My Dad and I built a house there in 1979. We knew Mr. Rosen the developer because of his connection to Brooklyn, He built his house next door. Mom and Dad passed a couple of years ago 91 & 92 years old. Sold it in November 2023. This was a wonderful place in the 80's and early 90's.Too $$$$$$$$$$$$$$$$ Now.

Rate will come down if the house replace an old roof or if we experience some kind of deflation in our economy, older home are the one getting hit the most and mostly the one with older roof less than 4 years of life

It only costs so much to live here because it's hyped up. If we petitioned the removal of our city council, eliminated half the 'fat' of the useless bureaucracy and - for....the...love...of..... GOD, stop building "Luxury" this and that! If I wanted to live in Naples, I'd MOVE to Naples. The city council wants to call us that because it translates into higher taxes, giving them MORE money to waste.
Problems with Cape Coral: 1) High taxes 2) City Council 3) Endless, pointless bureaucracy 4) Insurance 5) Water, water, water. Give everyone 21st century water and never mind the 10K increase on the 'assessment' fee every time they finally do a new neighborhood 6) (Personal peeve) GET THAT CODE ENFORCEMENT BUTTHOLE WITH THE KEVLAR VEST AND HOLSTERED GLOCK OFF MY PROPERTY BEFORE I MAKE SPORT OF HIM! I consider it a threat if he arrives like that. It stops now. 7) Let's all just stop pretending that Cape Coral is Beverly Hills. It isn't. South Cape is filled with displaced, drug-addicted lunatics. They wander the streets like zombies and the traffic here is enough to drive you insane. Even at 12:30 pm, it takes all day to travel Cape Coral PKWY, Del Prado, Santa Barbara, Pine Island RD and even over on 41. New York has come to us and it hasn't aged well.
