How Crazy are the Site Plan Requirements to Allow a Church at my Commercial Property?

  • I rented part of a commercial property to a church earlier this year which apparently was not allowed even though the zoning said it was allowed. There was a site plan from 2014 that only stated a grocery store or retail business could be in that particular building. The county saw my RUclips videos and said I had to amend the site plan review to allow the church and then complete a change of use for the building to allow the church to be there. FYI, the old owner had an event center in the building for years which according to the county was also not allowed...

    There should be a law that property taxes cannot be collected while waiting for permits and change of use on property This would help municipalities to get projects up and running and help solve housing and business improvements.

      Oh no. I'm so sorry it's taken years for this to go through. My buddy said he would get done quickly but it's taking forever! Oh well. Guess I'll just keep not paying taxes for this massive piece of property I bought. Check up with me next year. It MIGHT be done by then.

    I have my business in a small town of about 4000 people and the process to build anything in that town is as crazy as what you are dealing with !! I feel your frustration ! Most of the contractor or engineers in the surrounding area are not interested to do any work in that town because of all the requirements.

    Interesting that you are having tons of rain. Here in PA we've had no rain. Heading into a drought it seems. I can't even remember the last one. 20 years I'm thinking.

    I just received a letter from the county today through email threatening me because I haven't done anything in several months since our meeting which was less than 2 months ago! I sent them a not very nice email back.

    The years of just going down to the building department and talking to someone over the counter is over in most cities and counties. They want anyone applying for a permit to correct all past errors at their expense. to make the property perfect for today's standards.

    THAT IS 100% INSANE. I'm speechless. Sell that nitemare,almost not worth the aggravation! Thank God this isn't ur only property. Almost seems like the county purposely makes it impossible. Jeesh!

    This is getting to be like a soap opera. Either tenants causing drama, or cities and counties getting on your case. Good thing your patience is keeping up, cause I would want to throw the property across the state.

    Even when you finally get your site use variance or change that county highway drain problem is still going to be there and so will Billy. Picking on one commercial property owner is to say the least, discriminatory.🤷🏻‍♀️

    It won’t be just site plan either. They’ll get you with fire and life safety for the change of occupancy to “A” for assembly, once you get out of planning and into the building department.

    I am probably one of the few that are on the cities side of this argument. The nature of how the building is used can impact the neighborhood more severely than you think. Many cities have ordinances stating that a bar or gentleman’s club can’t be erected within a certain distance of a church or school. As a manufacturing property could stress public utilities and cause a noise nuisance to neighboring businesses and homes. The city has to do CYA(cover your A**).

      I can agree with your POV, up to a certain limit. However, requiring a full Site Plan redo is absurd in this case.

      Maybe, but switching usage from a grocery store/retail, to a church meeting hall, has no negative impact on neighbors and should be quickly approved. Without a whole new site plan.

    this is bureaucracy for the sake of bureaucracy.
    if this is a conservative county the church should bring the wrath of god down upon them. opposing god should be something they fear?
