    I have no house ☹ but I helped a family with two kids who has temporary shelter but no roof. When it rains, the two kids always get wet and sick most of the time.
    I bought them roofs, cost a lot BUT I WAS HAPPY. I KNEW THOSE KIDS WILL BE SLEEPING LIKE A LOG TONIGHT.

      I paid for the build of a two storey wooden house for a homeless family. It cost about £800. Not much at all. I was very pleased.

    We built a house, just a simple rancher type, 3 bedrooms 2 bath using local builders, for a little over two million pesos. the 2000 sqm lot was inherited from my wife's father. Like you said every situation will be different, depending on where you build, and your lifestyle and budget.

Thanks for sharing the cost of the build and all it really gives people a idea of everything. People are building homes and selling them on the market for triple price from the looks of prices (crazy) well you all will be busy with the baby and all so takecare and god bless!

    Thanks very much for this and for filming your build. I have family in Leyte and plan on building a retirement home close to Ormoc in a few years. I cant tell you how much money you guys have saved me with all this education on building a home in the Philippines but its well into the tens of thousands. A great example of how important it is to be on site daily to monitor progress. Probably the biggest lesson i learned was patience and tolerance needs to be in abundance.

      Trading with an expert is the best strategy for newbies and busy investors who have little or no time to monitor trade.. I will advice you not to stop trading on your own it's very risky. Seek advice of a professional trader

    Actually you came out pretty good. We will be building our second home in Santa Rosa, Laguna in about 5 years. Like you we purchased our lot a few years back 352 square meters and now that same lot is doubled. Good job to the two of you. Enjoyed watching your build.

      Extremely helpful Vlogs on your build. Asawa and I also watched PI Dream James build his home and wish he had included cost information. Beautiful home you have, accompanied with priceless information. We are in Manila quarantine now, heading to Negros next week for our own build in Bacolod. From your own Vlog and some others, I've learned it cannot be stressed enough.....research, research, research. and patience, patience, patience.

    I sincerely appreciate the vlogs, I know they require a bit of work. Your information is priceless, I will be in the very same situation both of you were in, new to home building in the PI. Your home is truly beautiful. One thing I will do is to ship all of my electrical items, that is, fans, switches, CCTV cams, etc. Wishing you and yours an adventure and pleasurable retirement in the PI.

    Wow *Retired and Happy in Philippines* . I know you guys went over your budget but to build a house like that size and that modern style is really affordable compared to the states. There is a house here in San Jose, California that had a fire and badly damaged as a result still sold for $ 990,000. Its crazy. The average home price is $ 345K in the US as of May 2021. Enjoy your home its really nice and way better than anything you could get in the states for that price.

    thanks for a great video. I was in the Philippines for a year but had left last August so my daughters could go to face to face school here in Georgia. I had started a new home and had it under roof but left for the school year will be going back this summer now that covid restrictions are reduced. looking forward to finishing up the home, got a lot of ideas from your channel. keep up the good work.

    Congratulations! Well that's cheap or affordable considering it's all modern and made of CONCRETE. Houses in America are pricey and just made of wood not to mention that most of them are very old.

      True. Now with hot housing market the average price or a basic house that is old and that needs work cost $ 345,000. $ 110K for a house like they built is a super steal.

    Good finishing touch. Who design your house? Did you provide any civil engineer, the architecture, concrete engineer, foundation engineer, foreman, the supervisor, the contractor? How many people do you provide dealing with your construction? How much the total cost of your property that you spend?

    After watching your build I made some adjustment to my thinking of how we would do our build. mostly shopping around for contractor. We have our prints, permit,electric and water . We have just finished our lot fence which is 2 meters high and firewall
    partially. Lot size 480 square meter. They are back filling some fill dirt next to the fence and a low point in the lot. Our build of bungalow section of house will start in next 30days. Trying to time this build for our retirement date of 5/2022 and we can just move right in. Getting this done with everyday video from step son.

