    This person is simply superb. He deserves huge round of applause for his excellent explanation skills. His property knowledge is amazing. Very nicely and in a simple way habeas explained the benefits of a common flat. People should atleast once listen to his vocal abilities and understand the importance of getting property information from the right guy. I wish his name was tagged in the video.

    What ever told , promised by VJ sales team at the time of booking flat is not 100% true. So please discuss with VJ higher management and get everything in written before booking your dream home. Otherwise your dream will remain a dream only......

    ******Warning for new Flat Buyers******
    Make sure that you can better to confirm and get in written the brand name for each material before purchasing. Because after purchasing you will not get what was mentioned or committed in the broucher and they will give you the local material by saying we are using equivalent brand. So be aware before purchasing flat otherwise you will regret of your decision.

    Don't go with VJ builder...they are fooling buyers showing reputed brands during project launch and using substandard/local brand while actual..,one latest example "Yashwin Encore" presently under construction and anyone can cross check.......

      मी IT मध्ये होतो, लाखाचा पगार आता 40 हजारावर आणून ठेवला आहे कंपनी ने.
      बाकी हिंजवडी आयटी वाल्यांनी बदनाम केली आहे, सर्वच तसे नाहीत पण काही लोकांमुळे हा समज होतो

    Good Marketing Skills and nice presentation.
    But there are few points which serious buyer may highlight.
    1. Building construction quality.
    2. Plaster like cement or gypsum
    3. Loading %
    4. Why there is lobby in front of main door which termed as private space. As there might be some glitches in direction when design made as per land availability. Many flats in pune has such kind of designs which termed as extra space or private space. If careful buyer looks at the entry of main door then they will understand that extra space formed to create main door entry vastu specific. This is not idle at all.
    5. Space looks specious now but when it will be accommodate by furniture and other storage then it is congested.
    6. According to vastu and old shastra one can sleep in South (head) and North (leg) direction. But not east west.
    7. Balconies converted into room or sitting area to make 675sqft space look larger.

      Please don't buy whatever you will see in sample flat that you will won't get in your actual flat flake promise VJ builder I am owner of Yashone maan goan compare to VJ now a days small builder is providing good quality material project

    VJ is not trustworthy..they show brands like kajariya, greenply at the time of launch and later they use local one without any update to customers...dont go with VJ.

    Think before buy it ... yes marketing is good but material used in construction is of unknown brand ... be it tiles , plywood, cement sink and so on.
    I repeat my self you need to have each and everything in writing or do not buy based on VJ brand ..

    Please don't go with the advertisement, reality is far from promises. Get in writing what brands they are providing.

    Be aware of VJ...it's comprising with brands materials when actual construction starts... Recently we noticed VJ is using some local IS certified tiles and local ply whereas while promoting flat they had mentioned Kajaria and Greenply brands. They had decided which local brands they are going to use. And in agreement no brand names are mentioned so they have written agreement in builders favour only and while agreement they will make such hurry that if you delay in agreement then you will get open car parking...and it's very much pre-planned actions...don't trust VJ!! One of the Flat owner of Yashwin Encore,Pune

    Brands promised were different from the actual ones for tiles, doors where I have purchased.. customers - please make sure you ask this in advance what equivalent brand vj is going to use in the flat.

    Please we aware of VJ ... what ever shown during demo flat will not be same fore sure .... material used like tiles or cements, pipes ect ...are not of best brands as showcase during demo flat.
    In agreement VJ will not mention any brand name so this will give them opportunity to use any local brand .

    There is a difference between what VJ showcase at the time of booking and what they actually gives. VJ had shown us all good brands at the time of booking as their partners and in actual using different local brand by saying those are equivalent brand's. That was really unprofessional behaviour shown by VJ👎

    They are great in advertising and best in making customers fool. They will show you branded materials during launch but in reality they will use unknown brands. So dont buy based on these feku videos. If they agree with all brand names in the agreement without any disclaimer then go for it.

    Vj give less carpet than ur agreed size. also he use local material for construction ( shows big brand names while booking). Plz confirm these points before booking flat with vj.

      They will show branded things in the launching but will give low standard in the actual flat..they don't mention brand names in agreement.
      Most worst part is they will give 3% less than the carpet area and same will be mentioned in the agreement
      Be aware before booking as I am regretting don't want that to happen with you

    No doubt sales guy is good but don't trust VJ as actual used material will be different vs. what they are showing in sample flat.....there is lot of issue we found in Yashwin Encore project where Builder not providing what has mentioned in broucher or shown in sample flat... So be careful!

    Presentation is good but buyers should not only look for walls or space or carpet area. They should also give importance to provisions of water system, rain water harvesting, electricity facility or solar etc. Ppl usually ignorethia.

    for your kind information...wo jo doosra wasahbasen ka area hain na usko "Laundry room" bolte hain aur wo wash basin me kapde dhona hota hain like any stain or small wash. wo bartan ya utensil dhone k lie nai bana hain.
