    The house is looking great. Keep building with what you can afford. Remember you can always upgrade things at a later date and time.

    Meljean , I have two things I would like to share with you. First you said that that was not a big project, but it is ! This is your first house. It doesn't matter what part of the world you live in . If you are building your first house it's a big project, Any where !! Oh , and if I may add, you have handled this project very well, you should be proud of your accomplishments. The second thing I would like to point out is that the 10 things you wish you knew before starting this house project. You should just go ahead and apply all those things to every aspect of your life. If you do that , you will see that it will all work to your benifit. Life is full of little things that can become overwhelming reak quick. If you apply the thoughts you just mentioned to each of lifes little things you will end up stressing less than if you didn't apply them. One last thing, You think this is stressful just wait until you have a little Meljean, or Tom running around. Then you will find out what true stress is. That being said you'll love every minute of it. Great job on the house. TFS

    I understand you I'm from Canada married to a Filipina in Cebu province and we built a house and i was not used to how slow the process is here after over a year our house is done but I had to be on site for the last six months or nothing was being done

      u should have gotten a contractor so u have a set deadline, than a day to day payment for the workers

    Oh my, Meljean. I hope you learned that beginning with a complete materials list and shopping that list to make and refine your budget really matters. I have watched you as you made compromises. You did a really good job. Keep doing. Finish what you starded. Keep to your plan because it's a good one. You will be so satisfied and happy when you're all done and sitting o the terrace with a nice beverage. Keep going. Keep vlogging.

    You have every right to be proud of what you have accomplished with this house so far MJ. My biggest suggestion, work off a plan, have a budget and add 10% for the unexpected, and look for a builder that keeps their job site clean...after that, cross your fingers, and hope for the best...Salamat

    These are very helpful insights. It's really hard to estimate the building cost. Transportation cost is quiet pricey here especially you are located at countryside. The labor is not as costly compare to the city but you really need to hire good ones or else you're fudge. 😅 most province laborers are inexperienced(lack of equipments) with building modern houses so you need to look after their work. I can't wait to see the final outcome!

    All on point. When I built a 400 square meter house I was hands on and the same points raise are exactly the same great points of consideration. It was stressful yes but I also like what you said about enjoying the process. Definitely worth it and I’ll do it again.

    Thanks MJ for the video! About the windows, they can be replaced with sliding windows later. Just save up your money and if you really want them you can get them later. Take care!

    I am always comparing the cost of building a house in Philippines and here in Europe. Here is way more expensive that a bathroom here 3m x 5m is already an entire house in the Philippines worth 2million pesos. But yeah what can I do. It’s more costly here and the standard of living is much expensive. I say you can only relate if the person gave some situations…
    But still I wanna build my dream home in the

    Many Great Points ... my builder once said ... planning on paper is cheap ..making changes on site is costly ... had one window that was not low enough compared to the rest of the house or have a closet extended into the garage ? You have done well considering your location and availability of materials ... It is working out well ... things are coming together well !!

I have enjoyed watching you build it, and now near its completion you can get yourself dirty painting and saving you money ... I am sure that tom will help too because he is naturally helpful being Irish /British ... You are a great couple and I love watching all your vlogs.. stay safe and be positive.

    I am just utterly baffled as to why hollowblock construction in the Philippines is always SO shoddily done! If anyone in the US laid hollowblocks like the ones I see all over the PH (and here), they would've been fired. I have NEVER seen it done right in the PH; there is always WAY too much mortar (like 4-5cm!) between blocks!), the mortar is always laid too stiff (dry), the mortar isn't tooled after laying (it's full of voids and spillage), and the blocks usually look poorly laid and/or not plumb. Mortar isn't load-bearing (that's the job of the hollowblocks), so putting 4-5cm of mortar between each course makes a wall unstable, prone to water damage, and to catastrophic failure.
    I don't get it! It doesn't take much more time or material to do the job _right,_ so why not do it right?

      I agree with you 100%! Laying hollow block with mortar properly is not difficult to learn at all.

    If the materials are hard good solid wood then the cost is worth it but if its plywood and drywalls amd still costly that would be a problem specially Philippines is a humid and termite prone areas

    It’s all new to you MJ, it was bound to be a big learning curve. Projects always cost more than the original price, and you will probably change your original plans as you progress, and realise that there are improvements you can make. Stress is always worse with your first house, it wouldn’t be as bad if you ever decided to do it again. There will always be some minor problems to fix after completion. Be proud of yourself, you’ve done great.

    LUCKILY,YOU DON'T HAVE TO HAVE DIFFERENT GOVERNMENT AGENCIES TO DEAL WITH, WE HAVE CODES FOR EVERY ASPECT OF THE BUILDING PROCESS, PERMITS,INSPECTIONS,ELECTRIC, WATER,UTILITIES HOOKUPS,ENVIRONMENT ECT... $$$, after you buy the land the cost about $20,000 just to start to build the house after paying off the government ,complying.