    Thank you for the breakdown. Very interesting . Land I know is extra expensive I think. Considering the cost of labor and skill level I think contractors are also a bit expensive. Actually my biggest concern is quality of construction. Plumbing, electrical and masonry work that I’ve seen is often very substandard. Unfortunately the finish work often covers much of it so you never know until you have problems. I’m not saying your home has any issues and it sounds like you put some nice back up systems in which will be needed because of the brown outs.
    It’s great you can drink the water in your house. That’s a surprise.
    One of the best things about owning a home in the Philippines for me is the affordable property taxes. Nobody talks about that but it does ads up over the years. That’s what kills us in the states.

      In the Philippines, once you own your land, it's practically yours for eternity. i have never ever heard of someone losing his land due to not paying real state tax.

    So glad to see your home finished. It looks great!! My Wife and I completed our new home here in North Scottsdale AZ about a year ago.. We are planning on coming back to the P.I. soon, we are a BRP Uncharted Society Rental Dealer and we want to open a site there in P.I. doing off-road, on-road and Sea-DOO. We also are very excited to begin our compound construction there as well. Again, so glad to see your home done, it's beautiful!

    I am really happy the way you guys made thru your house. When I build mine, it will be standard, meaning all standard electrical and plumbing fixtures will be lay in place whether I will have the appliances. Over all done well, nice team work!

Building is going crazy in my area, SW Missouri, materials sky high, homes selling in 2 - 3 days, prices up 50%.     You are correct lot prices are going up. We just bought a lot right outside Cebu City and it as 170sqm for 1.5 million pesos. Thats about 9000 sqm but its a bargain because lots are going for 10,000 to 12,000 or more there. We were lucky to find a lot owner that needed to sell asap.

    Beautiful home! I have noticed security is part of every build by westerners and your house is no different. Obviously you would not have included it in the build if it were not needed, but is it needed and does it act more of a deterrent? I understand that might be a loaded question to answer! I am glad I did not see broken glass lining the top of the walls!

    Watched from UK... I'm originally from the Philippines and been here for 20 years and been thinking thoroughly if I will move or not in the Philippines because I have to weigh the cost of everything like hospitalization and standard cost. I found hospitalization that you have to allocate a good budget when an events happenedoke heart attack or any major operation in the Philippines because its free here in the uk even bypass operation or any major operation.
    it's good to know how much it will cost the person when they will plan to move to the Philippines because it's a big decision to setup house and permanently live in the Philippines

    Thank you! I was estimating your costs quite a bit higher. Your home is beautiful and I think you got a bargain. Exceptions, the fence/wall and property. Cost of properties differ greatly depending on where. I believe you when you say it’s much higher now, where you are. I guessed much lower on your fence/walls. Was the labor exceptionally high for some reason?

      We bought beach property in Cabangan in 1986...beach property was extremely cheap back then. That said, it’s 9200 square meters. I’m shuddering over the fence cost now. We may have to stretch this part out. It’s all woven bamboo now. We start our build at the end of this year.

      I agree here. You got the permits significantly lower but the fencing were too high. It is almost the same having automated gate system.

    You did great on that. I have built many homes and my advice to anyone that decides to do it is this - Expect it to take twice as long and cost twice as much. hehe So you did pretty good I would say. All those little things sure seem to add up.

      Cost twice as much means it wasn't detail in the beginning or changed your mind during. It shouldn't cost twice as much IMO.

      @@eric95209 I'm guessing you haven't built any homes. 😉 My comment is geared toward first timers. Your first one is a learning experience. When you try to plan everything out you miss a lot because you don't know what you don't know. All the little things add up fast and most people tend to budget on the low side. Every small upgrade will get you.

      @@BS_Mods I've owned a total of total 6 homes, 3 were built from ground up. So yes I have. There's no way a house build will cost double from original price.

      Another vlogger just finished a first home in the Philippines and guess what it cost... exactly double. Its documented. So I guess that means you are wrong. But I'm assuming you will want to keep this argument going since you wanted to come in here and look like a big shot. You're just making yourself look like a troll at this point sport. ✌
