You are right mam, we have trapped badly after booking flat in lodha amara, I have booked on 26 March 2023, and possession in dec 2025, I thought payment will be give in easy installment but to my utter surprise, they started demanding 95% money within one month of booking , I have requested a lot but they started slapping huge intrest on me , even their sales person Mr Nelson abused me and talk very badly in his head office, ultimately I have given 95% money to them while my possession is two years after I strongly no recommend anyone to buy any flat from lodha Never They are big cheaters and very rude people I will never recommend anyone
There is no difference between a dacoit and these builders. The Courts must take Cognizance of these type of matters and also treat them as a criminal offence u/s 390 IPC robbery.
Courts itself promote such actions. In case a flat owner in Mumbai dies with or without will, his heiris have to shell out two lakh rs approx to get succession certificate or probate
Full advance is their cancellation charges. Not sure why RERA has no guidelines on how much could be cancellation charges depending on area, phase of development and time from possession. Anyway - the mootpoint is loud and clear - STAY AWAY FROM LODHA. Not even worth renting these properties.

As a buyer I request all we should boycott these stupid builders like Lodha n Runwal. When their will sales drops then they will understand power of consumers.
This is a frequent cases are happening especially with Lodha. Honorable high court and supreme court should immediately take cognize and take immediate action against this corrupt builder.
I pray that you get back your hard earned money. My advice to you is, please do not consider buying property from big builders, as their quality of work is poor, they are poor in their commitment, their property cost is also very high and above all they know how to trap you. You could have easily got a 2BHK for the same amount from a small builder and that too of a very good quality. The road ahead in sorting out this matter is very difficult, but you will have to tread the legal path.

If Registration is not done, flat can be cancelled. There can also be case that you dont agree on the agreement draft terms and conditions and hence do not want to proceed with that terms. It is only after you sign on all.the terms of agreement and get it registered, you agree to proceed with purchase. This is incorrect behavior of builder. Now as per rules of Rera, there is nothing like token amount. Only after registration, builder can forefeit 10% of agreement value for cancellation of flat
I am an owner of Lodha Palava. I swear to God don’t invest in any Lodha projects. I bought 2BHK in 2019 for 60 lakhs plus. Demo flat was 5 star property. But when you get the possession you will get 1 star property. Now the value of my flat is 48 lakhs. 12 lakhs depreciation in 2 years imagine.

Similar happened to us, we had made 80% payment from retirement funds, but any how we were not able to pay 20% amount. We asked them for more time or cancel the booking but customer care denied and told us that if we are paying on time then interest penalty will start. We were not sure what to do then we have to take gold loan and loan on lic and took the possession. There should be some strict rule for these builders. If a person is not able to arrange all amount then builder should return money and cancel booking. After possession I got to know that flat was booked to someone else before us and older nameplate was also not removed. Electricity bill and other bills were on some other name which took aapprox 6 months to get corrected all places. Lodha's management is not good at all
CRM team are really the appointed chor of the builders...beware of all CRM team in all realestate companies...these people have no shame to cheat people of their standard to benefit the Corporate thugs...
Firstly, the sales people of any construction will pressurize you to book the flat with minimum amount. So you must be sure about the builder, construction record and reviews from other buyers.Dont be in hurry. Secondly, builders dont return the booking amount and they say it while we book it.Accepting their term and condition,we still book it leaving rest of payment for later thing to worry about. Thirdly,if builder will start returning money on such cancellations then many will take it easy and cancellations will become a common practice. My sugesstions to you : 1.Request the builder once again expressing your inability to bear the cost. 2. Allow them partially deduct the amount and return the rest.They are not at loss.They can still sell the flat to others after returning your money. 3. Taking legal action might make you go through lot of physical and mental disturbance.Think from all perspective and go ahead. Just my opinion..if this helps.
Point no 2 is incorrect to give a builder a right to deduct. Courts have ordered in many cases to return the amount with interest even after the property gets ready sighting many situations. In no case builders have right to deduct or forfeit the amount. We need not have to suggest anything where there are Indian laws already in force.
Madam you should pray the flat should be sold to someone.coz lodha will only give your money back once he finds another customer else they will keep your money on hold.

I also got my Lodha Thane 1bhk flat cancelled in 2020 due to job loss. They accepted the request after few months but didn't hares. they just test your patience. I got the money of 6 lacs re-paid after 1 year. All builders are same, its up to you how far you can to get your money back.

Lodha knows it very well. Legal process is going to take 10 years to get order.. lodha has lawyers on salary basis..so it's not going to cost him anything.. it's problem with legal system... Kitna bhi chilla lo..kuch nahi hoga..lodha is expert in forfeiting the token amount.

Probably these builders are earning a huge amount of money in the form of interest or who knows what illicit activities by just keeping the forfeited money for months/ years and later might be returning without interest. This forfeiting act by builders should be considered as theft under the law.
Lodha and all builders are like this, we too faced lot of harassment in payment. After taking 90% payment, they stopped work on name of COVID and delayed delivery by approx 02 year.

In our case we invested in a flat in HDIL Majestic tower. After taking money the builder stopped construction after few months saying sand problem and many other faltu excuses. Later we came to know he was involved in money laundering and is now in jail
This is contrary to the experience that I have of Lodha. So many of my relatives & friends have bought flats in many Lodha projects across Mumbai & ALL OF THEM are very happy. In fact, i too wanted to buy in Ghatkopar but had to back out due to financial issues.