    I understand everything you've saying . I have been paying rent for 14 years in the US and I should've already owned.a home. Fear of the unknown stopped me and now I want to retire I don't have a house. I trust in God and my faith will take me through it and I know that God will provide me with the very best.

    Did you have a working drawing? To eliminate all the draw back and delays it’s best to have a working drawing and a builder that can follow and knows how to read the plan, saves a lot of hassle. From your working drawing you can use or your builder, quantity surveying or you can do it yourself. Well done guys you learnt a lot.

      Just a little improvement though if she likes. This is definitely not a criticism, her English is very good, but maybe it can even be better if she chooses to say “the” thhee not de or “those”, thhows, not dows. Also very few tense slip ups like I really stuck not stick to my plan, since it’s past tense.

    If your builder was not doing it on the side from his main job, it would have been tiled and finished. Working just when and if makes it so much longer. love the video...

    It is depends on how you want your house to look like and what kind of materials you gonna use. Materials cost and you need to pay for the transportation to bring all materials to where you build you house specially if you are a bit far from the store. Also make sure that you already compute how much it cost for you paying a labour and carpenter. I definately would build a concrete house because its not complicated to build whereas if you build a wood house it will be complicated and it takes so much time and it will doble the work and ofcourse you gonna pay for a carpenter twice. You can save more in building a concrete house. I think you are paid in youtube and you can finish your house soon!

    As always plans dont come to fruition and you have to make other plans, example budgets constraints.
    I too am looking to build in the province, Maine cebu.
    Research where to build, simple like your house is all I need.

    Hello Meljean!!! All those things you are talking about the building process should be avoided if you make a plan and blueprints of the entire house, from foundation to the rooftop, everything describes in one page, for example, foundation measures, then another page of rooftops measurements then another page of the walls construction, another page with electrical wire circuits, another page of water plumbing and sewage, and so on like the floor tiles specifications etc. then stick to the plan as much as you can also getting quotations before buying makes you safe some money, but after all your house is getting so beautiful day by day have fun and keep it up👍🏼😎🇵🇷

    I am interested following your journey for I also plan to built one supposed to be I will built this year 2020 but because of Pandemic I can't travel, and while watching you, I also feel what you feel but no matter what go ahead, little by little and you will find the result it is all worth it.

    Agree with everything you said has me and me Filipina wife building a house in Palawan and at the moment it costed £24,000 UK money and we started on the second part of our house now and hopefully be finished this year and hopefully can retire to Palawan in 4yrs
    We lucky because we brought land with her brother and he supervised the building of our house

    I do hope you will be charging Tom rent when the house is finished and you both move into it? He will be quids in as he has not contributed to the cost of the house and he won't be paying rent for his place in Cebu. I think the going rate for Irish men renting from a filipino is 10k a week...lol...I ment a month

I solidly agree with you .. the major mistakes always happened not only with you but with most of people they discard the planning step of any small or big project they intend to execute and they get interested to execute the things ASAP .. while in other hands it cost them more than what they budjeted bcz they did not plan in advance .. in my life I have learned that plans should be fixed and written down on piece of paper and aware of everything should go into constructing a house or any other project ...     Building your first house is a huge thing. A big learning experience. But you should be proud how you have handled it. You have created something beautiful on a bare grass space. It's a home and in your heart forever.

    Things will cost more then you think no matter where you are in this world. There is always the little things that seems cheap at the time but add up over the course of the build. Not sure why at this stage you are renting 2 apartments. Just think how much you will save after it is finished. You will have your house paid for so no rent just your monthly expenses.

    Yea agree with you Meljean, if possible you can manage ourself or to whom u can trust one of your family. I got scam from engineer to whom we know from another town. Where I trust to do finished my parents house, because l wasn’t their. So I let him manage cause my parents already old so I don’t want them them to be stress. So I agree with you very stressful, when u visit my parent last 2015 I decided to continue finished my parent house so it’s end up I’m construction women not a vacay but anyway I did it finally, praise God

    The best investment for all people I know that have big money is. Own property. Property with house is always a winner. All my American friends that live I Philippines have rental homes in USA.
    Keep investing in yourself. It's a bit frustrating to see your savings that you work your ass off to have. In the long run it will be a great business deal.

    It always depends with whom you have a long-term relationship in the Philippines.
    State pension, from 60,000.00 pesos each month, no Filipina receives. We German immigrants of retirement age have them transferred to the Philippines every month.
    You can count on it every month without making bad investments and having to owe.

    Even if it is more expensive as planned, the Houses belongs to you.
    Paying a single penny in terms of rent should not means that the house belongs to you....
