Kevin I lived at that place for 16 months until April of this year. Owned by a German and Philippines couple. I am the Canadian. There are good and not so good points to this place but I will not get into that. Needed repairs done but it was an interesting 16 months. We are building a house in Valencia so needed to be closer. But we loved the beach so much we bought beach lot a little farther south and will build on it in a few years. We did not know renting prices as we had just moved from Phoenix but for us it ok.

Absolutely beautiful place!!!!! It reminds me of the 1980s television show Magnum P. I. at Robins Nest with beautiful landscaping and directly on the water and completely gated. I would do just like magnum and go for a long swim every morning then jump in that beautiful pool after . The only thing that would make it better is if it had a private dock where I could plop some jet skis so I could ride out to that island and check it out. Absolutely beautiful home .... thanks for sharing this with us. I will have to visit sometime soon.

That's a beautiful place. Didn't get the caretaker to open the guest house though. There were other out buildings near the guest house that we didn't see and we didn't see in the carport or that other building near the carport on the beach side. I would have liked a complete walk all the way around the entire grounds as well. Thank for showing us this one.

Nice! Well out of my price bracket, but very well appointed. I cycled to that town quite a bit, ans even past it to the top of the mountain on the southern tip going towards Siation. My wife and I are renting a middle class home here in Nashville for 1995 a month, its nice, but not nearly as nice as this all around. We both are spinning the hamster wheel like crazy to live in the USA. Warning about the Market on the road to the port going to Apo, it abounds with pickpockets, and is no cheaper than in Duma. The town of Zamboanguita is very nice!

Yes indeed the only negative to this would be the size of home and the salt air. Living that close to the ocean is not good on electronics and the humidity on cloths. But this was stunning to look at.

Wonderful Kev, but way more space than I need. That is an estate when I need a bungalow; trying to simplify my life. I could move in an entire family or 2 roomies with me but them it wouldn't be as peaceful. But the prices is easy for all it offers. That would be a perfect choice to rent out for a wedding.

Flies can be a problem, especially when they mangoes start dropping out of trees and rotting. Fortunately, that doesn’t last too long
It"s a very nice property for those who can afford it. I would worry a little bit about the proximity of the ocean. That could lead to dangerous situations in case of a heavy typhoon. Btw, Kevin, a European biddet like the one in the master bathroom is not meant for bum washing. We use it strictly for female hygiene after boom boom! 😊

The important question is less how far it is from Dumaguete, but how LONG to get to Dumaguete? That distance in the US on secondary roads would be around 20 - 25 minutes. How long would it take to get to Duma by motorcycle/car?
You are correct!! It would take about 30 minutes on a bike, and about 35-40 minutes in a car to get to the mall. It’s really smooth sailing until you hit the Dumaguete/Bacong line. After that, they are more busy cross streets and businesses. The last 2 miles would account for 10-15 minutes
Kevin I noticed something in your video you talked about the caretaker's salary per month. Can you expand on that and how much is that per hour - I mean how many hours is he going to work per day is he going to be working 7 days a week or 5 days a week. I think you were saying it was like $124 a month that seems high for a caretaker and he's a 24/7 365 days.
I don’t remember offhand. It’s at the end and it includes the caretaker’s salary. Tell Alma that it’s the beachfront property in Zamboanguita that has a guest house and includes a caretaker, so she will know which property you’re talking about
It’s a bargain. FYI if you look at 10 years of gross rent , that’s an easy approximation of value. So 1500 x 12 months is 18k x 10 would be 180k. That home would sell for quite a bit more. Making it a bargain. Which is why it’s always cheap renting in Philippines compared to USA. My house was listed for 289k. It would rent for 2400. 2400 x 12 is 28800. Realtor suggested list of 275k . Using 10 times yearly gross I said 289k. Guess what selling price 326k. A normal Philippine apartment is 500 to 700 in 2023. So of course an “estate” home or compound beachfront with guesthouse would be more than double. The guesthouse even though small would be 400 ish. Just looking at the value of real estate the returns on investment in Philippines is lower then US. Therefore rents are always cheap. If you are in middle of nowhere Mindanao maybe you can get a steal beachfront.

