Im a home inspector in the US. It may be Irish best-practices to place your electrics under a concrete slab, but to me, you're inviting moisture issues. Concrete is a sponge for moisture. Ground water will try to enter the home from below and can enter the conduit and trucking causing shorts. arcing, and tripped breakers. It would be better to run your electrics from the main panel through the attic space and ceiling down the walls. The vapor barrier under the concrete is an absolute requirement to help divert water away from the home. Im not sure if Ireland has geology favoring Radon, but you may want to Google Radon and mitigation techniques before you our a new slab.
I would follow this recommendation, it's so sensible and really, not too difficult. If you have the electrics coming down the wall, how easy is it to afix the hotpoints/electrical outlets where you want them.
Another American here. I did cringe also at the trunking (?) Never heard the term before. If these are the house branch circuts, in metal flex conduit, putting them in the slab scares an American something terrible.

However, to be fair to the contractors that did the job, these old solid stone walled cottages are challenging to work with, and there are compromises that need to be made to cater for them. My current plan is to have a multi consumer unit distribution layout, linked with buried armoured cable. Will try as much as possible to have circuits dropped from ceilings. The new floor will be laid as follows, 4" compacted hardcore, sand blinding, 2000 gauge radon barrier, 4" structural concrete slab, 1200 gauge DPM, 4" EPS insulation, 1200 gauge DPM, 4" sand/cement screed with PEX UFH pipe embedded, final floor finish. This is best practice guidelines for UK - mileage may vary on your side of the pond, but imagine it is roughly the same layers of the cake.

Just finished a renovation on a old cottage and basically did the same however we are on granite so we put in two inch ( for the Americans actually 22mm ) perforated duct every metre in the hardcore to vent and we only topped it with 30 mm of screed due to height problems as we could only dig down so far ( hit rock) . Best of luck getting it done by your deadline, granted we were not working to a deadline but it took us six months to get it completed and we had a team working on it six days a week!
Hi, I stumbled into your project because I was watching another couple restoring an old, abandoned Irish stone cottage. It was a bit confusing for a bit because they had 2 donkeys and no horses. Anyway, I am glad to be a subscriber. My wife and I did something similar in 1982; we bought an abandoned Grange Hall on 2 acres in Virginia, USA. No electricity, no water, no sewer, no heat. It was great fun, but I expect my wife has a different recollection. We moved in after 2 months.

When you do your Cottage Room Extension (if you have some extra Euro's), What do you think of putting in an under ground insulated bunker to store your vegetables. Really just a giant Root Cellar. They are good for long term storage of Root Crops (Potato's, etc.) You could also store smoked or salted meats in it

Hi 👋🏻 I’m Irish and also renovating a vacant & derelict house and have been approved for the grant. Definitely confirm that ye are not eligible for the derelict top up (extra €20k) - derelict can mean eg 30% of the roof is gone etc - & just so ye are aware, you can usually get an extension - so making the house habitable within 18 months. Also, habitable can be slightly different in each county so maybe ask your local county council for a checklist. Make sure ye get receipts and only use supplier / trades with tax clearance for those you are claiming the grant back on.

The cottage was structurally sound with good walls and a sound roof - so would have been a stretch to try and justify it. Thanks for confirming the 18month extension, hoping we'll be done in the 12months, but good to have a backup plan.
An idea to reuse the rubble, is to use it to build terraces in the field closest to the house. Maybe you could get a kitchen garden? Wish you all the best with the renovations

oh I always smile when I see how people who live in the country, do dress 🙂 it's very different from the times when we lived in the city. Clearing that floor is such an achievement. It must be a bit of a relief to have found the issues at the start but also a bit disappointing by that the previous owners did such poor work. The carrot top pesto is so quick and easy (apart from the time growing the carrot tops of course) 😊😊

Hi 👋🏻 thought I commented but can’t find it now! We’re renovating under the grant too in Ireland, just to know that an extension is possible (total 18 months until habitable) so worth requesting if under pressure. Each county operates the grant a little differently and ‘habitable’ isn’t completely finished, there should be a checklist of things that need to be completed (working heating source, can you flush a toilet, cook, boil a kettle etc). There’s a derelict top up available for the vacant homes grant but you have probably already checked it out. And there’s other grants too - new / upgrade private water well, and seai energy upgrade grants too

