@Jorgetrader o well it's nice but I don't have a few million to throw away I just call up the Architect and engineer tell them what I want similar to a million dollar home call up the supplier and my friend a builder get a discount and south it's way cheaper for material and service. Builing starts soon for me added some window balconies wish I can post the architectural design. Might do a tour video when it's done

It is nice that you gave everyone a cost breakdown, but, given that this home may be in New Mexico or Washington, or where ever, where was the project located and in what section of what town? How big was the pool? Ultimatley was this a 3000 sq foot or 5000 sq foot home? So many questions, so few answers. Obviously this was a spec home from your closing statements, but, there is now way to deduce anything else. Thus a fairly worthless video, devoid of anything but costs. Thanks for your time.

Every state has there law on home build. 1 state might ok plumbing,roof,drywall without license contractors. Another state wants license contractors to rake leafs

No. Textured stucco costs more than flat or smooth stucco because the textured stucco takes more time to install.

He’s in south Florida. 1.7m to live next to a church, Sundays will be fun. Landscape arquitect should of been 80k installed. That’s how much I paid.
