Correct bro in my area same thing happened.
The owner house was having litigation issues without knowing this the rented family gave 10 lakh lease amount.
And within couple of months the court sealed the house.
They made a normal agreement worth 500 rupees notary just for name sake
Because government sealed agreements will cost around 20k and because of making normal agreement ther is no proof since that agreement won't be considered.
Police case also didnt work because the owner had political background
This incident happened before covid and till date he didn't get his money back that's all gone...

First of all EMI concept is very nonsense idea. Dont misguide wrongly.
Theory is OK. Lease option will work out only when the house owner is in need of that money. In your version you are projecting the tenant as smart. On the other hand do the math for this lease amount in FD and check whether the interest earned meets the inflation by what the house owner is getting as rent. Both can’t think smart. That’s why home loan interest is getting increased as there is high demand.

Hi Friends, Let me explain you on this...Both are having its advantages or disadvantages...But from my point of view lease is better, i was paying a rent of 7000 for 1 BHK and am planning to get married so i have planned to go for 2BHK but the cost of 2 BHK is 10000-12000 in my area, so i have planned to take money from bank as loan the amount of loan is 800000 and the i have taken it for 4 years and in that amount i took a home for 3 years of lease...interest percentage 10.75 and the total interest is for 184000....monthly emi is 20579 at first i have also got fear whether i will be able to do or not but trust me even if you have plan to buy a new home this amount will help you and in the savings perspective mostly we dont save regularly on the monthly basis...now even if i dont want to be in lease i will quit and take that money and put as an initial amount for new home or i will put this in FD for my family as savings and i will be having responsibility to finish this and get the money

Most of the videos are good but this is misleading and does not consider all the factors. 8,00,000 is not profit here. It is savings. He gets profit of 3lacks only and.also with interest rate of 10% other wise profit will be lesser than that
Also for that profit he needs to pay more emi which is again a point to be considered (affordability)

8 lakhs isn’t invested here the money is idle from tenant perspective , however the better idea is to invest any lumsum money you have and then get the interest out of it. If your agreement is not tenured properly your 8 lakhs i again would be a big question.
