I don't know what you mean by "office cap rate of 11.7%". Do you mean they are valuing office buildings at only 11.7% over what they paid? That's extremely conservative. Our house has more than tripled since 1987 (NW S.A., TX).
Crazy timing - I've been spending hours the last couple of days researching HHH. Really cool to hear you cover it and really appreciate the analysis. If Ackman manages to take it private, shareholders should do well with the buyout. I haven't bought it yet because I already have exposure to real estate through other holdings but will continue to watch it.
