I would like to see the ceiling in wood. Especially if Randy uses white cabinets. It would be the reverse of what LuAnne has. Her cabinets are wood. That gives her contrast. I think the model would be just fine with the warm wood floors and ceiling with white cabinets. I hope Randy keeps the winding stairs and makes an actual closet in the corner at the base of the stairs. Leave the hallway open so each buyer can choose how to use that Flex Space. Office, storage, etc. Cannot wait to see Randy's design. I wonder if he will offer it as both with and without dormers!
An island would be perfect! I have a lot of small appliances and really cook for my Hubs and myself. I need a good kitchen with plenty of deep drawers and NO a lower cabinet doors! I can’t see into them and I have a bad back. IKEA does the BEST kitchen design!
Beautiful home. Keep the tankless water heater, please. Keep the bookshelves up in the loft. Keep the across the window shelving. Keep the ALL white ceiling and trim. Offer the IKEA hallway shelving unit assembled and installed. This is an all time favorite floor plan. 30’ option for Charleston price would be great. $150 payment to LuAnn for each home sold would be such a nice token of appreciation without breaking the bank.
I love the all white interior. It makes the space look so much bigger … and peaceful. The white interior makes a clean “palette” to showcase your decor.
This is definitely the definition of the perfect Tiny Home. So glad we got to see it for the holidays and decorated for everyday living. She definitely has a designer's eye.

My absolute favorite floor plan EVER! Because the kitchen is on one end and the bathroom is in the other. The back staircase - perfection! The living room is open to the kitchen! It’s perfect!! I would like the option of wood walls or painted walls w a wood ceiling - because I want two of these! ❤🎉❤ One in Newport and another in Abbeville!
Thank God! Finally! This is first the home I saw on this channel. It’s always been my favorite. When you went the first time I I remember LuAnne had it so nicely decorated at Christmas. Then you went over and there must have been 12 women making Christmas ornaments and having cookies. It’s so nice that the woman in the community have made it a neighborhood. It’s really a beautiful thing.

Love love this design. 💕 That L shaped kitchen at the end is so workable. The fact that it fits a full size table is great. Living room in the middle and bath at the end feels just like a real house. No waisted space. Love the stairs at the back end instead of the side, it gives a nice open flow. Yes this would be a great model. Can’t wait to see the pricing of it. Only thing I would do different is alow space for stackable washer and dryer.

The all white... So even if he did pre-primed pre-painted white bead board for the ceiling... Whatever he could work out... Even prepainted plywood... Buts it's gotta be white. MAYBE LOOK BACK AT PAM'S ITH BITTY BOHEMIAN.... she was painting it all white, and got worn out with all the painting... And she opted for whitewash ceiling... It also looked pretty good... So maybe that's an option... But the POP of Lou Anne's is really the WHITE-ON-WHITE🎉❤🎉love Lou Anne house(and Lou Anne) ... Finally! White walls, white ceilings, white trim, real wood cabinets, open kitchen shelves, bathroom vanity - please include it all. Maybe an option to have a closet built in the hallway - there's lots of room there for a wider closet plus different storage options that the buyer can decide on after purchase. Please don't make it a DIY home since many of us aren't handy and prefer your team to complete the home. I'm really looking forward to seeing this model for purchase.

Goodness gracious that is a lovely layout. The placement of the kitchen on the end is perfect. My taste is not everyone's but I personally like very light, white or off white, doors, walls, and ceilings like LuAnne has. It makes the whole space seem roomier in my opinion. Color themes can always be added into the decor and with wall art.

Yes! The "LuAnne" is the BEST floor plan...The kitchen in front and staircase in back allows wide open living space area in the middle, makes the kitchen more workable, keeps the bathroom in the back where it belongs... Keep it wide open space, keep it simple, let owners add islands, hallway storage, etc. Don't add the large shelf over the kitchen area, can't really "store" much with the mini-split there...let owner add that if they want...I'd rather have it OPEN and then I might add a narrow upper cabinet on each side. So many comments like the all white ceiling...I like the poly wood...The kitchen cabinets will now be white so poly will look great! Do WHICHEVER IS CHEAPER then provide the other as an upgrade... Randy, I love all the Corbels and special exterior decor BUT I also need AFFORDABLE so maybe do a BASIC MODEL with less of the expensive exterior trim then offer it as an exterior "upgrade" ....A couple grand can make/break it for some folks. Hope the price of the "LuAnne" stays affordable because I want this one! Now just need a place to put it...Come on Abbeville!

I have loved this since I first saw this when she did the Christmas video. My favorite of all. I love the back stairs, organizing cubbies, and loft bookshelves and front kitchen. ❤❤❤❤❤❤
TIP - A plumber gave me a tip once to place a carpet remnant beneath the washer dryer to stop the vibration. I put my washer- dryer in one of those flat plastic drip pans designed to catch water. Purchased at a plumbing supply store. The rim is only 1 inch high. Beneath the pan I precisely cut a piece of left over carpet with the bottom facing up and the fluffy carpet down touching the wood floor. That little tip solved the vibration problem. I had converted a spare bedroom into a laundry/closet room. Hope this helps.