Well DB, that’s actually a weird number. It’s not quite enough to be a “luxury” place, so that amount normally ends up being a 5 bedroom out in the country. I would LOVE to find more places in that range that are just a 2 Bedroom, but REALLY nice😉
We’ll see. 87,000 is not a lot of money to some people. If you have a budget of $5K-$7K(USD)per month, then $1,500/month for rent is fine. I would not have a problem paying that much, but like I said. I’m a water guy. Between the sea and the pool, i’d never have to leave the place

So $1,538 + water + electric + internet & cable = I'm guessing total around $1,700 - $1750. You figure rent and utilities should be about 30% of your monthly income. So any expat with $5,000 to $6000 a month pension should consider renting this place. Very high-end for what I normally see from expats on RUclips. Most of them show rentals for $500 or less per month. Which is perfect for $1,500 to $2,000 monthly budget.
You are 100% correct Daniel! Like I said, I only have a handful of viewers who are looking for something like this. I would say a MINIMUM of $5K USD to live here. If you CAN afford this…..then it is an amazing property. I LOOOOVE the pool and my GF loves the master BR😉

When I was still working as an environmental engineer I was making $8,950 a month. But in retirement I'm at less than half that amount. Which isn't easy to live on in this state! Time to move to the Phil's!

There’s no dock, but there is a beach access road to where you can back a trailer into the water.

Kevin I noticed something in your video you talked about the caretaker's salary per month. Can you expand on that and how much is that per hour - I mean how many hours is he going to work per day is he going to be working 7 days a week or 5 days a week.
I think you were saying it was like $124 a month that seems high for a caretaker and he's a 24/7 365 days.
Probably there Monday through Saturday. Not sure about the hours. $124/month works out to $28.50 USD per week

It’s a bargain. FYI if you look at 10 years of gross rent , that’s an easy approximation of value. So 1500 x 12 months is 18k x 10 would be 180k. That home would sell for quite a bit more. Making it a bargain. Which is why it’s always cheap renting in Philippines compared to USA. My house was listed for 289k. It would rent for 2400. 2400 x 12 is 28800. Realtor suggested list of 275k . Using 10 times yearly gross I said 289k. Guess what selling price 326k. A normal Philippine apartment is 500 to 700 in 2023. So of course an “estate” home or compound beachfront with guesthouse would be more than double. The guesthouse even though small would be 400 ish. Just looking at the value of real estate the returns on investment in Philippines is lower then US. Therefore rents are always cheap. If you are in middle of nowhere Mindanao maybe you can get a steal beachfront.

Hahaha, yes sharks do BUT unfortunately the Filipinos have overfished these waters so much that there is nothing for a shark to eat. That being said, I still get a little nervous when I swim at night…especially by a pier or large structure

Well DB, that’s actually a weird number. It’s not quite enough to be a “luxury” place, so that amount normally ends up being a 5 bedroom out in the country. I would LOVE to find more places in that range that are just a 2 Bedroom, but REALLY nice😉

We’ll see. 87,000 is not a lot of money to some people. If you have a budget of $5K-$7K(USD)per month, then $1,500/month for rent is fine. I would not have a problem paying that much, but like I said. I’m a water guy. Between the sea and the pool, i’d never have to leave the place

In vancouver canada a one bedroom is now hitting $3000 canadian
So $1,538 + water + electric + internet & cable = I'm guessing total around $1,700 - $1750. You figure rent and utilities should be about 30% of your monthly income. So any expat with $5,000 to $6000 a month pension should consider renting this place. Very high-end for what I normally see from expats on RUclips. Most of them show rentals for $500 or less per month. Which is perfect for $1,500 to $2,000 monthly budget.
You are 100% correct Daniel! Like I said, I only have a handful of viewers who are looking for something like this. I would say a MINIMUM of $5K USD to live here. If you CAN afford this…..then it is an amazing property. I LOOOOVE the pool and my GF loves the master BR😉

House's in the neighborhood rent for $3,500 to $5,000 a month. So the Phil's looks crazy inexpensive to me!!! I really need to leave California it's just to expensive being retired. When I was still working as an environmental engineer I was making $8,950 a month. But in retirement I'm at less than half that amount. Which isn't easy to live on in this state! Time to move to the Phil's!
