I really like your channel. I am 75, born and raised in S.B most beautiful city anywhere! My folks bought a brand new house at 1311 Chino and we were there for 14 yrs until we moved out to 4683 Atasco Dr next to San Marcos H.S. Folks paid $9,000 for the Chino house and around $17,000 for the other. I saw a house in the 1400 block of Chino, built in the 30's going for over 2ML and the other place was worth about the same! I live in the Phoenix area now, but love to watch you show off that paradise. Thank you!

I love that Avocado Ranch home...love the privacy and the classic architecture. 7 Million is a bargain for that place with 5 acres.
Agreed. There’s some crazy values in this market when you compare it to some of the stuff that absolutely gets hammered by buyers the moment it hits the market. Even as a local broker it’s sometimes hard to wrap your mind around where values are property to property.
@@joesbparker I spent a lot of my life going to Newport Beach and renting beach house there. Always said if I won the lotto thats where I would live. But now as an old guy I would say I would rather live in a quiet private place like that Avocado property. Truly a private compound....love the pool area, the green house and raised bed gardens and the understated style of the home
These must be trying times for a realtor with the 7% rates. People dont understand that 7% is not a bad rate historically. I bought my home in 97 with a 7.5 rate and later refi-ed to 5% 15 year.
Problem is real estate is unaffordable because the prices have not corrected yet with the higher rates. I imagine a lot of your sales are all cash. What a great area to be a realtor in.

Yeah, there was a lot to see there. I could’ve spent the whole video on that property I think. I often will work with active buyers and do private tours for them on video so if you ever find yourself in that position where you’re looking to purchase, I’d be happy to go back to any properties or any new ones that I haven’t covered and do a private video for you.

Joe, doesn’t $12M seem high for this house? I know its got the awesome location with beach access but comparing to “like” price in Montecito with views, more land and upgraded homes? 🤷♀️ I lived in DEL Mar and Encinitas in San Diego which had the train cruising nearby … I guess Del Mar has gotten pretty much like the Padaro home that the price seems to be $10M for location on the beach? We have gotten insane on the prices to be on the beach haven’t we?
Yes, it does seem overpriced and clearly the market is telling the seller that as well since it’s been on the market for so many days. Seems like beachfront premium can be hard to pin down, but it is a real thing and it definitely jacks up prices I’m wondering when that will change? At what point will beachfront start losing value with ocean levels rising?
Vastly overpriced….cut it to 4million then we’ll talk. I love Santa Barbara but it’s overpriced. Looking to get a second home but maybe Palm Springs might be better.

Yeah, that one’s got a lot of people tripping out because it needs so much work but like I mentioned it one of the comments you can’t get on Panera lane for under 10 million.

Yes, you could smell it. It wasn’t overwhelming that day, but it was definitely in the air.
My hubby and I are cyclists and one of our favorite rides is thru Padaro Ln going from Ventura to Santa Barbara. I always said that if I won the lottery I'd buy a place on Padaro for sure....until I saw this video. I love super quite surroundings and the beach front properties are anything BUT that. With the sounds of the crashing waves, the train, and the 101 fwy, you can have those homes. I'll for sure take the Montecito house with it's beautiful landscaping and it was a much better price for the size. It also looked like a California coastal home (minus that hideous tile). It had such charm and great architectural details, and a POOL! Plus my neighbors aren't looking at me thru their windows, they are far away. The landscaping reminds me of the LA Arboretum. I would move in tomorrow.

I’m going to try and comment on each home.
The first one just seems to be way overpriced for what it is. The views are absolutely amazing BUT the house is not reflecting the price. Nothing fancy at all.
House #2 is so stunning and I love the east coast feel of it. So much amazing details involved in the entire house like all the beautiful tile work, Rich wood all over, The design alone is overwhelmingly gorgeous !
When you first enter the property it Blows my mind by how Grand it is. Lanscaping and placement of the different features outside are so stunning and perfect. Love all the fireplaces in the bedrooms, and those Columns are something that I’ve put in many of my homes. I could really see myself having coffee out off the master bedroom porch. Can you tell that I love this one?
#3 houses I love the location and views But the actual house Just does not vibe with me, The tile work throughout seems very outdated to me and actually the entire house just feels old and ready for a total
re-do.
House #4 7.5mil on 5 acres????? Oh my gosh! I could move in to this home just the way it is today ❗️
I’ve been commenting as I go and I really thought that I loved the East Coast looking house but this one absolutely blows my mind.
It has everything on my wish list and MORE! The view alone from the front of the house is overwhelming , just beautiful 🤩. But then it goes on and on. Being that it was built originally in the 30’s shows so much charm , I really love it that you can live in this area with only single pane glass windows. The Tile work is some of my favorite colors and is very stunning. From the floors to the courtyard are so perfect (and beyond my wildest dreams) and is something that I’ve only dreamed about. And the price compared to the other ones seems like a deal.
If I had this home I would not be in any hurry of going to heaven (Well you know what I mean).

Yes, that one had so many amazing nooks and crannies and features. It basically had everything you could be looking for in a home in my opinion.
No doubt if I was wealthy Santa Barbara/Montecito would be my choice to live.....Big Sur also
Yes, you can’t beat it Big Sur incredibly beautiful as well. Definitely a lot cooler and wetter in the winter months.

100% can’t beat the beachfront location but still clearly not the right price probably sell for about 10.5 million

@@joesbparker I read Oprah was driving around Montecito and saw this property that she liked. It was not for sale. The owners were living in "the gate house" while the main house was being remodeled. Oprah just made them an offer they coudnt refuse....I think 28 million...probably worth 100 mil now