Smooth jazz is a plus for background music. You need to budget ASAP for farm equipment. Namely a mid-size 4-wheel drive tractor to clear and maintain your land. Add as many accessories as you can afford them. As a retired Federal USA government management and program analyst with age wisdom (84 yo, married to Jack for 56 years, I recognize the value of Planning which other RUclipsrs don't especially value with the government grants. Kayman, do you look at some of the previous construction work and just shudder? My house was built in 1907 and I'm fairly sure it was built by three drunks during the middle of an argument. I discovered, about five years after I bought the house, that the kitchen addition was nailed to the outside of the house...literally. They didn't even remove the siding first! They nailed the framing to the outside of the house and cut a door! I learned five new swear words and bruised my toes kicking the wall. As I watch your tear out and discover the "creative" building solutions from the past, I sympathize. Chin up, at least you'll know you'll have a better build when you're finished. 😏 Enjoy your house, your garden, your chickens and your journey. I look forward to watching the fun!
Hehe, 3 drunks in an argument is about right! Working with old houses always uncovers curve balls and unknowns, it's part of the "fun". Hey, I have looked at the foam glass floor insulation products, and think they are a great solution! However, as we are going with an underfloor heated screed, which has a 4" layer of insulation directly under the screed, the need for an insulating sub-base is minimal. So will be going with a standard hardcore in-fill. Thanks for following along.
If you guys have access to the lake I see in your videos you should build a sauna near it and you can use it as you go along with your renovation plus it's fun when its colder.

In the Caribbean we cook similarly...we have foundation recipe knowledge passed down from moms and we tweak it to suit the pantry or the feeling...we say we sprinkle whatever ingredient until the spirit of our ancestors say to stop...lol! Concrete under stairs, screw a 4x2 into the ceiling above the base of the stairs, and attach two rachet straps to ever so gently raise ( an inch at most) the stairs enough for the big pour

He did creative plumbing and electrical work during a remodel. Just getting it back to code was a mess. So glad I found your channel!
I find that the homesteading bit the easier part to find information on and to actually do. The one question most homesteaders, off griddrs and van lifers don’t go into is how they make money before they are completely self sufficient if they are even able to.

Exciting episode and I’ve never seen anyone else do carrot top pesto! I discovered it a few years ago and SO yummy. Carrot tops also excellent minced in roasted dishes. They add the most amazing flavor.
Amazing progress. Unbelievable situation with the flooring! Love that blue fire surround. I can't remember if I've asked before. Hubby and myself wondered if you plan on getting a crusher for all the rubble to use in the paths through the land. Might help to save a load on gravel for paths and make them less muddy over the winter. Recipe looks very tasty too.

Hi Guys, have a check on over at The Irish Homestead video site they have just laid a new concert floor there was something about a new Irish law on how the floor was to be laid in these old homes. It might be a idea to find out before you go about it.
Must say the carabiner belt was one of the first thing I spotted. Very cool 😆 Pesto looks great! We gotta try that... we are cautious about adding tops lol... we once added rhubarb leaves to our morning smoothie and both ended up in A&E!! If I could suggest doubling down on the work before you loose the light. Winter in a caravan is demoralising and the short days sap the motivation! Its really hard to kick start in the new year. You've done great to get the floor out tho, its a good foundation to move on with!
You spotted my secret belt buckle! Its only a cheap amazon job though, so hopefully wont put on any weight, or it will ping straight off! Wow, that is an unfortunate outcome with the Rhubarb - I didn't know about the leaves until searching about them after reading your comment. Definitely not the breakfast of champions! Re: Cottage reno - I hear you. Its in the works, just not published yet. The next phase, until xmas basically is ground source heat pump, external and internal works. So lots of materials, lots of digging, lots of building the floor back up. This is what 20k of the grant is going on. So its a winner, as its banking a big job which once done will mean we can get indoors. 😌

Smooth jazz is a plus for background music. You need to budget ASAP for farm equipment. Namely a mid-size 4-wheel drive tractor to clear and maintain your land. Add as many accessories as you can afford them. As a retired Federal USA government management and program analyst with age wisdom (84 yo, married to Jack for 56 years, I recognize the value of Planning which other RUclipsrs don't especially value with the government grants. Unfortunately it is an extravagance we cannot afford at the moment. All spends like that will need to wait until after phase 1 of the renovations, as the cottage is consuming every last dime. Growing up we had "farm clothes" and "town clothes"...we often got teased at school about it, but it's a practical way of doing things...you can expand it to include "renovation clothes"...as a farmer/ renovator, I think it deserves its own category 😂😂

