@@michaeljeffery7793 we paid 3k per acre. The property has a road cleared to a nice solar cabin. The existing point well works, we have a functional wood stove and an LP stove, a nicely cleared area around the cabin, a few outbuildings that need to be repaired or replaced, and a small pond. We feel very fortunate, as it’s fairly difficult to find all this on a small acreage for that price!
The really fun part about buying property is when you build on it, put in a septic system that you maintain and keep in perfect working order, then a few years later the township "votes" to put city sewer connections in and force you to hook up to it AT YOUR COST OF $20,000
You should mention checking the state required master plan for the township , you don’t want to buy land next to a future sewage plant or industrial area.
One thing that would be really cool to provide is a map of townships by county that are green for "easy to work with" to get things approved or red for "difficult to work with" to get things approved - could do this by different endpoints like the barndominiums, homesteads, etc.
I never see good lots in northern Oakland county! I see a lot of rural property, but nothing for sale. It seems the developers just buy it all up and build unaffordable homes. I’m not looking to live in a sub anyways. I’ve looked on and off for years.
I’m 24 now I talk about wanting to buy land all time. People look at me like I’m crazy, one day it’ll happen. Gonna look back at this comment when it does. Thanks
7 yrs ago after losing home and family to a fire and being well below poverty level and with no credit I bought four gorgeous pristine rolling wooded acres in NW Lower Michigan on land contract for two k down and 200 a month for six and a half years. Now I have the deed. I wasn't asked a single question about income or credit. I had a lofted 12x14 shed built for 35 hundred, could have done rent to own for about 150 a month. Amish company in Mio, the only one in MI and one of a handful in the country that kiln dries it's treated exterior wood so it won't leach chemicals into your soil and groundwater. It's called North Star. I finished the interior with castoff materials from Craigslist and Habitat stores. Got underground electrical for 16 hundo, overhead is less. I have a camp toilet, hot plate, toaster oven and wood stove. I buy jugs of water which I pour over me for showering or, best feeling ever, shower in a thunderstorm! I do passive laundry, hanging out a couple of dresses, spraying with organic soap, then God rinses and dries them in a few days. I garden veganically with captured rain. I am often moved to tears of gratitude for my beautiful home. It's illegal to live rustically but no one knows or cares. Stop paying exorbitant rent!
Great Video!! I'm looking to buy land to build a pole barn just as a garage as I have a house and dont need another one. Zoning and permitting always requires a residential dwelling of at least 720sqft. How can someone find non deed restricted lots. Seems to be very difficult.
But the government can buy land and put nothing on it. Or bury nuclear waste on it. Should be, my land my choice. And no property tax on primary residence.
Every county in mIchigan has a office to go to to look inot these matter. In Kalamazoo County it is called Kalamazoo Enviromental. Be careful. There are a lot of dumps that were covered up. Ask the county and township. If you are very interested, ask neighbors. Good luck.
Seven years ago I was quoted 31hundo for septic. Btw we knew about pfas when i was a teen in the 60s and 70s. People just don't care. Which brings me to: I always do environmental research online and by phone to the DNR and EPA. Hard to find a square foot of uncontaminated land in the LP but it can be done. My next purchase I will remember to check for light pollution bc where I am now I have missed every celestial event in the last seven years.
Im from west michigan. When i was in high school my mom dated a big money developer. He bought 300-plus acres for a hi end housing development. Just to find out the old village dump was half of the property so couldn't build on it. Laffed way to hard when he found out he was a a**hole
Everything I see that looks good price wise is swamp land or worse. Good property is way over priced. I'm looking to spend about 2000 per acre for good dry wooded land that you can live in a tent on if you want. It should perk and have access without crossing someone else's property.
There are various max footage that requires no permit. Find out what it is there and build a tiny home. Get electric and use alternative toilet. Illegal but keep it stealth and no one knows or cares. Stop paying rent.

How much did you pay an acre?

Don't worry! They'll lend you that 20,000$ at 10% annual interest! They are here to help you!
Government is like a Mafia. Let's hope that changes in the next four years

Benzine and Kalkaska Co. Last I knew were the easiest in the LP but Kalkaska Co. had been fracked into uninhabitability.
You are the guy to talk to when I move there this spring from Minnesota !
Heck yeah! I got you! Shoot me a text at (616) 265-8277 if you want to chat.
How was the move? Welcome home!
My partner and I are looking for property in northern Michigan right now. Thank you for this ❤

I’ve been looking at property there as close to Canada as I can get. Gonna subscribe and will absolutely keep you in mind in my future endeavor.
survey is the best idea. i also talk to the neighbors.
Hello from Muskegon. Great things to think about.
You might need a geological review, some areas have shallow glacial till and might be subject to karsting.( sink holes)
What areas of Michigan is good to have a mini farm/homestead?
Old cars would be a bonus too me, lol.
😂

It’s called zoning requirements, visit your township office

Would you advice against buying farmland that does not have the mineral rights in michigan?
Visited Mackinac island and looking at some lots on there. Found a 50k lot can you pros and cons on something like that. Jc

Now if you could just make resorters to stay in their own state!
Have you ever ran into a hunted land?
Nowadays in Michigan all land for sale is a ''hunter paradise'' $$$$$$$$$ and suckers willing to pay that money :D
i'm worried of bears suddenly appearing
I have a couple dozen coyotes who hunt my land. I don't go out at night
Bears are fine i worry about people. Mentally ill and drug addicts.
Things to know about Michigan: swampy w mosquitoes
$500,000 for 35 acres. You ARE selling land with Gold in it. 😆
Its extremely expensive getting pfas removed, and alsonincredibly difficult. Not easy
