If the tenant didn't break anything in the room, the deposit will be refunded, but 500 baht room cleaning will be deducted from your deposit. If you make a contract for 2 or 3 months and want to check out at the end of the first month, you may lose your deposit. Even in this case, if you have an acceptable reason, most of the landlords will refund your deposit.
