contracts save your ass in case you ever do mess something up. Just be fair and honest and willing to work with the customer I've always gotten tiped well. But honestly white painted French doors or windows with oxidation on windows has created smeers and caused me problems. Still learning
I think it’s important to know that bidding styles can be more different among windows cleaners then window cleaning technique. Do your research for your area as well, it will take time to organize an efficient way for you to do bids.
Your prices are pretty accurate to mine here in the Dallas Area
Hey SteveO, who do you ask to speak to specifically when you go in for a bid? I’m trying to get started but I was told by a bank that I need to be a vendor.
Hey do you do contracts or agreements? Like bi annually or quarterly? Where they sign and you are their main window cleaner?

Thanks!
Glad it was helpful!
Steve O great thorough video, one of the best I've seen.
Construction cleans-idk if you want them 😂😂😂 I’ve been doing full construction cleaning for years now exclusively and I support this message
Prices vary do much by area. Here in Central California, we get substantially more. Gas prices, employee costs, insur prices, all contribute to the final cost.
No way I'm doing both sides of that 9 section window $9-10 total. That's a $20 window! Great video!
Love your videos! When you're saying $7 inside and out, do you mean $7 for the outside surface and an additional $7 for the inside?
For both I think
I think a lot of people don't like bidding because they don't want to lose the job, and also don't want to underbid themselves.
It takes a long time to learn that winning 50% of solid bids is far better than 90% of low bids.
Exactly! It can be so easy at the beginning to low bid but then it can be a snowball with cheap customers.
It sucks winning bids that are priced low or winning bids that I priced high bc I didn't want to win and crap they called bc they "loved" my personality. Personality got me fat check.
We charge $20 per normal pane and $30 for larger panes.
Thanks so much for taking the time to help us newbs out
Great information on a complex topic. Much appreciated. Thanks.
I just received my order with you today ... thanks for the catalog defenly I'll order more stuff...
This is gold. Thanks Steve!
Beware!
Thanks Steve O CMA Services here. Great stuff
I just bid a 1600 square foot single story and $350 in and out for a couple that is listing their home. No questions asked in WA state 🤙
Great content. Thank you for sharing these golden nuggets
My pleasure!
Beautiful job, I hope all those learning can watch this and listen, nice video, very accurate
OSS
Thank you
Thank you, Steve for the great advice.
Steve you are the man! Thx for taking the time to share this gold with us bro
Thanks man , this was very informative and enlightening.
Is it possible to show us your pricing catalog to have an idea how it is presented to each customer?
Priced whole job in and out plus tracks, sills ect.. at $695.00
Did you get the gig?
So…. Did you get hired?
As a professional window clean biz owner for past 30 years..hubs cleans windows and pressure cleaning I run the office and we both do bids. Very impressed with your videos! Wish we could find steady great help..here in Florida...its so hard!! Take care.
Thank you! Appreciate it!
Thank you so much! I was stuck on pricing for a while. This helped alot thank you thank you
Glad I could help!
Great tips again by steveO. Certainly very useful for people with a new business or who want to work on their business! Unfortunately for me here in Belgium the prices are slightly different. But that makes it no less interesting. Take care man, I love every video!
Hey man, kunnen we even connecten via facebook oid ? Ik ben recent begonnen met onder andere glazenwasserij, regio Vlaamse Ardennen
@@nielslammens9702 Tuurlijk add me maar op Gianno Duyck 😉
I personally cleaned the jetsons house back in early 2000 with Jacks windows and carpet cleaning
Thats awesome!!
Do you charge the customer more if you take out and put the screen back in? Or just a $2 flat rate?
Hello from Reno NV, have you made a video on how to clean tracks?
Yes
For French windows I price at $2-$3 for each individual pane and then $2-$3 for screens
@@SteveOthewindowcleaner Thanks for the feed back!!!
Ur overcharging if u are just using a wfp and not actually handwashing every window.
Great info.
