As someone who married a guy from halfway around the world; it wouldn’t have occurred to me to move in by myself (n pay the move + airfare) As you end up being together anyway. Wasn’t the whole point to be together anyway? Not to mention the money spent on two rents you could be saving for a house.. times have changed. You can still decorate the house according ur needs even whilst living together. Even if things wouldn’t work out you could be proud that you went all in. Nevertheless, I hope you are happy and that the apartment will be everything you needed ❤.
I am in Europe & I’d never live in a north/east facing home. Our evenings are long in summer so would miss the brightness especially if you can sit outside 😁

Rachel, the first piece of advice. Living here in the US. You will have to figure things out through research and or friends. People have become useless. Keep all of your documents together simply because paperwork tends to grow legs and disappear. Congrats on your beautiful place. You're in DC one of the most diverse cities in America. I watch a lot of people in NYC who apply for an apartment and they have to jump through hoops too - so I don't think it's just because you're a foreigner.

If you don’t want to get a bank credit card or cannot get approved, you can do the Fizz card. Similar to a credit card in that it helps you build credit
