Once a dominant shopping center for residents of Chester County since 1973, The Exton Square Mall stands today as a depressing reminder of what once was. Throughout the 80’s, 90’s, and into the early 2000’s the mall saw major growth with a steady flow of patrons traveling to shop at the hundreds of stores within the 1,086,859 square foot two-level structure. Sadly though by the 2010’s with anchor department stores going out of business, and an overall public decline in mall attendance due to an increase in online and strip mall shopping, the mall began to quickly loose tenants. Today a majority of the mall sits vacant with only about 50 tenants still remaining. With an abundance of maintenance issues needed to be addressed, a looming debt hanging over the owners, and major land development in the area, the future of this one beautiful mall looks bleak.

I worked at that hot topic for almost 2 years :( also used to come here every weekend as a teen. So many memories - pretty sad to see the decline
I work in this mall, and man, it's depressing.
When i think of american consumerism i think of american style malls, as an australian it just seemed so cool to have something like that. Many of these dead or dying malls are not just a place to buy stuff but also seemed to make experiences and memories for people, with online shopping and just other factors it sucks to see these are disappearing.
I went there on June 7th and the air conditioner was not working. However the Macy's, Hot Topic and Chic Fil A employees were working and seemingly happy to be there. I caught some great sales at the Macy's.
Wow, I can remember back in the day when that mall was jumping! Exton Square Mall was home to Pennsylvania's first Chick-fil-A! Sad to see what it's become.
You missed Frida's Mexican Grill in the food court. It's worth a trip just to eat there. It's just inside the doors, on the left.
Schoolhouse Woodworking hasn't been there for at least a year, but they left everything behind. They relocated to Chester Springs. Maybe they are just using the mall location for storage. They closed the fountain because too many jackasses were doing videos of themselves in the fountain and posting them on TikTok and youtube. You can find a few, old videos of the mall that will show some of the stores when they were still there. The kid's store with the round cut-out at the top of the stairs was Gymboree.
Across from Gertrude Hawk is a store that seems to re-sell stuff from Amazon. It opened around Christmas of 2022. Macy's is a disaster. You should walk around the 2nd floor men's department. After heavy rain, the ceiling fell in over some of the posh dressing rooms that were no longer open. They were beautiful. You can still get a glimpse of them, and the ceiling that fell in. They didn't replace the carpet, so it smells like mold in that department.

One of my classic malls growing up. Library is next door too. I didn’t know about the Mexican restaurant though!!

When you get to Florida check out the Altamonte Mall. It’s the opposite of a dead mall! It’s like time traveling back to the 90’s! Every store is open! There’s an FYE that sells records and movies! There’s a video game store, a book store, a rock n roll T-Shirt store, a bar, Spencer’s, they just opened a Hardee’s in the food court this summer. I take friends there and they are like OMG! It’s a real mall!
Reminds me of the Concord Mall. Some mom & pop stores and Macys .
I remember buying a life size cardboard of LOTR Legolas at Sam Goodys. 😂 Gotta lot of looks carrying that through the mall. I lived down the road from EM. We walked there from the day it opened in the 70s. It makes me sad to see how it’s going away. Thank you for doing this video.
I’d frequent that mall with my family when I was a kid about 15 years ago. It was probably nearly full capacity, and the fountain was still on. Good times!

Honestly, the way you described this mall kind of reminds me very much of the Fingerlakes Mall in my hometown of Auburn NY. That's another mall that used to be very thriving, but recently over the past few years has been in a steady decline, with more and more stores leaving. And now it's kind of in the same state as Exton Square. Not exactly dead, but not really living either. Thankfully, the Fingerlakes Mall, while not what it used to be, still tends to get lots of traffic, mostly thanks to the Bass Pro Shops that's still in there, as well as the Spirt Halloween store that opens there every year, as well an independent movie theater called "Track Cinema", which is right by the rear entrance. They also have an event center, which they use for all kinds of events, including a yearly Book Sale. And for the past couple of years, they've also been offering Covid Vaccines in that same Event Center. And there have been many efforts to still keep it alive, and many different Mom and Pop shops still occasionally come in and out of the spaces in that mall. It's definitely a mall with quite an interesting history behind it, to say the least.

This was my mall in my teenage years, my friends and I got kicked a more than once. I really miss Sam Goody and Suncoast in this mall.

25:45 That was a Justice and then it was a toy store.

Was there a playground that used to be either in front of that Macy’s or where that play area is? I remember going to this mall 20+ years ago and distinctly remember a playground

There used to be the one with a slide and one of those rope ladder nets, but that went away with the reno in the late 90s I think

I'm outside of Charlotte, NC. Several of our malls are struggling. They aren't quite this bad, but some are close. If you're ever in the area I'd be happy to do a mall tour with you.

Surprised more malls haven’t followed examples like one of St. Louis malls moved all its stores to the second floor and turned the first floor into a series of pickle ball courts🎉
That was the main mall I used to go to.. used to run my trans am through that parking garage and set off car alarms

The Montgomery mall is also turning into Dawn of the Dead. It's creepy. In the 90's it was jam packed every weekend.

Was your sam goody a oncue before? We had one out here where I live that was an on cue then changed to sam goody... now its a hibbits sports.

I used to go to that mall when I was a student at West Chester University in 1979-1980. I don't remember it being that big, but I do remember the weird upper and lower levels.
It was doubled in size in the 1990s.

There is no new info no updates. No one outside of the Exton area cares about another mall closing; those in the area have seen it in person.

Live in the area and worked at that mall at the dairy queen for nearly 2 years. Its insane even since ive been there how much has closed in the lash month. Such a shame 🥲