I love, love, love the layout of LouAnn's house. She really made it hers. She took her time to order furniture, etc. from different places that fit together nicely. The shelving is well placed and it looks very comfortable. Great job LouAnn❤.
I think Luanne has more storage in her pantry than any of the other homes have in total! I also think her bathroom layout could accommodate a tub shower combo and the sink under the window.

Best floor plan. Best use of space. And white should be the default. With natural as an option. Maybe some savings. I honestly cannot see that home having the same feel in a natural finish. And to each their own. LuAnne is very generous to be ok with having her design copied. She is giving up her one of a kind home.

Thanks Luanne! Please keep all the trim and ceiling white because I believe that makes the appearance more expensive and finished. I would like the option of painted kitchen cabinets too for the same reason. I prefer the LP siding for maintenance free, but I do love her darker exterior colors since I think it would not show dirt as much. I like the tankless water heater. I prefer a stackable washer and dryer. I agree with Luanne of removing the cooktop. You did not mention her corner kitchen cabinet. I hope it is a lazy Susan style. I like the frig sitting on the pedestal drawer. I like her bathroom vanity and bathroom arch. It would be nice if some type of arch could be added at the stairs so a taller person would not bump their head at the bottom step. Her IKEA hallway storage cubbies is great as well as her “hanging closet” and “bookshelves”.

Goodness gracious that is a lovely layout. The placement of the kitchen on the end is perfect. My taste is not everyone's but I personally like very light, white or off white, doors, walls, and ceilings like LuAnne has. It makes the whole space seem roomier in my opinion. Color themes can always be added into the decor and with wall art.

Yes! The "LuAnne" is the BEST floor plan...The kitchen in front and staircase in back allows wide open living space area in the middle, makes the kitchen more workable, keeps the bathroom in the back where it belongs...
Keep it wide open space, keep it simple, let owners add islands, hallway storage, etc.
Don't add the large shelf over the kitchen area, can't really "store" much with the mini-split there...let owner add that if they want...I'd rather have it OPEN and then I might add a narrow upper cabinet on each side.
So many comments like the all white ceiling...I like the poly wood...The kitchen cabinets will now be white so poly will look great! Do WHICHEVER IS CHEAPER then provide the other as an upgrade...
Randy, I love all the Corbels and special exterior decor BUT I also need AFFORDABLE so maybe do a BASIC MODEL with less of the expensive exterior trim then offer it as an exterior "upgrade" ....A couple grand can make/break it for some folks.
Hope the price of the "LuAnne" stays affordable because I want this one!

I love LuAnn's house. I'd only change having a stackable washer/dryer. Maybe have the house a few feet longer to accommodate the washer/dryer. Love her kitchen layout! LuAnn has the best home!
You could put the stackable washer/dryer where the sink is and put in a small vanity sink where the combo is now possibly

TIP - A plumber gave me a tip once to place a carpet remnant beneath the washer dryer to stop the vibration. I put my washer- dryer in one of those flat plastic drip pans designed to catch water. Purchased at a plumbing supply store. The rim is only 1 inch high. Beneath the pan I precisely cut a piece of left over carpet with the bottom facing up and the fluffy carpet down touching the wood floor. That little tip solved the vibration problem. I had converted a spare bedroom into a laundry/closet room. Hope this helps.

I love, love, love the layout of LouAnn's house. She really made it hers. She took her time to order furniture, etc. from different places that fit together nicely. The shelving is well placed and it looks very comfortable. Great job LouAnn❤.

I think Luanne has more storage in her pantry than any of the other homes have in total! I also think her bathroom layout could accommodate a tub shower combo and the sink under the window.
Some of us need that tub!! I know Randy could figure it out. For some a shower just won’t do.

Best floor plan. Best use of space. And white should be the default. With natural as an option. Maybe some savings. I honestly cannot see that home having the same feel in a natural finish. And to each their own. LuAnne is very generous to be ok with having her design copied. She is giving up her one of a kind home.

I've seen all Luanne's videos. I love her design. So quaint and welcoming. Her kitchen is the best design I very seen. Bath as well. Only thing is I would personally want a tub for mine. Great job on this layout.

Thanks Luanne! Please keep all the trim and ceiling white because I believe that makes the appearance more expensive and finished. I would like the option of painted kitchen cabinets too for the same reason. I prefer the LP siding for maintenance free, but I do love her darker exterior colors since I think it would not show dirt as much. I like the tankless water heater. I prefer a stackable washer and dryer. I agree with Luanne of removing the cooktop. You did not mention her corner kitchen cabinet. I hope it is a lazy Susan style. I like the frig sitting on the pedestal drawer. I like her bathroom vanity and bathroom arch. It would be nice if some type of arch could be added at the stairs so a taller person would not bump their head at the bottom step. Her IKEA hallway storage cubbies is great as well as her “hanging closet” and “bookshelves”.
