With all due respect i don't agree that rental yield is max 3 % its actually min 3%. I live in Kolkata and have seen rental yield of 6% generally and in some places it goes 9-10%. Like if u have a shop at burrabazar(the biggest market area of Kolkata) of say 50lakh U can easily get a rent of 30k per month. Or if u own a flat in 20lakh It can easily fetch u a rent of 6k Plus their rates double after every 8-9years Which is basically 9% return +5%(rent). And the best thing about this is that u dont need to invest ur time in learning about market and being in that nervousness and tension of ur portfolio.so basically u can give ur whole focus on ur business/job. And increase ur efficiency in them. So if u have large lumpsum money then buying a house/land is one of the safest options to generate a return of 13-14 % Having said that The biggest con of real estate investment is that u can't buy a house/land in a couple of thousand rupees whereas u can start investing in market with as low as 1000 rs.. So for lower middle class people its actually the most difficult thing to invest in real estate as they dont have that much surplus of money.
The average rental yield in Kolkata does not exceed 4% (Source: tinyurl.com/cbufa8ws ). However, there are certain specific areas where rental yields are higher. But that is temporary and those areas keep changing with every generation. We do appreciate your POV and thanks for the above additional information🙌
