    Renovate or Rebuild Episode 1 - Family Cottage Renovation Design and New Home Design in Malabar NSW
    For exclusive content visit www.renovateorrebuild.com.au
    This is our pilot episode where the teams travel to Malabar in Sydney's eastern suburbs to meet a family who live in a cute cottage near the ocean but need more space for a growing family.
    About Renovate or Rebuild
    Do you love the area you live in but your home is a little tired and you are in need of more space? You want a home that is healthy, efficient, comfortable, and stylish but you are not sure if it is better to renovate or rebuild your home.
    Renovate or Rebuild is about answering the question - should I renovate or rebuild my home?
    The program is based around a family who love where they live but need some more space to grow. They want a home that is healthy, energy efficient, with solar power and home energy storage, facilities for an electric vehicle, and the best home design.
    Two teams then compete to come up with the best home design for the family using concepts like passive solar design, architectural design, best home design ideas, amazing kitchen design ideas, amazing bathroom design ideas, the latest interior design ideas, and how to design a solar power system for your home including a home battery storage system.
    Team Renovate
    Michael and Carlene make up the dynamic husband and wife team behind Team Renovate, and believe that you can renovate your home to maintain the character and charm whilst creating a modern home that feels healthy, comfortable, and fresh.
    The renovating duo made their mark on the record-rating season of Channel Nine’s, The Block and the inaugural season of Reno Rumble before launching into the world of home design with fervent passion.
    Michael and Carlene are hosts of home renovation and lifestyle shows, Ready Set Reno on Channel 9’s 9Life and Open Homes Australia also on 9Life.
    The couple are also parents to Paddy (9) and Stella (7) who are the junior renovators of the family and who keep them both, simultaneously grounded and on their toes.
    Michael and Carlene need to come up with the best solution for the family with the best renovation ideas, considerations for bathroom renovations, the renovation costs, kitchen renovations, home improvement ideas, as well as how to make best use of the existing building materials to create a home that is energy efficient, and can use solar power and home battery energy storage to provide all of its energy needs. To achieve this they will need to consider the passive solar design of the home, the use of energy efficient appliances and of course they need to understand how to create a budget for a renovation, how much renovations cost, and how to renovate a home.
    Team Rebuild
    Norm and Jess were contestants on Channel 9’s 2018 series of The Block. A builder by trade, who owns his own company Mr Build, Norm was right at home amongst the dirt and rubble of The Block. Woman of many talents, Jess is a two-time national lawn bowls champion, former tomato picker and mum to Freddie, four, and Matilda, two.
    Jess was a co-host on Sunshine Coast’s 91.9 Sea FM breakfast show from 2012 -2018, and also launched her own online childcare support service, Sick Sit in 2017.
    Norm and Jess have recently relocated to Sydney, where Jess is a co-host on Triple M’s new breakfast show for 2019, Moonman in the Morning, alongside Lawrence Mooney, Gus Worland and Chris Page.
    Norm and Jess believe that the only way to save this home is to knock it down and rebuild a new home. They will need to come up with a winning home design to create the best new home for the family by considering the best orientation of the home, passive solar design, the selection of energy efficient appliances, and how to create a home that produces all of its own power with a home solar and battery system. They will also need to understand how much it costs to knockdown and rebuild a home as they come up with the best home design ideas including kitchen designs ideas, bathroom design ideas, access to natural light and ventilation.
    The show is a great resources for anyone planning a renovation, looking to remodel, looking for renovation ideas and tips, building a new home, looking for home design ideas, and uses virtual reality to create a before and after view of the home.

      Much better, and it had a bit of lawn too and room for fruit and veg, pool, etc
      I would of given it a 10 if they added a gable roof to match extension and a touch of Art Deco on the facade as a hint to what it is/or was,

    This is a great concept and I’m really pleased to see sustainability going mainstream on tv in a way consumers can understand. I’d like the design process to have more input from architects, who are best placed to weigh up all the competing demands in complex projects, and also would have liked both teams to hit the budget in terms of their proposals... $1.4 is a very different prospect to the $1m budget the family stipulated at the beginning. Others have mentioned the need to discuss other issues such as embodied energy / waste in the knockdown; landscape and biodiversity; and a desire to find out more about energy ratings and how these efficient methods will impact annual bills, etc. making big savings on utility bills could help them pay off their mortgage sooner! I’d love to see this go to a one-hour format to include some of those extra details. Great job on the pilot, it will be fantastic to see the next episodes!

    Great job for creating this episode! I would have chosen the renovate design - it captures the character of the existing home and allows more space to create your own garden of edible and native species. The rebuild design seems to be such a large area for only four people!
    The granny flat can potentially be used to downsize when the couple's children grow up and move out of home.

