Smart cities are a scam. It is like club Mahindra membership. Maintenance of society 2500/- (3 per sqft). Common area maintenance 5000/- (5 per sqft). Hence almost 7.5k per month!! Hence you are living at rent only!! Almost 80k flats are in a popular smart City. Hence per month collection of maintenance = 40 crore per month!! Maintenance for this many residents can be at most 500/- per month. Greatest scam ever.
Partial ownership is pretty common practice in commercial space with pre lease guaranteed return. It is common here in DElhi Ncr and many builders use it to attract retail buyers. In this project you can buy a lockable shop if you have budget of 5cr to 10cr. But if you dont have that much amount you can take partial space in a shop with pre lease guarantee. Nothing wrong in it. If builder intentions are correct retail investor can get good return. Omaxe chandni chowk location is itself very valuable and no other mall can come here again as there is no land left in chandni chowk. Plz do your due intelligence before investing.

very bad 27 years agreement foolishness. In 2nd agreement they are saying they will give guranteed return. in 3rd addendum they are saying you have come to us to put property on rent. that don't match. atleast it should be power of attorney agreement and bank guarantee from tenant for amount atleast equal to recovery of IRR 9% on principal. Regular increase in rent with inflation index and right to terminate on 3-4m no payment deposit of 3-4m rent who will pay for wear n tear, permission for heavy repairs, restoration clause where are these terms.

However, I am warning against ordinary people like you being fooled into thinking that these people will share their money with you just because you entered into a bunch of NONSENSICAL NON-CONTRACTUAL PAPERWORK and gave them your life savings. That is just not going to happen! In fact, there are TWO INCOME STREAMS for these super-rich people who are making money in such commercial spaces. One income stream is of course the daily spend of consumers who come to these malls and make purchases. The second income stream is GULLIBLE PEOPLE WHO ARE ATTRACTED BY THE SCENT OF EASY MONEY, and think that they can become super-rich if they participate in these properties through such schemes, which are designed to fool them. As for positive suggestions, I have given a few. Go identify some under-performing and under-valued EXISTING RESALE PROPERTIES, and buy them. You will end up making money by selling them at the correct price, or utilizing them in the correct way.
