    You're on to something there for sure. I came across a piece of land today with three new build shells that haven't been touched in 5 years since the developer owed credit to the bank and then the bank went bust. The developer has since disappeared. Definitely going to research further on that one!

    You sort of touched on it near the end, but want your thoughts on this. I used to watch Heir Hunters, and they'd sometimes mention cases where the deceased A) owned a house/piece of land B) Had no findable heirs the researchers could find.
    Factoring in the 35 year rule for unclaimed estates and the 12 years for adverse possession, hypothetically, would it be possible to use that as an avenue to find potential land/property to claim? Finding out what the dead person owned, and seeing that there weren't any relatives to claim the property via inheritance, claim it via adverse possession.
    Also funny you mention the garages thing... there's a strip of abandoned land near me which used to contain garages, but now stand empty, with large slabs of concrete intersected by overgrown trees and bushes. Two neighbours have extended their gardens onto this land, one even building a garage.
    I wonder if they used/are using Adverse possession?

      Garages are great as you can rent them out and document it all to show ownership down the line. I loved heir hunters - brilliant show. The thing is, is it takes one 5th cousin to come out of the woodwork hence the years of ownership you have to do to claim the land. However, if you are 10000% certain, then what is the rush? Build houses on the land and rent them out if you want too.

    Im 3 months in to claiming a residential property. I was a tenant for 3 years until my landlord was made bankrupt, the insolvency service disclaimed the property and it was escheated 3 months ago. Ive decided to just stay put and do the repair work needed and ride it out.

    Great video, how doe's it work for commercial properties? And what do you say to a locksmith???

      I said to a locksmith that it was a relatives house who recently died. Commercial properties would be the same avenue to my understanding.

    Hi, what if the property needs major work? I wouldn't be able to afford to repair any work on the roof that's collapsed ? Would I not be considered the title if I can't repair the property? Thanks.

      To gain ownership, you need to prove that you are bringing it up to standard. Keep all recipts

      @@OliverKuiz yes and will try to do what I can afford. Already trying to purchase some nice gates for the outside of the property to prevent anti social behaviour. Just wish I had more money to repair more. Do you get any compensation for showing the receipts? Say if the owner takes it to court to remove you after 3 years for example. It would be a lot of money lost too. Thanks.

    I'm having problems locating Garages on the HM Land Registry, When I use the map to pin point location it keeps coming up with the houses next door on the search results page.

    Nice video mate. Any ideas if its possible to claim an unregistered piece of land near the railway. Probably belongs to network rail but its unregistered

      There's alot of forgotten land left by network rail. I've seen a few people claim land this way

      Railway land, like Crown land, military, etc is subject to different law and you cannot claim it. This is because its ownership is regulated by acts of Parliament.

      @@danhorton6506 You can test it if you like, but would suggest you do seek legal advice before unintentionally committing a criminal offence. Railway land in U.K. is protected by Railway Regulation Act 1840, Section 16.

    Hello mate. Recently came across 2-3 houses owned by the council and a parcel of abandoned/unmaintaines land also owned by the council. Is there a legal way to posses these derelict houses

      The houses were last sold around 2004 and haven’t had anyone work on them since the purchase date

    I'm a disabled veteran who can no longer work due to my disability so I receive housing benefits, my question is if I find a empty unregistered house and decide to possess it do I have to tell Universal credit immediately or can I wait till the 12 years are up and become the registered owner before I mention it to UC?

      Wait until the 12 years. Taking possession doesn't increase your income and you don't live there either.

      Abandoning property is not hard work. It's easy, you just walk off and let it rot. What's not easy is the work people do to unfuck the mess you created.

      It's not Squatting. However, Squatting Laws go back to Oliver Cromwell and are part of Statute Law.
