You're not six feet from a neighbor. Always so much going on. Sirens, all that stuff. I'm sure I'm talking to you. And that's why you're watching this video. With Sustainable also comes money to. What I mean by that is we have very low cost of living here. We have low taxes, insurances low, especially on a farm like this. If you have 10 acres or more, you're agriculturally taxed. So it's the house on one acre is worth so much and then the rest of the land is very, very low taxed. What it does is it encourages people to have nice big pieces of land to do things like raise a few animals, do some timber, that sort of thing, cut your own wood. There's a lot of marketable timber on this farm. And I'm going to show it to you. We're goanna get up in the air and fly it. But there's a lot of what items here. I got a big cheat sheet here, so I'm goanna tell you all about the double gate. You saw that in the front. And it's good fencing here with the two pasture. So you got the little pasture in the front that serviced by the creek and then got this big pasture here that serviced by that stocked pond. There's an established organic garden over here with small garden shed. Look at the garden shed is tiny. It's small, but the garden is not tiny. The little chicken coop out there and everything.

to me its nice but seems a really high price for 25 Acres and a tiny 3 bedroom. Again the Kitchen is awful small. Has to be something about Kentucky that has small rooms and a small kitchen. But doing the math Most places in Kentucky the land sells for anywhere from 1000 to 5000 per Acres.
Hi Dane Lionheart, Dane, this is the 100% correct way to look at real estate - in any state. "What would it cost to recreate this?". So when our Realtors do a price opinion - or when an Appraiser does his work - he does it this way as well - cost approach / recreation approach. So let's look at it real quick. 1,000/ac land is available - but it might not have cell service, 45 minutes to a jug of milk and jobs are 1.5 hrs away --- AND it can be straight up and down. So let's look at property values that are closer to where people work, shop, go to school and land people can actually use. That's why I make references 'close to Hobby Lobby, TJ Maxx, University town, etc'. That means someone much smarter than me has already done their due diligence and there are enough people - and enough economic power to put a store like that nearby. So for this land, let's us a value of 3,000/ac = 75,000. Now, it is almost impossible to build a house for less than $85/sf - 1400 sf = 119,000. Now, the pond - would be $5,000-7,000 to build that = 5,000. Then the man-cave. Easily 20,000 for all it has to offer - overhead door, remote, little sink, $2,000 woodstove - so we're going to call the shop 20,000. 75 for land, 120 for house, 5 for pond, 20 for shop / man cave = 220,000 --- now, there's also a value for the timber on the property. This is all hardwood on here - so that is worth approximately $20-25,000 every 12-13 yrs if it is managed correctly. So there you go - the cost approach on this property. Now, could you build better --- or exactly what you want? Yes. I agree - I like big rooms too. I personally like a walk-out basement. So that can be added for approximately $10/sf when you build. Building is also a PITA and you get lots of 'pull your hair out' moments. I just completed my 3rd house build for myself. It is work, but then you have exactly what you want. And we have bare land for sale - in all shapes, sizes, configurations and prices. Did you not say this was a prep per place there fore they would know to prep for the time they need in a proper manner. I also build homes and have many to show proof . I again mean no harm in my chat just saying I think the price was way over. Knowing the people selling needs to make money as well they would ask a higher price the more they sell it for the more they make . Do you agree? Also Brad let me ask you can a person buy 25 Acres of land in Kentucky for 50.000? I know I can build a home 4 bedroom 2 bathroom with full Basement Large Kitchen for under 75.000. I live in a 2 bedroom 2 bathroom home now on 10 Acres in Florida and my bathroom is bigger then the Kitchen in some of the homes. Yes Location is a plus so you can get milk 5 miles or 10 down the road You can shop say wal-mart 20 miles. Taxes are cheap for now we all know that will change in time . But how good are the schools? How well do the schools protect our kids? How many crimes are in that spot ? There is a reason people are selling and it is not because they all of the sudden want a bigger house. I do love the Videos I am just stating my opinion. I am sorry if I hurt any ones feelings.
Hi Dane Lionheart, no feelings hurt at all! I like the dialog from people who understand the cost of building. Schools here are good, some are great - you have to do the research that meets your criteria - all the school and crime stats are online now, so it is easy to check. And yes, believe it or not, most people move for one of two reasons - 'life changes' = divorce, passing on, transfer, job offers, etc -- or right-sizing. This young family needed more room and needed a bigger house. They moved less than 20 miles away and both families are delighted with the trade. I love my job and meeting/helping folks. @@BradSimmons I am looking but I care less about the homes. You see most I have seen the bedrooms are small like my bathroom. The Kitchen is the size of my bedroom. So in all honesty it would be better for me to buy the land and build my dream home. remember it is only a dream home if it is you're dream . Mine is 300 Acres or more High on the hills or MT top . Log cabin with 6bedroom on suit 2 master bedrooms, Large Kitchen Indoor Pool .

