As a small town Saskatchewan landlord and developer I am not worried about a short term decline. A long term decline would crash the Canadian economy. Short term we will see more Canadians move into less crowded housing. For example I have 2 Sikh couples renting one of my units. Each couple would prefer a 2 bedroom unit to themselves to have a bit of extra space. If a million people across Canada are wanting the same the housing market will stay the same until 2027.
We still have a policy driven scarcity of Single Family Homes in Southern Ontario by the Greenbelt. Nobody wants the expensive, dog-crate condos that we build. Condos drop in prices, SFH stay high or go up, over time, as supply is still limited in Southern Ontario by Ontario government policy.
Do a 5 year average. See how it's equal to the 10 years average and higher than 15 or 20 year average? So the 'big immigration cut' is just a blip that will smooth out the excess of the last 2 years.

Your business model is in the midst of breaking.... fixed term rates are NOT falling they way the overnight lending rates. RE values are in decline... rents are in decline and immigration has dried up... its time for Canadians to shake off their recency bias... and start investing in productive assets....
Last I've heard and seen, they can't build anything in Toronto other than small boxes in the sky in awkward locations. Maybe they'll find some hidden pieces of land to build nice bungalows on 50ft lots you think?
why are international students buying homes? they're not citizens. time to put that law degree to better use than suckering in desperate people into something they cant afford.

Dont worry about population decline, food banks use and housing shortage are maxed out.