    Rebuild feels way overbuilt, like a mini apartment complex. Feels like more of a push and shove for the view. Renovate all the way, keeping an area for some green space and a potential veggie patch!

    Michael and Carlene and the renovation they produced. I mean, seriously, this couple would have to be one of Australia's most gorgeous looking couples and talented beyond talent. Well done on a great show. Trying to mainstream sustainability/low carbon/health & wellbeing/energy efficiency is always going to be a big call - I've been involved for over 25 years and am still bewildered by policy makers who ignore technology, ie you can still use a paperbased system in QLD and have a 5 Star home accepted when we know a 7.5 Star home can be Net Zero Energy, and we have computer modelling that's been developed over the past 25 years! I would've liked to hear more about materials, energy performance levels (actually see the graphs of how the two different designs would perform throughout the year, although Malabar is a fairly benign climate), and both designs appeared to have impacted the neighbours' view. Looking forward to how it all pans out.

    What i´m most concerned about is the relationship to their neighbours, after they built that monstrosity of a rebuild. Blocking off the ocean views for their neighbours almost completely. Would not be surprised if this ends in a longlasting lawsuit.

      Hey Kathrin, The architects took the site lines into consideration and the hill is quite steep so the site lines of neighbouring properties aren't affected. However the owners have since started to develop a hybrid of the two designs and we will check back in with them to see what they actually progressed. Thanks for leaving a comment.

  • @ruththomas1652
    @ruththomas1652 3 года назад +2

    My favorite design and overall use of the property was the rebuild. However, and this is a big however, Adding on to an older structure, especially one that was purchased originally as a tear down, is a bad idea. Add to that the sewer and mold problems, the structural damage, and the general lack of energy efficiency, tells me there are going to be lots of surprises -- and these are not good in a renovation situation -- all of which will add time and money to the project. I would like to see the rebuild people come up with an optional plan that wasn't so imposing in size and overall use of the lot. I would want another option than the design they put forth.

  • @mckenzieholstine9391

    I would say and agree with the one team. Knock it down, and destroy and replace it or rebuild. Start very fresh and new from the very beginning and bottom to the very end of the finish product or project. Also i would keep some of the older furniture pieces and try to reuse them as well. That is the way i would do it and that is my opinion to.

    I would have done minor repairs to the original house and used part of it for the granny flat and part of it for bedrooms and an additional bath. Then build new on top of it that would include the kitchen, living, dining, 1/2 bath and entertaining space/deck. By extending slightly out the back it would create a covered outdoor space for the granny flat. This would leave space for the kids to play in the backyard. Both proposals were over budget, although I liked the renovation plan better.

    With values around $2m in the area I can see why there is a $1m budget. But bespoke architectural houses are at the premium end of the market. In a rennovate vs rebuild scenario the focus is normally a custom rebuild as high cost per new sqm vs knockdown and choose an off the shelf design at low cost per total sqm. More common budgets will be under $500k. Perhaps future episodes will be more realistic. I'd like to see them aim for EER 8&9, EER 7 is pretty easy to meet.
    I personally preferred the rennovation idea. It left real green space on the block and provided options for future work, perhaps with an elevated garden connection between the granny and the main house.
    Augmented reality will be mainstream in 10 years.

  • @janeloveday8415

    Nice idea for a show which highlights the pros and cons of such a big decision. I am disappointed though that there was not much focus on the natural landscape within the block and no mention of promoting the value of green space for its biodiversity or for its water management or cooling properties. The rebuild occupies the whole lot size and unless the green roof is intensive, leaves no space for trees or for the kids to run around outside.

    • @RenovateorRebuild
      @RenovateorRebuild  5 лет назад +2

      Thanks for the feedback Jane. The plan is to introduce different themes in each episode eg waste, water, biodiversity etc . There is only so much information we can squeeze into 24 minutes. On the rebuild plans we realised after we had finished the graphics that the background architectural plan has a break line at the end of the block due to the scale so it looks like the rebuild option takes up the full block but there is still 8m or so of site - we will be posting the full plans on the website with energy ratings, costs etc in the next few days. Oh and the green roof is intended as an intensive green roof. Thanks for the feedback. We want to know what people think so we can make future episodes better.

    Just had another thought: building a house in Sydney costs anywhere between $1600 (low end project home builder) and $5300 (upper end architect designed), and since the averaged size house is 250 sqm, then realistically this above average sized family of four (LGA av for Sydney is 1.8 pers), should easily be able to fit in a 264 - 875 sq m McMansion given the budgets of $1.1 - 1.4. Am I missing something here? Whatever happened to the renovate the existing place and use it as an income stream and then build a new place further down the block with better views and still have change from $1m? Seems like an oversell by the architects, neither of whom actually responded to the "limited" budget as expressed by the clients. I'd sack them all and find someone who can actually deliver what was asked for, since it's the clients' future home, not some monument to extending families beyond their means for someone else's self-edification (pun intended). Now that might make interesting television, not like those other "reality" tv building shows.

