This is one of the most genuine videos I have seen. Complement to both presenters. In reality Gurgaon real estate’s have no buyers but most you tubers property dealers keep harping that ‘ market pe tezi’ and no property available below 3-3.5 crores. One popular you tuber shouts at the top of his voice that there are no sellers in Gurgaon. All of them trying to mislead the public to revive a market which is already down and a place with worst infrastructure- no roads, no power, no water. In resale market lot many trying to dispose off their property but unable to do. As rightly pointed out rentals are dirt cheap, why any one need to buy. Live on rent and invest your money elsewhere. Property dealers should understand that you can’t keep fooling people all the time. People also do their research. Register in magic bricks or 99 acres and you start getting 10 calls everyday and still you a guy saying that there are no sellers.
@@rkannan4561 Not sure from where you got this information, all the projects of M3M, Signature Global, Bestech etc are sold off before the construction is completed, ture the pricing has increased alot, but there are buyers who are willing to buy even in high prices, 1.5cr is normal for people to buy second home or investment property!!
Absolutely correct. The whole Gurgaon is like this almost now. Earlier i thought its only new Gurgaon but now i have recently visited many other places in Gurgaon and i can confidently say 70% of Gurgaon is like that only.
I have lived in gurgaon sector 23..but now gurgaon is not liveable. I have shifted to Hyderabad.. Beautifill.. No compare with gurgaon... Gurgaon is small.. Small company....pollution.. No transport...far away from delhi capital...

Delhi NCR is over crowded with high pollution. As AI and Digitisation is growing, I think exterior areas is also good option to buy properties. Development is everywhere, no dependency on location in coming future. Don’t spend 5 crore or 10 crore to live in gas chamber and earthquake-prone areas 😊
You are looking wrong statistics If you really want to see the property price & returns, look at the base price since 2014 -2024 and then look at the price increase and not between 2021-24 Faridabad may not pick as majority will move to Noida, Greater Noida and towards Airport

To make money you have to think different from the crowd. If everyone is saying market will crash, find a place which will not crash because it is bound to develop. For example in Gurgaon, SPR is overpriced today and there is no road today. But there is very high chance of road getting built since it will connect Golf course extension to Dwarka Expressway. There are still projects in Extension road and of very high profile builders who pay electoral bonds to parties. They will ensure road gets built. Then the current valuation will stay relevant for SPR. Another example is Dwarka Expressway, there value will not increase because fundamentally the area is not going to develop further from infra point of view. It is far from main city, Expressway serves little purpose for living inside Gurgaon, it is an external road, the land there has low water table leading to basement issues such as BPTP Terra. Similarly consider the builder's past, present and future before investing.
I have purchased a floor in Smart World Orchard at sector-61Gurgaon, after paying 60℅ payment, it has come to my notice that there is cremation ground exactly in the middle of the entire project, and now I have surrendered this floor, as it was fully facing the cremation ground, the company had deducted around rupees six lakh, without explaining the details, what can be done
I also had same unit in M block, however I sold it with small profit. I would recommend you to not surrender and sell it in resale if not already done. One thing is for sure SW cheated buyers like us by not disclosing this information.

Many People have 5 Crore worth property today through EMIs which is the reference point. 1992 is 32 years ago so out of equation of 30 years and 2008 when Nifty dipped from 12000 to 8000 it recovered quickly back and today its 25000 so if someone had the patience and consistancy to keep investing in SIPs he would have been sitting today at a huge liquide wealth with least obtheration of Income Tax.

@apyky, what would you prefer traelling 20 to 30 km or more than 80 km for airport. Everytime I arrive in India , it take me to go home around 30 to 45 min from Delhi IGI but I cant imagine landing in Jevar and travel from there after crossing Delhi be it a bypass using Mumbai Expressway and pay tolls extra. GURGAON Sohna express way is the most expensive highway in India. Imagine why would most of the companies employees or owner travel that much if they can have dame setup in Noida at way less cheaper price for establishment including tax relieve. One more thing , that is more important Nodia is way much better planned than Gurgaon. First they made buildungs in Gurgaon and then they think we have to provide sewer lines, drainage and roads to these buildings😊
Corrwction to anna chahiye....but kab ? I think it is another year away atleast coz only then some projects will b close to completion, thats when investors will want to exit....however their will be options for buyers at that time not like today where all projects are just 40-50% complete....

These guys are using absurd logics. He is saying 5 crore ko FD me daal do 6% return aayega. Most people don't have 5 crore with them to buy property hence they take loans. Also, properties in Greater Noida are trading 8-9k psft and at Dwarka Expressway many good properties are available at 11-13k. This price is totally justified.

Agreed... I registered at 99 acres and searched Dwarka expressway and New Gurgaon properties... Now getting at least 5 brokers calls on daily basis..

@apyky, what would you prefer traelling 20 to 30 km or more than 80 km for airport. Everytime I arrive in India , it take me to go home around 30 to 45 min from Delhi IGI but I cant imagine landing in Jevar and travel from there after crossing Delhi be it a bypass using Mumbai Expressway and pay tolls extra. GURGAON Sohna express way is the most expensive highway in India. Imagine why would most of the companies employees or owner travel that much if they can have dame setup in Noida at way less cheaper price for establishment including tax relieve. One more thing , that is more important Nodia is way much better planned than Gurgaon. First they made buildungs in Gurgaon and then they think we have to provide sewer lines, drainage and roads to these buildings😊

Corrwction to anna chahiye....but kab ? I think it is another year away atleast coz only then some projects will b close to completion, thats when investors will want to exit....however their will be options for buyers at that time not like today where all projects are just 40-50% complete....

Real-estate has never seen correction of 40% ,in last crash of 2013 prices corrected by 10% and remained there for nxt 5-6 years a similar trend can b expected now as well

Also many builders became bankrupt in 2013-2018 because buyers were not able to pay further payment and fresh booking stopped

Bolo kaha miloge 2 Crore me lelo no profit no loss. No brockers direct investor. Aur bhi maal he cost to cost de dunga.
Rera mein bhi jaldi decide nahi hota. Builder jaldi decide hone nahi dete. It's my personal experience

These guys are using absurd logics. He is saying 5 crore ko FD me daal do 6% return aayega. Most people don't have 5 crore with them to buy property hence they take loans.
Also, properties in Greater Noida are trading 8-9k psft and at Dwarka Expressway many good properties are available at 11-13k. This price is totally justified.
Dwarka Expressway is a village. No markets. No doctors. No hospitals. 10-15k is justified? Good Joke. Prices should be 5-6k, even that's costly.
