Ready to move in or nearly ready like phase 1 competed and handed over and phase 2 50% competed. You may not get exactly the property you want and slightly higher prices but without such hassle. Otherwise for resale ~10 year old property

One point I couldn't understand is before purchasing the property why the issue of maintanence charge is in picture and being discussed. Without providing you occupancy certificate builder cannot charge maintanence charge from you. This is supreme court verdict!! Also we need to be very vigilant and informed when purchasing flat!!
Well, quite frankly, there was a delay and failure of continued action on my end, and a failure of follow up with me from Ronak's end. He lost hope, I lost interest, and we both lost contact. So, this case went cold. I can't say for sure, but I don't think he got a refund.
All court proceedings -- ongoing or resolved -- should be reported on RERA website. Most of the times, builders suppress a lot of information about litigations.
That is a problem. Aren't builder legally bound to provide litigation data to RERA within a stipulated time? If a buyer does not see something in RERA website, he will obviously presume that dees not exist! There is a very big hole then. What purpose then RERA is serving to general public? Within one year Gurgaon property become out of Aukaat for normal people,1 CR is like small amount and people kept in pocket to give them then what about livelihood.
