- As many of you know who have followed my channel, I have wanted to collect more quarters for a while! I tried to start a laundromat in one of the buildings I owned, but the that town wanted me to bring 2 shares of water which would have cost me $150,000 if I could find them. I also looked at other options to start a laundromat but nothing was working. I think it was actually a RUclips viewer who had messaged me a while back saying they might know of one for sale and we talked some but the seller was not ready to let go of it. Well, they reached out again recently and we were able to make a deal!

Yeah a coat of paint and some cheap laminate floor in there would really make it more appealing. Also, some new gloss white enamel on those old dryers would really spiff them up. Plus, some new vinyl, non-written correctly spelled signage.

What could be better suited than this for Mark? Loves quarters, I always think of him when I come across a state or bicentennial quarter. 😆 His own private car wash for his fleet of exotic autos & throw in some apt. dwellers. Let the fun begin 🎉

I'm in Australia..someone purchased an old run down laundromat near me ..painted it a vibrant green, added some fake plants, a tv, put in phone charger points, really comfy chairs and a really good change machine..it's an awesome place to hang out now
Sounds cool, in New Zealand the laundromats have coffee/tea/hot chocolate vending machines.
You will need to upgrade washers since they are non working now. Look into a couple of 50 pound front loaders they are about $7.50 a load here. Many people have heavy comforters now for cold weather to save heating costs.

If you can try getting one or two larger capacity Dexter front loaders to replace some of the top loaders they will bring in more business...bet the storage has old machines used for spare parts...Worked with my Dad in my early 20's to setup 2 Laundries (i.e., Washaterias) and learned a lot. He used the previous owners last 3 months electric, water, and gas bills to decide on how much the business was worth and always said wash and fold was the money maker...Good Luck with the new business!

I'm not sure what your water bill would like, but front load washers use just a fraction of the water that top loaders use. And they wash better. I would replace most of the machines with front loaders. Keep a couple of top loaders but charge a little more per load.
A lot of mechanical repairs. Michigan would love some of your rain.

I bet you make a killing on this one. Car washes can bring a a lot of money. Replace a few of those top loaders with front loading machines. The front loaders cost less to operate and will bring in more money.
We are losing the old school laundromats in my area. Now they have a machine that dispenses a swipe card to operate the washers and dryers.I'd rather have quarters.

Small laundry mat that you can turn it around to make more money. Needs new floor to a paint job. Looks like you might need new washing machines. Need a outside signs pointing car wash in the back of the building. Would been smart to call of the game ahead of time. Hail storms aren’t nice on vehicles. Try to find a property that is for sale for storage lockers they make money:

I think the Brushless car wash is okay in a really dirty situation, but the ones that slap the vehicle around, no.
yup had my brand new car scratched with only 1 wash
Owned a vending co. For a while. Believe it or not, we bought all our vending machines from Sam’s clubs. That way we were not affiliated with Coke or Pepsi. Footprint was a lot smaller but held a lot of drinks. We could carry whatever we wanted to. Water by far was our best seller! We could buy it for $.10-$.15 and sell it for a dollar. Monster/red bull would prob do great there. I’d be all over that vending area if I were you. Looks like a great project.
You bought something for a few cents and sold it for a dollar? Why? Even if it cost $0.25 and sold it for $0.50 you would have double what you paid for it. Why be so greedy?
@@myster.e not greed. At the time cokes were $0.50 and we were paying 0.21. The logistics of paying someone to travel, service, and gas the truck?? Water was the ONLY way we made money. Everyone thinks vending is a gold mine. Just the opposite. You have to bust your ass in So many different ways. If you have run a business and when you might one day run a business in the future you will get it. BTW…machine alone is $2200.00 that would be 6300 waters just to pay for machine. Sorry soap boxing here but not the gold mine people think it is.
@@how2q I have been running a business since graduating highschool. I do business by selling people things they want, like toys, at a very small profit. I sell people things they need, like medicine, at cost. Whatever that costs may be involved, is both of our problems. I would never....could never ask more for myself just because someone else is greedy. That sort of nonsense is why we have billionaires making more per minute than their workers make in a year.
@@myster.e roughly how old are u? Leading question….mortgage, bills, modest cars, modest house, eating out once in a while, oh and 3 kids….one of the hundreds of reasons i sold water for a $1. Our highest producing machine had a water fountain right next to it with a filter on it. I always shook my head as I filled my machine every time. So if somebody really needed a drink of water, they could get it for free.

I'm roughly 40, have kids of my own and kids that aren't my own that aren't even part of my family that I still help provide for. In return, they help me. It's quite amazing what people can accomplish when working together for each other instead of just themselves.
I almost bought a car wash in a rural area years ago but decided not to because many local farmers were using it to spray off their farmer equipment with all the pesticides/chemicals at the car wash. Good luck with your purchases and keep the videos coming.

Everything could definitely use to be upgraded. It's very old and outdated but it looks like a small town so may not be as worth it.

It will be interesting to see the insides, and maybe more about the town. So many small towns are falling down and economically depressed. Great to see that market/gas station has some pride of ownership.

Have you thought about putting vending machines in some of your commercial properties? Maybe make a split profit deal with the tenant. Or maybe even residential properties if it's indoors in a commons area.

How do the banks calculate for financing something like a laundromat?
The way I would set it up is the laundromat and car wash pay rent. And the property is financed using rent from apartment, shop, and businesses

Along the way, Mark, I have managed several car washes and been "in the mix" with laundromats; the newest machine, the very newest, is the bill changer; look carefully around it's present installation, I would bet it has recently been "disinstalled", rebuilt or replaced. The coins and cash losses are bad enough- the replacement of that machine is $1000 plus, your liability coverage will have about that deductible and it is the NO1 point of attack for thieves. Look into "financing" whole set of new washers and dryers- between older than dirt with poor parts available and the rest in spotty condition, the monthly payments will be easy to bear as the quarters roll in. But you will have to rebuild confidence the shop has working machines, etc. You don't have the "captured audience" like the Ocho.
On the car wash, your credit card idea is a great one- especially with this location behind a building and off the street. It's another case of patch it if you like heart break or plan on a whole replacement on your spray equipment. Also noticed no additional bill changer back here, so keeping the one up front up and running is critical to both front and back. Lights with motion controls look like a good idea. Read your bay sludge tanks for the level of controlled waste, call and find your local controlled waste company- today. This is a real cost to car washes and to some laundomats. So not let shady characters hang out and "detail cars", claiming to use your equipment- all of them I have ever met are relations to the Nigerian Prince family.

That’s going to be a lot of equipment replacement cost. $75k I am guessing for a dinky place like that, just for the laundry.

Really looks ratty and dilapidated& one of the problems with those Dexter dryers is cleaning out the lint traps on the bottom... you're going to have to open & close the place... maintain the regular hours may not have enough volume $$$ to support a everyday cleaner opener & closer... might look cute with some interesting murals on the side... not sure how they stand on signage... the residential unit looks funky... are the businesses across the street open & thriving...LAXVESPA-LOSANGELES
