Dan if Jess gets full health insurance with her full time job she should not give that up. That’s worth the cost of working for. You can’t imagine what that alone is worth.

This is something that should not be underestimated. The costs of health and dental insurance is staggering. A good policy is pricey. My husband was self employed and I carried all the benefits. We were also able to save and he had a SEP account for our retirements.

It depends on the HOA. Ours doesn't have much in our covenants. It's not super restrictive at all, but it does maintain common grounds in the neighborhood

    • @TheCornerLot-t8r
      @TheCornerLot-t8r 3 месяца назад +2

HOA laws can change on the whim of a new HOA president. A lot of "Karen" types try to run them. If you own your own property you don't have to pay someone to maintain a common area. There is no common area. It's all yours. An HOA is like paying your mortgage and rent. I couldn't do it. IMO.

    • @marylove909
      @marylove909 3 месяца назад

@@TheCornerLot-t8r usually the neighborhood has to vote to change the laws. I am on the board of our HOA, and there is no one on the board that can change the covenants. The neighborhood has to vote for a change to happen, and then we have to submit the change to the county and republish the by-laws. I have never heard of an HOA where the president or the board can just change the by-laws

Here in Florida the real estate is sky high! Also getting Homeowners' insurance is extremely expensive. Most property insurers have refused coverage for homes here. The illegals are a very real issue here too. Florida is not what most people think it is any more. It's sad. I'm a native, born and raised here. I hear Hamilton County taxes are just as bad especially if you’re still paying for that stadium😂. My 1830’s farmhouse is very likely better built than newer homes. I think it’s haunted with friendly ghosts but they’ve let us live here 29 happy years, so far.

Hi Danno, Jessica & Everyone !
The (spent) cone-head flowers are called Blue Hobbit Sea Holly
I looked it up and found the data (see below):
Blue Hobbit Sea Holly is a striking, long-lived ornamental perennial that offers interesting texture, unique color, and a long season of flowers, blooming throughout summer. Blue Hobbit produces a petite, rounded basal rosette of dark green leaves with branched silver-blue stems bearing spiny blue-tinged leaves and thistle-like egg-shaped flower heads with intense dark blue color and a collar of spiky blue-green bracts. The flowers appear in profusion over a long season, which often lingers into autumn. Nectar and pollen rich, the flowers attract pollinators to the garden, including bees and butterflies, but they also make ideal cut flowers for mixed floral arrangements. For the longest lasting blooms, cut the stems before flowers are fully open.
A Eryngium planum species, commonly called eryngium, sea holly, flat-leaved eryngo, or blue eryngo, Blue Hobbit has a compact, globe-shaped, mounding habit and will slowly spread over time. It's a great bed, border, or container plant that is especially well-suited to cottage, cutting, coastal, and rock gardens.
An easy-grow, cold-hardy plant, sea holly is relatively carefree once established. It grows best in a warm, sunny location with dry, sandy, well-draining soil. Winter protection is advised and good drainage is critical. Deadheading spent blooms encourages additional blooming.
(From Park Seeds online webpage, as of 2 July 2024, 12:30pm EST).
    I don't want to plagiarize.
    😂
Nice looking community. I'd rather wait until the homes are built and structured. You know why, because say like you buy the land and plot the home in a nice large land and then the builder plots a neighboring home right under your home. 😢😢😢 This is why I will never buy a home that is just establishing a community.
Also I thought you were on a highway. LOL
I wouldn't want a highway nearby. Too dangerous especially with little children running around the yards.
Thanks for the tour. It was interesting indeed.
    ❤❤❤

Hey there Danno, the Handel in the middle of the bench is there to keep people from sleeping on it. Some cities do even more annoying things to keep people off the benches.
The Sweat Bees don't die because they are biting, not stinging. They lick the sweat off your body because they like the salt.
The Cement Pillar might be a Survey Marker. Or, if the trail used to be a Rail Road Track, it might be a Mile Marker.

Sadly having lived in cities I know if you don't put a bar down on a bench you won't get to sit on it anyway because a homeless person will claim it as their own permanently.

