    Your math is ridiculous... Forgetting land transfer tax, realtors commissions if you resell etc. You are also assuming prices go up... Are you forgetting how many times renos have cost overruns! Macro economics are showing world wide debt levels at all time highs, manufacturing is slowing dramatically which likely means unemployed rise in 2025!

    Toronto investors are increasingly looking into getting out of real estate Interest rates have gone down but won't return to emergency level pandemic rates Why take the risk with real estate when you can get a similar or better rate with much less risk putting it into a bank? Short term, get out of real estate

    Always appreciate your content. About getting the refinancing for 95% of upgraded value...can you please explain the difference between getting a HEL for 80% of assessed value vs CMHC MLI Select Commercial Mortgage for 95% of upgraded value? Is there a 1031 version for Canadian investors?

      Thanks! Unfortunately, there’s nothing in Canada quite like the 1031 exchange, which is why refinancing is so important for investors here. The challenge with refinancing residential properties is that valuations often don't match up with cap rate values seen in commercial properties. Even if you do get a similar valuation, the refinancing amount is based on your personal income, which could limit how much you can borrow when the project is complete.

      @@ElevateRealtyCa uh so in effect the elevate realty strategy is to take a single family residential property and convert it into a 4+1 unit commercial property that qualifies for taking out 95% of the upgraded value? What is the difference between the market value seen on honestdoor for example, the cap rate value, and the upgraded value on such a commercial property? Follow up question is if refinancing is a kind of 1031 in Canada, then when I buy a single family residential property and immediately convert it into a 4+1 commercial property, and refinance out 95%, what kind of taxes would I be paying for that purchase?

      We mentioned in the video that valuations are tough because there aren’t many comps, but we would expect it to be slightly lower than the cap rate valuation. There are no taxes when you refinance but you may have to pay fees if you break an existing mortgage with the banks. Taxes are basically deferred to the time of sale.

    I went to a family dinner yesterday, Had a 12" pizza with my friend, an onion ring order and a beer picher. cost 72$ plus tip...around 100$ for a very simple meal for 2. Its double what we were paying 5 years ago. My salary didnt double in that timelapse

    One concern could be parking. Renters further from the core often rely on having a parking spot, and with no overnight street parking allowed in many of these areas, it’s likely something that needs to be addressed.