Kalpataru Namah Mira Road is also not refunding my 50,000 Token for flat no. F 1002.. I hv not booked and no registration done still they are not refunding. I am also planning legal notice. They all are same.

Whenever you to any builder, first check their Cancellation / Refund policy. Get the Cancellation / Refund policy on email before you book any flat. You will see similar case with Bujus with bajaj finance loan (no refund)

I sympathize with your situation. But few points I would like to mention 1. Without proper financial planning you would not have touched such a big responsibility of 80lakhs 2.its a well known fact that once you pay money to someone it's very difficult to get it back, be it a builder or a grocery shop 3. Lower middle class person can not really afford to buy Lodha flat of Rs.80 lakhs , so I sense a bit of playing victim card by you 4. You should have been aware of all the terms and conditions even before paying 1 lakh.
My god so much rich person doing all these frauds😮 even saw video of palava kalyan road. Their also members went to police station.. Aishwarya ko brand ambassador toh banaya hi per kaam aissa kar rahe hi.. Shame on this richness.

i have seen many flats of many builders in Thane, as I had apprehensions about Lodha due to such videos. I then personally observed that Lodha properties have about 5000+ flats in one project, so i think some people may have found issues just like there is manufacturing defects in 1% of any product manufactured. In fact in my personal research I found that Lodha builds the amenities like swimming pool, gym, playhouse and gardens beforehand so we can gauge and decide on our decision to buy the flat better as compared to other builders who promise to build amenities later(which they may or may not fulfil) after delivering the last flat and in those interim years the kids have grown up.
Mumbai property prices are very much over price. People earn and whole like keep on paying EMP. Butter to buy in cash is have money and enjoy. Small match box like flats cost in crores.
Ma'am similar incident happened with me against a reputed builder in Bangalore! They harassed me for 6months before returning my 1.5lakh registration deposit.

I suggest u do the legal formality ASAP with help of Krishna rajrao file the case. As Lodha is a CON MAN and he will not give money back easily.

Property of 80 lacs is definitely not lower middle class thing. Even if they have taken loan, it means they are in position to repay it.

Probably these builders are earning a huge amount of money in the form of interest or who knows what illicit activities by just keeping the forfeited money for months/ years and later might be returning without interest. This forfeiting act by builders should be considered as theft under the law.

Lodha and all builders are like this, we too faced lot of harassment in payment. After taking 90% payment, they stopped work on name of COVID and delayed delivery by approx 02 year.

In our case we invested in a flat in HDIL Majestic tower. After taking money the builder stopped construction after few months saying sand problem and many other faltu excuses. Later we came to know he was involved in money laundering and is now in jail
This is contrary to the experience that I have of Lodha. So many of my relatives & friends have bought flats in many Lodha projects across Mumbai & ALL OF THEM are very happy. In fact, i too wanted to buy in Ghatkopar but had to back out due to financial issues.

if any payment is done by credit card ... try with your bank to reverse it...
Kalpataru Namah Mira Road is also not refunding my 50,000 Token for flat no. F 1002.. I hv not booked and no registration done still they are not refunding. I am also planning legal notice. They all are same.

Go with legal process or forgot the money, taking back money from builders is it happening? Are people getting refunded? Because I see thousands of people suffering and trying to get refund.
Whenever you to any builder, first check their Cancellation / Refund policy.
Get the Cancellation / Refund policy on email before you book any flat.
You will see similar case with Bujus with bajaj finance loan (no refund)

I sympathize with your situation. But few points I would like to mention
1. Without proper financial planning you would not have touched such a big responsibility of 80lakhs
2.its a well known fact that once you pay money to someone it's very difficult to get it back, be it a builder or a grocery shop
3. Lower middle class person can not really afford to buy Lodha flat of Rs.80 lakhs , so I sense a bit of playing victim card by you
4. You should have been aware of all the terms and conditions even before paying 1 lakh.

booking agreement me likha hoga kitna refundable hai.. dusre builders 10-15% rakh lete hai on cancellation aur baki refund karte hai..
This is against law. Even 1 Rupee deduction without agreement is illegal
i have seen many flats of many builders in Thane, as I had apprehensions about Lodha due to such videos. I then personally observed that Lodha properties have about 5000+ flats in one project, so i think some people may have found issues just like there is manufacturing defects in 1% of any product manufactured. In fact in my personal research I found that Lodha builds the amenities like swimming pool, gym, playhouse and gardens beforehand so we can gauge and decide on our decision to buy the flat better as compared to other builders who promise to build amenities later(which they may or may not fulfil) after delivering the last flat and in those interim years the kids have grown up.

Mumbai property prices are very much over price. People earn and whole like keep on paying EMP. Butter to buy in cash is have money and enjoy. Small match box like flats cost in crores.
Ma'am similar incident happened with me against a reputed builder in Bangalore! They harassed me for 6months before returning my 1.5lakh registration deposit.

But for any person n that too as you say lower middle class family... should have gone for some other project s you said you saw the videos of this developer you should not have paid another 5 lakhs...