House prices in Florida have doubled in 4 years. Somehow they are still going up and still selling.
The insurance prices keep going up every year and companies are pulling out of insuring it.
And if the roof is over 10 years old you have to replace it or you’re not getting insurance and/or have an even harder time insuring it.
Lots of houses for sale with old roofs and that’s $20k, $40k or more right off the bat to replace. And then you’ll have to do it again.
Condos are cheaper but the HOA fees are insane so the monthly payment isn’t cheaper anyway. I don’t like them anyway, usually no yard, no garage, etc.
I’m really upset I didn’t buy a place before 2020 because people kept telling me prices would have to go down and then they told me prices would go down once interest rates went up and it hasn’t happened at all, they’ve just kept going up.
Construction costs right now are super high too so it’s not really feasible for a lot of people.

Hey Danno! Beautiful day in Ohio. I would love to see ya'll doing videos of your daily lives. A reality show. A lot of people love to see how other's live and things they do, travel etc... while we appreciate the grocery videos, what you are talking about doing sounds great! You should get some bikes. I am thinking about getting one. Haven't had one in a long time. Would be nice to have one these days and times. I think it would be an excellent purchase! Might even check online for people selling bikes or if they have garage sales in your area. Never know what you could find. If you do go to some, would you video it? A lot of people enjoy yard sales. I love them! Myself, it is just me and my cat. My son moved almost 1000 miles away from me to Texas, down near the border of Mexico. I am looking for a tiny home that I could have enough land to have a garden and a above ground pool. Good luck on finding what you want. I hope that you will soon. Have a great day and thanks for another great video and sharing it with us.

Looks like a lovely day for a walk. The “armrest” in the middle of the bench is there to keep people from lying down and sleeping on it.
Good luck on your house hunt and I agree with Jess. Avoid HOAs.

Had a few Computer Problems but here I am. Quickly that would be wonderful for you And Jess to have a home of your own. A fast couple of points. When you are trying to qualify and borrow let's say $200.000.00 the bank wants your banking statements..sources of incomes..savings accounts etc. They track your spending. Over the last few years eating out..trips etc. they see it all..everything.Credit cards etc.
To lend this kind of money to you they are also taking into consideration your track record for savings going into your savings accounts on a monthly basis. It is very serious business. You need to show both of you that you are serious and are in good shape.
Welcome to Mortgages. Think about it..if it was you lending large amount of money wouldn't you like to see savings accounts..serious people who have been building towards a great future? Just saying...think it over...In this economy No eating out..cook at home..forget all the travelling and get this money into savings. It's tough but it's just the way it is guys.

I am living about 30 minutes from Nashville, Tennessee. I pay $1400 for rent in a one bedroom. I work in the medical field and have back and knee issues! It is definitely tough! Especially that I am 53! I am exhausted working on my feet all day! I would love to quit and do something else, but then how would i pay my bills?? Also health insurance is important. My husband lives in Uganda and will hopefully join me by Thanksgiving. We have discussed buying land and building a home also! I am praying he and I can make enough money to escape this daily stress of bills, bills& more bills!! 😢😢😢

I left a gated community, the HOA was impossible to please. If I was at work and my garage can was out an hour after pickup I got a call. My solution, I bought land and had a home built. Another issue in your video, the builder is raping the land, disgusting.

Don't quit the job because of health insurance and maybe 401k inheritance tax is through the roof nobody could afford it after you pay the inheritance taxes because they are about 1/3 of what the property is worth . get out of town

I never thought an HOA would be a good thing. But at least they don't allow junk in the neighborhood. Our neighborhood is great and you can have an in ground pool and pretty much what u want. I guess it depends on your neighborhood. Our house was built 2 years ago. And it's been great!

Even in upstate NY houses that were 75,000.00 to say 150,000.00 - soon to be in the past. And if there’s no industry or anything to absorb the taxes - your taxes will be high and some cities you pay for garbage pick up or have to buy special bags.
If you can find something - consider it.
It’s hard… very hard. As you age you think about being priced out. Ending up in a home or even living in your car - no joke. It’s scary. Scary.
One trip to the grocery store reminds you of how scary it is.
Keep doing what you’re doing - it helps.

You can absolutely own a townhome. Condo is more like an apartment that you own, where you might have people living below and/or above you. In a townhome there will be no one living above or below. They are the size of a house, they're just like houses stuck together