well Brad, this is the type of property my husband and I like. We are looking for a home with acreage. My husband is retired but I am hoping to retire soon and move out of New York sooner than later. I'm warming up to Kentucky more than ever now, than TN :0). I just told my husband that when we are ready to relocate, we will be contacting the Bluegrass Team for sure! Just give us 6 years or so. It's beautiful but there's no barn and it looks like Bigfoot and Dogman country with all them woods have they ever had any trouble with seeing these creatures if they have that might be the reason why they're moving I would like to know if they seen any Bigfoot or Dogman or any other kind of these creatures

I grew up on a 50 acre working farm in north eastern Ohio. My parents sold it after my brother and I graduated and moved out. I live in the DFW area now and I hate living in the suburbs! I feel like a trapped rat. I would love to have a farm of my own.

It looks like Kentucky is higher taxes than Tennessee in rural areas. TN has greenbelt. 15+ acres are a lot cheaper than anything smaller. My neighbor's taxes are 400.00 a year with 150 acres, a house and 1 barn. This would be perfect except I really want a basement for my canning jars tho :( I would have loved to see the garden and chicken coop.

Another great showing Brad! Love the outside of the house but the inside is just meh'. The property itself is absolutely beautiful and I love that garage. I do wish you had gotten a better shot of the creek. My favorite property that you've shown so far with a creek was from a few years back , which I believe was called the Sugar Creek Log Cabin. Hope to make it out that way in next 2-3 years after retirement . Thanks Brad for keeping me dreaming.

Do the timber rights require full payment?
Hi Kevin McDuffie, when you own the property, you get a Forester in to do a Timber Cruise. The Forester will give you an idea of what size trees there are - and the species, then give you a Board Foot number of each species. For example, Walnut is worth more than Poplar. White Oak may be selling for a premium this year - as the demand for Bourbon Barrels is high. OK, on to your question --- once you have a Timber Report, you then call the trusted Timber buyers that your Forester recommended to you. Then you negotiate. Your Forester will tell you what is customary -- or what is possible as your timber is special for this reason or that --- or it is not special. :-). I hope that answers your question - and I think that is a magnificent idea for a new video.

Brad Simmons it’s more s matter of finding the money. This place is right on my limit and that man cave would have to become a wood shop. The financing for another bathroom might just be more than I can manage. As a disabled veteran we don’t get much. I have to be very careful with what I spend on.

T D , it's called "uncluttered" and "neutral", which is what is recommended to sell a home. So, you can imagine it as your home, with your things in it, and your personal touches (which is what you were doing!).

Fred Ubar well Fred here in Kentucky we only had about 2-3 weeks of spring this year. We went pretty much straight into summer. The last few months it has been very hot upper 80's to upper 90's and high humidity. Kentucky is rated the worse for allergies. When it's not melting you it's probably raining. Late evening'sand early morning's temp's are 65-75 degrees. Don't get me wrong I love Kentucky . I'm born and raised here. But have been a snow bird for over 14 yrs. The saying goes in Kentucky if you don't like the weather just wait 5 mins it will probably change. Lol !!!