    • @RenovateorRebuild
      @RenovateorRebuild  5 лет назад

      Thanks for the analysis Nadine - the designs did come in around the $5500 per sqm cost range and the team was a little shocked at the costs when we received them. In the full series we are planning to move to a longer show format and actually have this as part of the story because managing the trade offs on cost and performance is a real issue for many of these projects - what could they have done to pull the costs back without compromising the energy performance of the home? This is part of the story worth exploring. As some background the pilot episode had to be delivered by a specific date due to the funding sources and we didn't receive the QS estimates until 12 hours before the last part of filming - if we had more time we would have revisited both designs to get them in on budget but this ended up being a victim of time. In future episodes will be have time (in planning and episode length) to explore this issue and deliver designs that are close to budget. The team does however like The Apprentice style "your fired" angle though! It would make for great TV! Thanks for the feedback.

    I was wondering if you explored using the PHPP modelling under the Passiv Haus standard as a tool for decision making?
    I have notice many people want to have better buildings but as soon as the appearance of greenwashing appears they duck for cover under guise of potential cost impacts. I have found that the PHPP software which automatically provides scientifically supported levels of indoor health and comfort also provides quantitative values of cost impacts which the owner should consider.
    It very clearly and easily helps during the design phase and in real time how much the place will cost to heat and cool, how much energy ($$$) will be required. How to accurately size the heating and cooling systems (if needed) and the influence of decisions like where the windows are placed, how much shading is required and the direct impact they would have on comfort and heating / cooling costs.
    It avoids the greenwashing terms and often anecdotal evidence from Passive solar / cross ventilation etc and just gives people the ability to compare Option A, B or C and then they can make the decision that suits them best. As a tool to help people make accurate decisions about their greatest expenditure the Passive House modelling is a great tool. Keep going with the awesome work.

    • @RenovateorRebuild
      @RenovateorRebuild  5 лет назад

      We have been working with CSIRO on evaluating the designs. They have a tool called AusZEH which allows you to trade off costs, performance etc during design development. But thanks for suggestion on PHPP - will check it out.

    • @nadinedolan9304
      @nadinedolan9304 5 лет назад

      Hammils, I agree! As a person involved with energy ratings, passive solar design and biophilic design, you speak of such a common reaction. Interestingly, Joshua's two homes in Freemantle were built at the same cost as a standard project home, yet rated 10 Stars, so that puts such an argument to rest. Look forward to future comments!

      Hey Marette - we have been busy filming a full season which will be coming soon and yes the plan is to follow up with home owners to see what they actually built. The main idea of the show is to look at all of the design decisions you need to make before you build eg orientation, site issues, fixing poor thermal performance. Full season coming soon.

    Rebuild. The house looks substandard and is lost on the street in terms of curb appeal. They do not even take care of their yard, so they need a yard that is less labor intensive b/c they don't care about how the property looks. Rebuilding will recapture the view the house once had, and will be more efficient and safe; they have scads of room out the back, and could have a garage too.

      Thanks for the feedback Charles. Our full season is coming soon at we will have a mix of homes from small (low cost) cottage renovations to some very cool locations - this was just our pilot episode so we learnt and we were still working a few ideas out. Make sure you check out the future episodes and see what you think then.

      Renovate or Rebuild I was honestly shocked at how good that reno plan was, family homes need lawn, and room for pool, terraced veggie garden, etc. just needed a bit of Art Deco flavour to the facade.
      It’d be great to see heritage homes restored with an eco touch and clever extensions.
      Thanks, I look forward to more episodes!

      Hey Brenda, Thanks for taking the time to leave a comment. The family are actually really nice and after we filmed and they had more time to think about it (we only gave them about 30min to pick one of the options after they saw the designs for the first time!) they are actually developing a hybrid solution between the renovate and rebuild options that is a bit smaller in scale. Hope you come back to check out future episodes.

      @@RenovateorRebuild I don't think Brenda meant the family, she meant that she doesn't like the people in team rebuild. And I agree with her - they are abrasive, they way they say things like "It's only 4 square meters to clean". The family knows their house needs work, but there's no need to be rude about their home. It's just not a nice attitude.

      Thanks BeeJay - fair comment. Norm and Jess are also a great couple but understand where you are coming from. They are also playing a role to help make the show entertaining and getting people to talk about it - bit of a good cop bad cop vibe. The actual show is designed to encourage people to make more sustainable choices - we are in process of planning a full season of the show so give them a chance and I am sure they will grow on you but thanks for taking the time to leave a comment.