The carrot top pesto recipe was great, and you described it perfectly (plus the measuring cup that you used helped to have a better perspective on quantity). I have to say that the house is getting progress and only progress. The best part was to see the black berry buch coming through the wall. 😅. Nature always finds a way. Kayman, do you look at some of the previous construction work and just shudder? My house was built in 1907 and I'm fairly sure it was built by three drunks during the middle of an argument. I discovered, about five years after I bought the house, that the kitchen addition was nailed to the outside of the house...literally. They didn't even remove the siding first! They nailed the framing to the outside of the house and cut a door! I learned five new swear words and bruised my toes kicking the wall. As I watch your tear out and discover the "creative" building solutions from the past, I sympathize. Chin up, at least you'll know you'll have a better build when you're finished. 😏

Working with old houses always uncovers curve balls and unknowns, it's part of the "fun". Building new is definitely less challenging, and possibly less gratifying as a result. The more adversity, the bigger the challenge, the more satisfaction at the end? Possibly...maybe.

Geocell foamglas gravel is a great option for insulating a stone built house. It has worked out great for a cottage renovation we are doing.
Hey, I have looked at the foam glass floor insulation products, and think they are a great solution! However, as we are going with an underfloor heated screed, which has a 4" layer of insulation directly under the screed, the need for an insulating sub-base is minimal. So will be going with a standard hardcore in-fill. Thanks for following along.

In the Caribbean we cook similarly...we have foundation recipe knowledge passed down from moms and we tweak it to suit the pantry or the feeling...we say we sprinkle whatever ingredient until the spirit of our ancestors say to stop...lol!

Concrete under stairs, screw a 4x2 into the ceiling above the base of the stairs, and attach two rachet straps to ever so gently raise ( an inch at most) the stairs enough for the big pour

Oh I love seeing what you are doing to the homestead. Finding how they were built and how creative the work was done,yikes. My mid 1950's ranch style house had one previous owner. He did creative plumbing and electrical work during a remodel. Just getting it back to code was a mess. So glad I found your channel!

I find that the homesteading bit the easier part to find information on and to actually do. The one question most homesteaders, off griddrs and van lifers don’t go into is how they make money before they are completely self sufficient if they are even able to.

Thanks for sharing the carrot top pesto. I had never heard of it and while walking past my carrot patch I found myself wondering how not to waste the greenery. Thinking I wished I had chickens or goats to feed with the tips but now I’m loading up my freezer with carrot top pesto.

Exciting episode and I’ve never seen anyone else do carrot top pesto! I discovered it a few years ago and SO yummy. Carrot tops also excellent minced in roasted dishes. They add the most amazing flavor.

Amazing progress. Unbelievable situation with the flooring! Love that blue fire surround. I can't remember if I've asked before. Hubby and myself wondered if you plan on getting a crusher for all the rubble to use in the paths through the land. Might help to save a load on gravel for paths and make them less muddy over the winter. Recipe looks very tasty too.
Hello and thank you ! The rubble will definitely be recycled - at the minute the likely destination for it is in gabion retaining walls. Not much goes to waste on this plot!

Must say the carabiner belt was one of the first thing I spotted. Very cool 😆 Pesto looks great! We gotta try that... we are cautious about adding tops lol... we once added rhubarb leaves to our morning smoothie and both ended up in A&E!! If I could suggest doubling down on the work before you loose the light. Winter in a caravan is demoralising and the short days sap the motivation! Its really hard to kick start in the new year. You've done great to get the floor out tho, its a good foundation to move on with!
You spotted my secret belt buckle! Its only a cheap amazon job though, so hopefully wont put on any weight, or it will ping straight off!

Re: Cottage reno - I hear you. Its in the works, just not published yet. The next phase, until xmas basically is ground source heat pump, external and internal works. So lots of materials, lots of digging, lots of building the floor back up. This is what 20k of the grant is going on. So its a winner, as its banking a big job which once done will mean we can get indoors. 😌