Thanks man, used to do it but not anymore
I am a little confused. Maybe because I am not very good in English. In charging cleaning windows I am charging for cleaning only outside the mirror, let's say 5 dollars, and from inside another 5 dollars plus the track if needed another let's say 2 dollars? Always depends on the size of the window and the shape.
Great video SteveO I learn a lot from you, thank you very much 🙏
Do these prices include exterior and interior window cleaning? Or should the numbers referring to to window prices be doubled if doing inside and out? Thanks for the help! Just getting started.
They reflect inside and out, all my prices have goine up about 20% due to inflation
Add on question - if outside only are you halving the charge?
There are non professionals running around charging half our price. cleaning takes its toll on the body and there are so many unskilled cleaners which low standards it makes me mad they can charge so little
Cool to see you compete in Jiu Jitsu
For the second window you showed (casement) would you say that is one or two windows? Same for the double hung picture you showed.
a casement I usually price as 1 pane but I will increase the price for large casements
You price a double hung window at $50 inside and out? on a a second story? And that includes the screens or no?
Great video ! Thank you !
That was just what I needed!! Thank you Stevo!!!
Can you please give an example of a scratch waiver?
When you say 6$ inside and out is that for the whole window or 6$ inside 6$ outside
Thanks SteveO
Do you use deionizer water when your doing water fed poles? How about as your solution mix as well?
SteveO, great informative videos. What equipment do you use to make your videos?
Typically a go pro and then edit in adobe premiere pro
Thanks a lot, this was a great video bc if you had never work for a window cleaning Co. you don’t know how much you should charge and probably no window cleaner will tell you or teach you to bid. Also I have a Question, I’m from New England área and we have tons of old house(100-200 even +300 years old) with original Windows and storms shutters how much should I charge for those windows? Some professional told just not taking those jobs but I’m starting this years and every Job count to me
For storms I charge $6 pane and an extra $5 to take them apart so usually its around $25-30 for a storm window
Stevie are you a one man show with your business? If not, what’s your take on employees?
I am now, employees are great if your wanting to grow but my path is different now which is why I do not have any employees
Great videos . Quick question when do you decide to go traditional way mop and squiggy or WFP
Here is a video all about that ruclips.net/video/Z48YzMAMeR0/видео.html
When u say "6-7 dollars per window." Are u including interior and exterior or is that just for the outside?
P.s. been watching you for a while now and just opened a business up last year. Had 4 clients total. Hoping for more this season been handing out business cards like crazy 🙏🏾 thank you for all of the knowledge. Big fan.
Yes inside and outside
Best of luck expanding your clientele. It really helps if you live in a area that has a older population and some affluent areas as well. Business cards are nice, but a solid website will pay off multiples over time. Paying for a google ad really helped me get off the ground in the beginning and once I had reviews, etc. the calls just keep coming. Do good work and don’t forget to look at the finished window from across the room as you walk out. You will see streaks, etc from a distance and the customer will as well.
@@SteveOthewindowcleaner I lean a lot from watching your videos!
Very informative. Thank you !
For double hung or any windows do you recommend cleaning them from the inside rather then going out and doing them what do you think is faster? Im just trying to get a goid technique down for my business
Thanks for sharing
What do you use to cut channels?
This will be better for me I do car wash mobile use lot of water do this need water a lot
Great advice SteveO !!
Whats a pane? If I have my bedroom window that slides, is one pane the sliding glass and the other glass a pane, or is the whole window a pane?
A bedroom window that slides, has 2 panes
Thank you I have a new window cleaning business you have help me I'm in ohio
Glad to help
And down here in South Florida I never take time to send them a formal estimate that's itemized it's an agreement and handshake.. no contracts save your ass in case you ever do mess something up. Just be fair and honest and willing to work with the customer I've always gotten tiped well. But honestly white painted French doors or windows with oxidation on windows has created smeers and caused me problems. Still learning
Great points!
I see you're a fellow martial artist!
How much do you recommend changing for faux French panes, where it is a decorative frame on the inside that makes it look a windows has French panes?
